Just have my free time and finally I sit down to write this thread to share out my new house journey. Seriously, I am glad that lowyat members over here all are willing to share. You all really shared a lot of info about house reno thing, where to buy cheap staff, what to do and etc...

Special thanks to aaronpang for the Home Defect Rectification Post! it really help a lot especially for newbie like me biggrin.gif Really learnt a lot over there. Thanks to bro weikee and zheilwane who shared a lot of info over this forum too! brows.gif

It is a big time for me during the defect rectification, especially on the hollow tiles checking, I will op for checking it by using coin as the hollow tiles will be very significant if you know it by using coin/hard object. Other than that, before getting key, should always go to have a look especially during raining as that is the best way to detect roof leakage.

Here are some rectified defects:

non smooth wall surface
poor workmanship aluminium window frame
holes and gaps on most of the switches

very LoL tiles skirting
and they attempt to cover the tiles skirting by using plaster doh.gif

Several hollow tiles, poor skirting and also uneven tiles
This is a very important thing have to check, the door misaligned and caused the difficulties in closing door and hence lead to the damage of paint on the hinge of the door

hair crack wall which are very common nowadays
This is the soap holder given by developer, surprisingly the filling work is Sux LoL

A very common borers issue on wood frame

After rectified most of the defects, I submitted the defect form to developer, they took about 1 month to rectify and repair most of the defects, so far so good, at least they do follow up with the defects.

Wiring Hacking Work, before starting the wiring work, I always inform the wireman to protect my tiles because as far as I know, they will never help you to protect and make your tiles damn scratches, my wireman do put the canvas as protection but he still scratches some of the tiles but I think it will be better than never put any canvas biggrin.gif

Some wiring works including power+alarm wiring, actually I restructure all the wiring position rather than using the one given by developer, because the given points are too less and also position not suit my own preference, this is just pulling wires and position them, hacking work will be done after that

Some power points at outside, so that I do something at outside, steamboat or bbq perhaps LOL, btw if you are thinking to put some socket at outside, please make sure u inform the wireman, you want a switch to control the socket, so that we can turn it off when you are not at home, so that people cant make use of ur switch to break in biggrin.gif (This one read from this forum)

Measuring for the positions of all power points after hacking done, at least still can amend if it is not ngam, especially the aircon one because I am going to put plaster ceiling, so it does affect the position for the aircon point and curtain rails

you meant the wires provided by developer? according to my wireman, it must be in 3 different colors, mine one are red, green and black

Wow, you're a detailed person indeed! I had my major defects rectified, and couldn't notice the minor defects until the wet works started.

teobros. yea. the workmanship getting lousier. wondering because of they has lots of projects to do...so cincai do.. mad.gif
mine too...submitted the complaint letter before cny. dont know if they already rectified or not as i also dont chase them. tongue.gif

where is your location ?? i see teobros nowadays punya design is all the same for few location. hahaha..
i am now also planning for renovation....but not extensive one la. interior structure will remain the same. sweat.gif just still figuring out how to do for my backyard as i have 15'' empty "land" at the back..want to extend full....no money pulak doh.gif

Near bukit katil biggrin.gif Yeah, I heard TeoBros is good but now can felt the bad, however, all depends on luck la, according to the developer fella, my row the subcon is malay and the workmanship not so good. However, I compared my house with other developer one (like metacorp) I can see the differences, at least Teobros one they do not have a silly defect like your house out of shape, the wall is not perpendicular, the gaps between tiles more than 3mm etc, but at least teobros giving out good things like the tiles, and also the gate is much better than other developer, so overall considered ok, but the workmanship still sux LoL they are top among sux perhaps.

where is ur location hellokitty82? I also thinking to do extension and end up give up because of budget issue and also land structure, I prefer to have some land behind my house biggrin.gif

mine at taman merbok. hehe.. now i see teladan setia one also not bad and also giving good quality material, my fren bought a house from teladan setia, location cheng setia. she only do simple renovation and maintain most of the thing. even the room door is better than teobros. sweat.gif

brows.gif so we are considering as "neighbor" also ma, same area haha, yours is the one 2 storey then at the back kitchen, got a slot one if view from outside? cheng and krubong area are nono for me due to high air pollution issue and also very far tongue.gif Actually my reno about 90% finish, pending KC now, now baru got free time to post, so I slowly post one by one, brows.gif My given kitchen also quite small but enough for me ATM, extension maybe for future ba, not necessary at this moment. I dont give one person to handle all as the parang is ready to samurai (based on my fren's previous reno) tongue.gif so I find all separated one

Reno Update:

After all wiring hacking done, then proceed to plaster ceiling works as below

Same as per wiring, canvas remain for protection, plaster ceiling work damage the tiles most for me because they never ever bother to take care the house, just wan to complete the work fast and easy, so when they setup the steel frame, just very kasar to drag the steel frame around, luckily still got some protection of canvas to minimize the damages

Just have a chance to snap some photos before they start the work next day, the right hand side one is Chou Gan (草根)that the contractor called, used to hold the plaster ceiling to make it stronger and harder, it is a must for all plaster ceilings as claimed by the contractor

Non reno update:

Purchased Fotile hood and hob from zheilwane, builders hardware, although I am from Melaka but still manage to get FREE delivery and even at better offer as compared to Melaka market, thanks for the fast delivery and arrangement. Logistic company reach my home and deliver the hob and hood to me, of course comes with the superb nice cutlery set. Nice offer prices & packages zheilwane offers smile.gif. Some pre-photos before installation and also ducting hole opening, as have to do it simultaneously with concrete top for wet kitchen

do you know the clearance from your old ceiling to the new plaster ceiling?
doesn't have to be so big clearance right? was wondering if i can put plaster ceiling
at my ground floor without having the ceiling pulled down too low..

yeah bro, nice to meet you, I didnt remove my existing old ceiling, just add on the plaster ceiling from the existing one, your house will be cooler if you are doing such way, as double heat insulation. It is too hassle and no point to remove the existing one because I didnt see any advantages by removing it except ceiling height concern. Secondly, if you are using downlight with cover, insects are lesser as well (still have of course).

what is ur ceiling height?

Is plaster ceiling a kind of gypsum board? Kind of heavy?

10 ft still consider high bro, typically plaster ceiling will eat up 6inch or more, my ceiling is 11ft, after plaster ceiling is about 10 ft 5inch, for my living room, it will be lower because I wan cover some beam with cornice, so it is about 9ft 8inch like that

Is plaster ceiling a kind of gypsum board? Kind of heavy?

Anyone has a different kind of ceiling installed... like a wooden kind?

Renovation update: Fotile ducting hole opening and wet concrete top work

It is a pain ass for me because for fotile hood, we need to open 7" ducting hole and not the typical 6" brows.gif, after consult zheilwane, I told my contractor to open the 7" hole accordingly. The most difficult part for me to open this hole is actually to purchase a 8" PVC pipe, because either not available or they have to sell in whole batang of 10 meter etc... in which I only need 1 ft, so after hunting around in my area, finally I found the 8" PVC and able to purchase only 1ft hehe.

After that I show my contractor the hose and tell him I wan to fit the 8" PVC with the fotile hose as in the photo below, my contractor said "Thats easy, cut it and use wire to ikat, then put silicon to seal back, once dried up, can put into ducting hole d biggrin.gif so photo below are the hose, 6"PVC and 8" PVC for my ducting hole opening preparation

The yellow line is actually the place where my contractor cut the PVC then mod to 7" :hehe

Nope bro, it is one of the room in my house, my house is a 4 rooms single storey semi-d, that is why the design layout like that biggrin.gif. Reno+fill house + everything budget RM60K but now already overshoot like no tomorrow haha

now we only concentrate doing...car porch tiling, backyard for simple landscaping, kitchen, living and dining room, and master bedroom and the toilet... other 3 bedroom leave it as it is first.. rolleyes.gif

I saw from cari also, those from puncak malim they also ask for compensation due to delay of delivering the key, mine one they damn slow in repair defect, drag me 1 month only start! until I beh tahan, call them frequently cuz they drag my reno too

Painting work

For painting work, I buy the paints myself then engage to a painter to paint my interior house, because after some quotation, it is cheaper for me to get the paints myself and the painter do agree with it, so I just go ahead for the purchase of paint.

Fortunately, when I purchase the paints, ngam ngam ICI is doing offer and have lucky draw for every purchase of 20L (either 1 tong 20L or 4 Tong 5 liter will entitle for that). Not bad to get some KFC, Jusco vouchers and also some free gift as below

After settled down all the plaster ceiling works, then started my painting work. brows.gif I manage to take the photos with almost the same angles for all process, from before developer paint the wall, after developer painted the wall n then my own painter painted the wall biggrin.gif

Actually I do considering the purpose of room as well in order to select the color, also considering the color of furniture, curtain and also lightining, therefore I avoid darker tone as it looks cram, btw color and lighting are very subjective according to personal preference biggrin.gif

I think not necessary paradox=good, there are other brands which are reliable as well smile.gif I go for paradox because seeing my fren's house who r using cap ayam brand, always triggered by false alarm and do not have the GSM and remote control module to control the alarm via gsm phone, so end up go for the well known paradox smile.gif save my time for that, already PMed u the price

Just tell them the wiring for alarm, then they will know, it is a sort of multi cores wires for DC device one, btw my alarm wiring is done by my alarm installer instead of wireman (as both of them know each other) btw pls check ur PM:)

Actually our longkang type is a bit outdated. It too big, eat up space and dangerous to kid.

I have saw some poly type of longkang intruduce here by some western country during home expo. Smaller about 4" with cover and easy to install.

my dcmoto905 installation biggrin.gif, my pillar lamp is controlled by the DC motor control panel, so there are 2 additional features (which is not very important but convenient for me)

1)Pillar light can controlled via keypad or my remote
2)when sky turned dark, If I open the gate, the pillar light will auto on for 2 minutes (this is triggered by a LDR sensor in the control box, as in the photo below)

usually when u quote autogate installer the given price is with installation but without wiring one,as I know wiring for autogate is ranging from 600 n above depends on wire length n also number of cores of the armoured cable,like my case I m controlling my pillar with autogate n with solenoid lock,so I use more cores for that

Kindly check your PM regarding the prices, I didnt install the beam and therefore no install the siren, so no panic button for that but I do control my pillar light as mentioned before, so I can optional turn on my pillar light either via my remote control or via the keypad biggrin.gif

agreed that their quality n after sales service is very poor. Bought puncak bertam phase 2. Too much defect! Still going thru defect claim even after staying here almost 1 yr

Wow, it must be a headache issue, leaking very troublesome one sad.gif Hope your house can settle ASAP! Last weekend went to another project by TB, the workmanship really poor, I felt lucky if compared with my house, just a little small bean problem

Not necessary to void the warranty if owner done the reno, if the defect not caused by the reno at the first place, they still need to take responsibility to overcome the problem. For example if you start hack your wiring d then u only found out the roof is leaking in which is not caused by the wiring work, so they still have to work for that one smile.gif

Will pm u shortly,usually the given price is including installation in the condition wiring is done n ready, wiring for autogate usually in the range of 600 n above,subject to length of wire n number of cores for the armoured cable

river sand 2 inches and below that is soil, for landscaping, good foundation will be soil + 2-3 inces of sand as top

some say when the carpet grass grow, it will become hollow in middle between grass and root then snakes will hide there, is it true ? btw, my contractor used top soil for my cow grass is it ok ?

Yupe,compaction is done as in the photo, there is a compaction machine biggrin.gif Not true for the hollow thing as for my case, if you compact enough for the sand n soil, this will not happen, regarding the hide of snake, i didnt see any sufficient space for it, for insects no matter what grass you plant, they still hide one tongue.gif

I suggest on the corner make small holes so network or cables can pass through.

In the first page, I saw the mess when doing all the wiring work. Is this house bought direct from developer? If yes, is it necessary to do all the wiring and hacking? What is the main purpose? Can I make use of what is given by the developer without touching the wiring if I am not making plaster ceiling?

Yes, new house from developer, of course, it is up to owner's usage to determine the necessary of the wiring, most of the points are added on of power socket and also for lightning etc, this is hardly to be done in future when u wan to add on.
