Show room details furnishings are different from the FREE
Furnishings usually ..,

What std the kitchen or what std the lightings is up to developer . If not happy then we can ask Contractir change the kitchen n hack it n put different ones to suit taste quality n std .

Free items are usually the basic std things . We are not getting things based on a promised value .

Like the paint - after rennovation done - complete paint job on all walls again .

Actually these days there r so many home decor home furnishing exhibitions in KL
Visit each one of them n explore the items they have n see the prices quoted n details .

Some items r cheaper during the last day of Show n you can grab some goody bargains .
Items like taps sinks or wardrobes sofa sets n hanging laundry items TV fans n air cond electrical items .

Some items are personalized customized that if u like nice taps n then you can replace all the taps or glass doors in toilets eg

Showers water heaters n window dressing items like curtains to louvres to other blinds .

These items r a must n you cannot escape installing them whether to rent your furnished place or stay in .

Shopping to furnish a apt is a challenge n cost keep
Rising each year .
Air cond for two rooms inverter systems plus hall already is average rm 4800 already!

Blinds or black out fabrics if u engage curtains companies to do will cost minimum RM 1500-2000 already ,

Rennovating wet dry kitchens areas ( those with 1000 sq ft above will cost RM 5000 above .
Buying washers n dryers is rm RM 5000 budget combined .

Shoe box if buy outside simple one will cost rm 500
For a nicer one . Customized will be rm 2000

Installing mirrors at least rm 500 to 1000
. Unless u buy simple small mirrors .

Because I am moving to new house
Rent to wait new house ready .

If while renting n if I like it - then I would buy it .

renting any place allow me to know - I can discover the good n bad part of any development before commit to buy .

Just like central soho- whatever they give free may not be what I want or prefer.
If not practical or not able to serve the purpose - I may hack the walls n re design to suit .

So simple explanation I hope .

I think the building schedule is so so ok la..
If any property consideration purchase- I rather concern after VP issues .

Whether maintenance is good. Whether security is good.
Whether the tenants residents are quality or live occupy by pimps or whether it turn out to be a super quality branded boutique condo with 6 stars service .
Whether the facilities are working.
Whether all of us pay our fees and whether rentals are high n returns of investments are there.

Stay in or rented - the point is
QUALITY LIVING STDS .

2014/2015 is not the golden investments years of
2010-2013.

Those years even if u buy at 200k that same property shot up double or triple in 2 years !!
What a laugh for investors running to the bank or having bought cheap n now so expensive .

Central to me is not cheap even soho or others blocks .
The 731 sq ft unit could have bought a 3 room 2 baths unit with balcony elsewhere nearby.

The philosophy behind the Central Soho or Courts etc is
Ok . Accessibility so so ... Off jam hours .
Jam mornings I don't know .
Depends where you are leading out to .eg From 7am - 10am plus - using that Connaught Cheras road to mid valley road is totally jam up !

If you r going to MRR2 road to Pdn areas passing by Central Soho to MRR2 - the jam is there at 5 pm onwards .

Other times apart from mornings or some evenings jam- CENTRAL leads to KL n other OKR roads n Kesas or all over KL especially the coming Lokeyew toll passing Sungei Besi .

It's getting very expensive to have a KL POSTCODE address.

So if you can afford the loan n approved - the property is OK. Buy the inner units ( larger units) n not those facing the Muslim Cemetery facing opposite Central block or the Developments as whole .

If u accept this - then ok .
Analyst I read from other sites did mention this and it better to know than being ignorance .

The design is acceptable n well ventilation .
Hopefully rentals are good.
Car parks - try get side by side parking units for yr selected unit. If not, well .....

Every morn when I come from out from Midfields condo n exit out from midfields mini round about - will exit out to the long stretch road to drive down that
Cheras Connaught Midv road at 7am!
It's jam still crazy n takes minimum 1 hr for a 8 min drive down to Midv

On Sunday - when I come out from MF - exit/out to main road n will take only 8 min n enter Midv

Not sure what u mean by ok jam .
But I exit out to main Sungei Besi turn to PNE highway to sungai way n to Kelana
Etc
Prepare to pay toll n you will lessen half of the journey faster by toll.

Am not going to stay at central .
Purely for rent or investment .
Too small for me to live in.
I like spaces .
Landed too expensive n I need the security to stay safely.

As long u r taking loan
The property is still charged under the bank .
Bank being the owner will want the property to be fully insured to protect their investment !

Common sense.
Later - the JMB will also insured the property as general overall .
So two insurance policies u will need to service .

The building mgt will also buy general insurance n charge to your additional charges etc

The bank which u took loan will buy insurance ( u check what the insurance ).

My previous property
I paid two parties insurance
Building insurance taken by JMB
And the loan bank .

After paying full loan - I am only spying the building insurance . Unless I take up a personal loan on the unit like theft to other losses .

I guess the entire Leafz project will deliver all 3 blocks ahead of the Entire 3 blocks of Central !

This early completion will add at least another
500 mid class units to the Sungei Besi area !

I think 2015
Will be a renters dream
So many to choose from.

So better save more to rennovate well
It's fit of the fittest to get the tenants !!
2rooms fighting with 3 rooms offer or 3 rooms against 3 rooms .

Actually today's building technology being so advanced
That to say 1 floor per week is acceptable .

Unless affected by weather or logistics or lack workers .

After completion of the building including lights installation - there is a period waiting for local councils to give the certificate of fitness .
U be surprise the lapse can take months or years !!

In some cases we see a fully completion building but standing there for half year or years
Why ???

Because of no full certificates approvals received .
This is the period you should worry more than anything .
After VP again the defects repair months .
So after big piling which is the difficult period . The build up is not .
After it's the most challenging to receive the certs for moving in .


It's feb now . By the time we blink our eyes - CNY will be over . And march soon n end of Q1 .
Don't forget there another 2 more blocks to go .
I be glad if first block complete in dec n VP final in June 2015.

For Leafz their all 3 blocks will complete around same time as compare to Central .
I really wonder why the delay for the remain 2 blocks .
Why one by one n not all 3 in full construction .

Imagine u are staying n there Are construction in full force with the other two blocks .
The noise . The dust. The mud n lorries and everything in a mess .

Such places - many will buy that time to invest n rent good price at today's rental. They bought cheap at 200k plus n rent today's 2014 price . Gd returns n ROI TO
Pay off the bank in short time .
Despite being a DORM condo - I guess owners are laughing to the bank cos they pay low bank loan
Just like my current renting midfields
In the heart of KL n Sungei Besi n Ytl developer at RM 220k during launch 2010.. Today they can sell for 550k
More than 120% up!!

Our Central condo - we bought at highest per sq ft n just ave location n small unit for such a high price .
It's ROI return for rental over bank Loan will be challenging !!!
Whether the free items given - renovation will at least minimum rm 30k - 60k if u engage reasonable reputable kitchen planners n rennovation etc
As u can see, even a simple TV cabinet display cost rm 4-5kl
.

A customized one will be 6k to 10k.

There being no colleage next to Central n so students coming to stay is less . Unless a colleage nearby students are contracted by agents to come here to stay at Central.

2015/2016 is not a owners paradise but a rent tenant paradise as he can choose any unit n the many units available nearby Sungei Besi .

Our Central units must look premium n look branded
Inorder to stand apart .

Near to TbS is just a plus but has nothing much to link Central with quality high rental paying tenants .
Even the foreigners expat renting units have car to travel .

LRT commuters generally are low to mid incomes n surely cannot afford to pay our high rents of Central ,
So our tenants generally are car owners or use taxi etc
If use LRT - remotely once a while .

That's Malaysian higher income profile type .
Own car n live comfortable .

Bought for investment
Not staying
I actually bought without see show room n ask for highest n best one.
I only get pissed off when I found out car parks n location facing cemetery.
Well more my fault in not doing enough home work n looking within n not looking beyond .
Beyond the place are a cemetery which is a fact .
That was not told to me .

Does everyone who buy this property know that ?

Well what's done is done .
Once build up - if times are good. I will keep . If times are not - I may sell .
That's life .


Well I don't think I say bad . N you even agree with me.
Maybe msians just like to wait for others to talk about it n when others do - they ask why .
