In real 2015 situations ?

Some guys here say soho be RM 2000 plus
But despite being owner. I doubt it.
Unless the soho is a branded soho.

Courts has 3 rooms n bigger residential and so it is a better rental option for family or couple if almost same price rental as soho .

I be very happy already if soho can fetch RM1600 already
With normal image .

If soho is branded like KL Sentral style, then RM1600 onwards is accepted as the people renting are established people type n NOT fly by day types .

KUCHAI avenue park new shops are still trying hard to rent out despite having great underground car park with 1st hour free parking .

That stretch of old Salak south road where Central is located is not fully developed as business park or sky glass buildings next doors .

So it is mandatory that Central be projected As a very branded n quality building n office zone soho etc

The further down 1 petaling condo with shops are only RM RM1360 to RM1500 , further down reaching to bukit jalil
The Z residence with other quality condo and 2014/2015 a lot of condo would have completed at KUCHAI n taman Gembira/ OKR areas .

This is what I call competition .

Some readers here say give the whoever time to promote
Central as branded .
Fact is everything got to start now.
Not a further time.

I am still waiting for offers to buy my unit as sub sale and strangely. No one here ever click asking to buy
Soho sub sale .

Ummm I leave the high speed situation later.
It's still better that in 2014/5 our Central is rated the top 5 Soho in town!

That will get some reason for renting out.
These days. .. Indian expats are renting n paying between RM 1600- RM2000

I stay at Mid fields n a lot expats Indians rent this place .

The fast speed train from KL/Sg will be projected to be completed in 2020,

It's years to go from 2014/5 when completed
By which our condo soho be 5 year OLD!

Therefore a good JMB to ensure that thru out the years it's maintain like a 4 star hotel !
I dare not say 5star as humble pie says its not easy to do that . Talk is easy . Doing it is real and harder.

A quality type of tenants n owners are needed to show that the place is great . It's very easy to slip into a bad situation where bad hats and security the concern .

We all must ensure that our developer n later JMB
Really do the solid work- safe secured n Prosperous address CENTRAL

Another story,
If maintenance is lousy it will look like old building !
Old building nobody want to rent !

So back to my say,
Maintenance is not say only
Must really do it !!!

U think too simple of things .
Sometimes, after 5 years , its a different scenario
And even mgt also change and original owners change too

I got my rights settled and I got my car park change from tendam car park to side by side .
Am I a negative sort ?
U ask anyone here. What I did is call negative ?

I settle my case and I demanded my needs and I wrote my demands and expectations !!!

U think I can simply rely on kind souls to help me ?

Bru, I got my case settled because I take action.

Despite buying high floors i got this tendam parking .
Until I took action to seek from their mgt ,
Only I managed to get side by side !!
Now. Less worry .

Tell me. Who will not be worry if u got such parking ?

Maybe you say u are not .
For me. A side by side parking very important for me to give my future renting customer more choice to park anytime he wants without getting the other party to remove his car !
If tendam parking , that is the inconvenient !

I rather worry if that place is kept highly secured or clean or lousy name.

With all the top points like security n clean n good std in name image, at least I can rent out to expats Indians from India n simple self business man etc

That's all .

My rental man surely got car to Mercedes to drive around . Taxi many is a good point.

Free shuttle is not a plus point to tell my high rental paying man .

Sale guy and I just directly told him to
" Get out of my sight !"

I wrote to CEO .
Give your valid reasons and all the rationales.
Like me, I argue my case with proper rationales and reasons and mention my disappointment .

I got reply. And they exchange my parking for side by side.
Change the S&P for me .
Like I said, action speak louder than words.
Be a man ! Write n seek reply.

Soft approach don't work these days .

Its closest to Besraya Stations and all those CURRENT
KLIA trains OR STAR MRT .
Not much has changed and not really the reason why I am buying a unit there if I was scouting for one !

Put it this way , if a condo selling 450k -650k range and the guy owner still depend on free rides and need to walk to LRT , sounds pretty illogical how he can afford to stay st such mid range condo affordability.

Condo renting out between RM 1600- RM2500 certainly is the type who surely got cars or expats who only got such budgets range . . Typical Masaleh will prefer crowd around
Mont Kiara Publika rentals etc
It's the budgeted expats who will pick RM 1600. - RM 2500 levels rentals and don't mind the place isn't mont Kiara .

Our Soho Central with or without the train must earn its reputation by security image and quality management .

JB city condo will benefit more than other cities of Malaysia
Should the train takes place.
Whether the train will be taking place in 2017 is too far to think.

For rental n sub sale, in late 2014/2015 for Central Soho
We are still subject to prevailing market sentiments and flippers and investors .
If I rent at RM 1600 , I will be at loss
As the price we Pay for soho isn't cheap .
Rentals like RM 3000 only I can say - no win no gain .
Pay bank and monthly maintenance .
Water n electricity .

Our high cost purchase n rental collection issue .
It is not to bring you into the picture.
Never cross my mind to say what I estimated is suitable for you.

But anyone who bought any unit at 450k to 600k with a 15yr loan n 80% bank loan etc will know how much she need to bring up to pay for her unit etc

Therefore. Rental rates may not cover the full cost . ...

I told this before, but some people, may think, i sound negative.
Gosh, I am just being practical, in the economic sense. Who want to run a service, without money? who want to lose money with the bus shuttle service?
if there are charges, is it exclusive for the condo, central people only? or anyone along that road? In Malaysia, without money or subsidy, how to run a charity service?

I already said... the shuttle service idea is just a proposal. All proposals are still proposals. It can take place, with changes, to the proposal, or include more changes.

These "EXTRA" services, i am not relying to sell or rent out my unit. I go for hard facts. Facts that it is a good unit, or whatever.
with good security and good mgt to manage Central, only the price of rental or subsale, will go up up ....thats is not dreaming. Just property facts.

Like i said.. LOOK at 1 Petaling condo, it is so close to Beraya Stations. Why is it still " not super price now? What is the reason? did those flats nearby the Bus/LRT Stations went up 300%? i doubt.

In Malaysia, or KL precisely, things are due to location and facts. You can be stone throw away from the best location, yet, you get normal price.

e.g. Look at those segambut condo, its almost a stone throw away from those Kenny Hills Condo. Compare the prices?
The rich, will stick to Kenny Hills, and the mid income, stuck to those mid level condo. Prices? U can guess la.. Kenny Hills Condo start with RM Millions and those Opposite Segambut Condo, are selling between RM280K to RM400K.
Why ah..... Your guess is as good as mine.
