If the X100F is out of your budget, consider the older X100T. You lose touchscreen, wifi (you can use a wifi-enabled SD card instead), 'only' 16mp, some buttons and joystick, and different menu system. But still the same great form factor and lens.

Even cheaper is, of course, the X100S. Buy some extra batteries too. But I won't recommend the original X100 though... terrible AF.

Both ISO and AF are not important for your use brows.gif

1. You don't need fast AF to shoot property thumbup.gif Nothing is moving. In fact, even manual focusing can do the job.
2. You also don't need high ISO because it's better for you to shoot at low ISO (to get the cleanest image possible).
3. The most important tool for you to invest in is a good tripod. For a good shot, you most likely have to take multiple exposures (probably with long shutters) then merge into a single photo. This way you can capture all the details in highlights and shadows to make your photos really stand out above the rest. There's no way to do this without a tripod.
4. D5300's articulating screen would be super useful for small rooms. You can place the camera right against the wall and can still frame your shot easily.
5. Consider getting a flash as well.
