Well use air con la. Low n high ceilings
Also air con to cool the unit

Means Air cond all the way!
Prepare extra budget for electricity fee
Ave around RM 90- RM 150 minimum for
Bed room (1hp ) + Hall ( 2hp)

Condo life isn't cheap .
Must put aside much more for
1) monthly maintenance
2) electricity aircon
3) GAS for cooking
4) car wash fee

So hot n stuffy .. So Cham ahhh
Pay few thousands Instalment n end up only fan club ahh. ?

Some condo don't provide special wash bay and so we need use outside wash car services ...

It's a matter of adjusting to this condo life ... Money money money. ....

I stay in old n new condo
There are limited windows and air move in IF
YOUR UNIT is poorly ventilated .
Lucky all condo I stay have huge balcony n corner units .

But no matter what - condo lifestyle is air cond and discrete lifestyle . You seldom know anyone within floor or other floors .

It's not a link house lifestyle where u can park yr car in porch and unload things easily and wash car easily .
Condo life has many rules to follow.
Many a time, it is fair or unfair .
We Pay the guards to control us and everyday life inside the condo .

That's condo life

Yes. Anyone want to really live condo life must prepare for higher utility bills n services bills :

1) wash car bills
In link houses u can wash right in front of your porch. At condo you cannot find water Hse water pipes to wash car . So use outside wash car services
Ave wash cost rm 6.00 each time for small car

2) Monthly maintenance bill
3) extra car park rental
4) inconvenience to unload yr daily purchases n groceries
5) car stickers n clamp fees
6) high floor parking. Can really make your head spin
7) others

The plus point of Central Soho remains as
A) Freehold
B) easy access KL n pj midway
C) half furnish when delivery
D) soho is license to be office or home
E) soho units enjoy 2 pools
F) No other tall buildings next door or front to look too concrete . At mont Kiara or many other KL places, tall buildings stacked against each other like sardines !
G) car park link to yr unit
From lift in car park n lift takes you straight to your unit floor . No need walking up n down all over corridors and halls n front main floor to reach main lift to get to your unit . This is Infact the number ONE BENEFIT
For condo dwellers and seniors and family !!

In 3 years time when delivery time and that Saleman still around n you believe his duty to find you a tenant ?

By that time, if he still around, best luck .
Certainly, as owners , I am not counting on any of them to search tenants for me .

I only hope that CR will be very nice n popular and I am flooded by sub sales calls and only this way to mean the place is sort after . And result in higher sales and rental .
So far, no one even call me to buy .
Other frens who bought elsewhere, they are receiving calls despite under construction ,

Well I am waiting .....

Notice that all here postings ... The promises seem to be made by SALE man and not one here ever said he or she was told by the developer !

I don't rely on those Counter Sale Talk to justify my purchase .

Any solid proposals or decisions for services or future
Services can only be made by developer .
So far it is NOT EVEN enshrine in the S&P that said a counter set up at anywhere eg Lobby etc
To assist owners to rent sell units .

Everything that is FACTS are mention in the S&P and the COVENANTS contract.

At current market situations, if the property is "Hot Property" naturally hundreds of agents like bee will fly to the beautiful flower !

So whether one agent buying this floor or 10 floors or outside kiosk on roadside is sale talk. It may come true or just a proposal .

For me, my hope is a fast delivery and good branding of that development and economic conditions to spur supply and demand .

That's my view.
I got my car park changed NOT BECAUSE OF sale Talk .
I got it by dealing directly with developer.

I bought my unit from Developer . The Sale man only facilitate the Sale. He is in NO AUTHORITY to
Promise me the sky and clouds or predict the future.

Guys

The Capital Gains Tax is not taxable for sale of property if you claim it's your first life time entitlement of waive the CGT.

Each of us are entitle to only one property in our life to escape CGT. Otherwise the CGT will levy according to years held from S&P date.

The Point is. IF your property the profit margin is low, it wasted to claim that property under CGT.
You only try apply the CGT for a property which when sold is the widest margin profit for you .
Then, you apply the CGT on that property sale.

The best practical benefit selling point for CR tenants n owners for daily use is :

The lift from parking takes you straight to the unit floor !!!!

That's very convenient and good for business and renting companies .
At Mont Kiara plaza., you park at parking lot and walk average far to lift and press to unit soho etc

At CR from car park, you walk to lift to press straight to your unit !!

That's a very good and practical daily service ,

CGT IS TAX LEVY on our SALE OF PROPERTY .
Yes when you sell and get money, the lawyers will definitely help you fill in the tax form CGT .

At this point , you got two options .
If you decide to claim this Sale as your first life time claim under CGT exclusion clause then the money you collected need not be tax !
My advice is you need to think whether you want to apply this exclusion clause under CGT if your margin profit is low and you claim it ?
Only you so sure it's the highest margin you will ever earn !!

The CGT will levy on the seller profit pending years held of the property before sold . The highest tax levy will be within 3 years and decrease % tax with more years held.

The govt is trying to cool speculation by increase the CGT.
So flippers n speculative sales are tax high .

Despite this , prices still go up etc

I already am paying bank interest 3rd payment and will also pay the 2nd deposit down payment as my loan is
80% only .

Today UOB emailed me to pay the interest of RM 1209.58

Anyone who got the bank approval loan via lawyers and your own lawyers to execute the loan agreements .
Would only mean your loan is approved .

If your loan is approved and now Yuk Tung is building stage X in construction, they would have asked your loan bank to draw the next stage amount payment to yuk Tung .

Therefore, if you are not receiving any notice to pay up your interest on loan or receive letter n email to make interest payment to bank - I suggest you to call up your bank loan dept to find out what's happening . Don't email or SMS to bank or call yuk Tung.
Call your loan bank dept .

I am 25th floor of CR Soho, yet I am already asked by bank to pay interest as yuk Tung already is drawing payment from my loan bank .

My 2nd interest payment already RM 1250.00

Like I said CR Soho isn't cheap to take up.
Cost average RM 3500 monthly Instalment for me .

Unlike the original buyers for midfields condo who bought those days at RM 220k for Block A which in 2009 I think .

CR Soho was not at RM 220k or RM 330k
It's average around RM 450 starting onwards .....

So our side our bank Loan is high .
Hopefully I can cover my Loan monthly with high rental .
Otherwise sure I need to subsidize.

The Coordinator, for payment etc is Vicky. Very fast with Email way. She will reply. As others and i have advised you, dont bother to ask Sales People to help. U shouldn't deal with ciku staff to help you in important matters when dealing with MONEY.

You must know, Sales people come and go. Deal with Mgt Staff and they can make decisions and how best to help you out of your problem.

Call Yuk Tung, and Speak to Vicky.

TQ for highlighting. So So sorry, that i mislead info. That large interest amount is payment interest from my other Loan Condo, with the Bank. I happen to have TWO Hse Loans with them.

Yes, I do believe the Interest Loan for CR is still low, as especially, my unit is 25th Floor, and by the time, they hit the construction for 25th Floor, the building is almost complete.
For info, i am about to pay the 2nd downpayment to Yuk Tung. Around RM50,000. After this 2nd Payment, the lawyers will advise Bank to release fully the loan amount to Yuk Tung.

Thereafter, the Bank will start to charge interest, and finally, actually installment amount.
