Went this afternoon to 6c6c, really lots of ppl with carpark almost full. Look like all 6xx and 7xx sft units have been booked. The next smallest unit is 10xx sft (or is it 11xx sft) but selling for almost 890k before 5% rebate rclxub.gif By the way, only few units available (lower floors and one at top), rest also fully booked. Still have many 14xx and 2xxx sft units available though.

I like the bathrooms for the large unit though - really friendly for elders. One can sit down and take bath. The bedrooms are big enough too smile.gif

But with >750psf, is this doable in this part of the town? hmm.gif

I personally believe the price is way too high. A 14xx sqft unit reaching 1mil which is crazy. Two of these units and you can get a nice semi-d just nearby.

11xx sqft already about 89xk. East facing main road, South facing a bigger main road with cross junction. These units better have a double glazed window (which no one there could tell me). North facing an empty land and Petronas station. West facing light industrial park and a river/drain. Only those 2xxx sqft are facing inwards or pool.

On the bright side, it has good use of space in their design and many variety of unit type to choose from with good quality things added in. I like the toilet design. These units look bigger because they don't have balcony (some units) and even the 11xx units only have 2 bedrooms. So indeed they look bigger.

As for investments, the pricing is not going to grow very much since it is already at ambitious price (this isn't tropicana nor m.kiara). It will have to compete with condos from Saujana like Amaya along with landed houses with is very close to the selling price and much bigger size too.

If not wrong, Ara Damansara terrace double storey is selling around 950k - 1mil but not sure the age of the house, ~5 years old?

who bought ara green is cause of its concept, design and material. this project buyer mostly for own stay. investor wont buy this cause of the price, so stay in percentage is high. other project is mostly invest by investor,  aftet construction just waiting to sell or rent. this is the different.. smile.gif ya, ara green price can get better location or bigger space, but cant get those concept.  is ur choose location, bigger space or concept smile.gif different supply, different demand.

I believe many of smaller units 6xx and 7xx sft are bought by investors.. yup the bathrooms fitting/design is nice.

Is the 700 sft referring to this prop? hmm.gif

"When one arrives at such a metaphorical fork in the road, there will be two sets of emotions. The greedy little heart says, “Go on, take the risk”. And there will be all sorts of justifications – you’ve worked long enough and you deserve it. While wisdom says, “Wait! How will you finance it after retirement? Do you want this apartment at all cost?”"
--> It really depends on the holding power one has as many has commented blush.gif

"A property consultant said he has come across clients who want to buy a property so much that they begin to take all sorts of risks. “Buying a property should not stretch one’s resources to the point of having to give up the little treats in life,” he says. "
--> nod.gif

How is the overall workmanship of this condo? Is water and electricity bill under residential or commercial? How much is maintenance fees per month? Saw over 180++ ads in i-prop website for selling and renting, quite high for a 700 units condo. Is there any reason behind if any?

Thanks for any info on this prop.
