Like me, i wrote to CEO and they reply after 2 weeks, its slow.

But, the result is, i got my sickening Tendam car park changed to side by side. Solve my bloody problem.

Now, i feel i have achieved something. Not let your future and your condo do be under the hands of a few idiots ciku people, who u trusted.

Remember, money? trust yrself and go for it, bru.

My wild guess is. The 3rd Block is probably hotel block
It's easier to lease out en bloc and leaving the design interiors to the hotel etc

It's not easy to sell 3rd block etc
If at their snail pace rate of sales, the delivery of 3 blocks will slow.

So I guess developer will push out 3rd bloc to another company to take up whole bloc !

And with this completed, all 3 are sold !
Or lease out

They cannot waste time focus to sell n take another year to sell the 3rd block !!!

Mr 98188729 - I fully support and agree with you on yr views.mwho really cares if our miles far away unit faces KLCC OR NOT.

Our CR is not half km or at the platinum park property.
CR is miles and miles away from KLCC. Facing it don't have a rule that we are going to get higher rental or + 500% rental higher?

CR better concentrate being a safe and reputable, clean and well managed residence property and business address.
Even if we face the graveyard but the CR IS A SUPER INTELLIGENT BUILDING, very safe, very popular as quality, clean and good, this property will by itself get extra better rental!!!

I hope the CR car park will not have water pools
After each heavy rain etc very important that rain water don't get to splash into car parks and there are good rains inside car parks !

I renting at Midfields and i note that there are many sections of the car parks Have water pools after rains .


It's very inconvenient to step out n step into car
At the car parking as my shoes will be half flooded !

Among the many available empty offices and apt and condo, why must they want to rent from us ?

For retail - they rent because the shops promised good business

For soho - they rent because it is good reputation, clean, good access, convenient, competitive, great security, safe and smart building, super parking, no thefts, Etc

For service/condo - they rent because of the same criteria as SOHO PLUS bigger space ( rooms).

If I just tell a prospect renter to pay me RM 2500 a month as rental for my soho because the award the soho has over his decision to pick another office at Kuchai Avenue or Gembira Avenue. You think he really bothers ,?
I tell him I wanna charge him extra RM500 because of that green award ?

What you think he will reply me.
If you are him, would you bother to call this
Guy who brags awards of building and not lowering rentals ?

I went to USJ 19 Shop Complex and above this complex is a condo block .
The 2nd n 3rd floors of the shop complex looks so empty !!! Despite having Aeon Big downstairs at G floor, the situation at the upper shops lots look very different .
Rows of empty lots along the corridors.

Complex Shops packed with tenants don't come easy.
It's all about overall branding, reputation, image, Quality, and utilities, and target market .

Who are our CR target audience ?
What sort of true paying renting people go for CR ?

At KL SENTRAL, the Developer Targets established corporate sectors who rents there.
Big telco and established companies etc
Apart from being a transport hub over the other adjacent blocks, the few condo blocks of KL SENTRAL are rented by Expats and stayed by corporate people.
Rentals are average RM 4500 And above up etc even RM 10000 rental is common .

Since they are above RM 4500 rentals, they filtered out low paying or middle management tenants etc
More target at higher mgt staffs and high pay tenants .


Back to CR, we should ensure Developer n future Mgt who run CR to be what?
High class condo or middle class or just another
Ave nice building along that road .

Opposite across the other side of the highway from CR,
You see Desa petaling . That huge condo over looking Desa Petaling look run down and look un attractive to me . It was launch as a mega condo those years .

Hopefully CR got something like that also. Because nowadays, I heard some robbery cases even those who stay in apartment or condo. Maybe service apartment not much. In the past, apartment and condo consider do not have such issue but now changed liao. So, security is indeed important.

I know one condo in Sentul, Tamarind. I think this condo have the tightest security I ever seen. After your car go inside, the security guard from the guard house will call the security guard inside to make sure the car has gone in to the right spot. Before that, the guard will also call the owner that, this friend is looking for him.

And from the car park, you need access card to go into some area like lift area unless you come from entrance but then the entrance got guard there also. thumbup.gif

What exactly are the security features that will be used by developer ? You know ? Anyone ?

You said that the security at guard call up guard at block outside block floor that visitor be visiting that block as he sign in book the details .

My current rented condo at midfields is doing this too
Yet all owners install super thick grills at
Windows, front main door grill, bathroom window grill and wet area grill etc

Why?

Fact is whatever the security u have , safety can still be compromised !!

One rent guy I read got all his things like laptopn personal items stolen as he suspect the thief or robbery climb in thru the bathroom window !!! A big loss of money for him .

I quickly ensure my bathroom window shut tightly
And so now worst. I am 100% aircon when I am in the condo !!! Day or night !!!

No! NOT FRONT MAIN GATE!
U need access card enter pass guard Hse .
Visitor Park at top 7th or 8th floor of car park etc
Take lift from car park And take to G floor .
Then walk to either Block A or Block B or block C etc
Eg Block A . U reach Glass Gate entrance of Block A and need Access Card to swipe to make glass gate open n enter LIFT LOBBY OF BLOCK A.
Then press whatever floor u want.

Once inside lift lobby, you can take any of the block A 3 lifts up to any floor or go back down to G floor .

Press G floor Lobby side switch n open glass door n exit !

The tenant who was robbed assume the robber enter via bathroom glass window ! Every bathroom has a glass window to allow air flow .

Some owners units will install grill iron at all windows,
Windows, grill porch glass lobby at balcony or install grill iron at all windows of rooms.

Yet this security been breached by thief assume enter via bathroom window and NOT FRONT MAIN DOOR !!!

Which I wish to ask all owners to ensure WE DON'T RENT TO WHAT TYPE OF PEOPLE . Recent,
U will notice that many foreigners of certain color are renting mid levels std condo etc
They don't look like working type but very well dressed and muscular types etc

Scare me ... I wonder what they do as job or what are they doing in this country !???

One developer I happen to have chance to chat with him and he told me a "joke" . He said that if he see his property is occupied by certain types of foreigners, he will report to police and ask police to raid each unit to flush out the problem !!!!

Wow. He sure got a great solution !

Back to us, maybe when JMB is formed at CENTRAL, we guys must be active to control the JMB to ensure good governance and property n community care .

This is important to ensure all maintenance fees are spent fully on good reasons to increase values .

I wonder CR got reserve enough car parks for visitors
Parking and how many ?

Midfields are selling good lower floor car parks range from rm 28k to 18k for tenants who need extra car parks .
Visitors or owners or tenants park any where than their own will be clamp n charge rm 100
And loss entry card also rm 100
Very high charges

A good car park affect our prospect for renting out!

That's what I worry about .
When we buy, these important facilities are not explained to us n entry n exit where n what levels at car park .

And is there any restrictions to broadband service provider ?
At midfields which the developer is YTL
So only YES is main provider for Internet usage .
No unifi or Maxis fibre Internet are here !!!

I hope cheap fibre Internet is allowed to service all tenants at CR Soho or Courts etc no restrictions please!

But probably Clear loan within few years
No point pay double amount over a loan

If got more money must try clear faster. Not slower
Remember if loan is 400k
By time u clear loan , you already paid bank
800k minimum

So clear faster .

I must be nuts !

People will rather rent a larger unit with same rent n same location too .

So that's why I say Courts have a better chance to rent out than Courts .

Soho that word is strong word but not a big selling word in this locality such as Sungei besi etc
So I am not over positive with high rentals .
