Just saw the model of this condo, pricing from $367k - 700k. All unit are detach type . This is worth buying than mahkota residence condo . It's more luxury. I like the sky lounge . And the grand drop off point.

Is the cable route connected to existing tnb station to extended the voltage or you confirmed they built the new one ? If new one , i believe the site will near hulu langat side. But not in the heart of bmc . and if connected to existing tnb site I don't think will affect the town ship here . So far I can't find where the existing main tnb station which supply power to bmc . I think the the main tnb is located far from bmc site. Somemore I saw the same pylon at bukit kiara near residential there but nobody complaint.

Well people at Bandar Mahkota r complaining i think, so if i were u i would hold off any potential purchases at the affected areas, unless u got money to burn and dont mind waking up next to 42m tall pylons view evefy morning, i saw in the Star some houses just beside the huge pylons

if you look at it from another point of view, I mean, the potential property value appreciation is pretty much high. Reason being, you may hardly be able to find this similar type of produCts elsewhere that give you this type of features, facilities with this kind of price, around RM305psf for duplex unit and RM315psf for others plus it is FREEHOLD.

Another point is the UTAR University is going to have another new block near the existing UTAR in Sg Long, the coming MRT station( expected to complete in 2016) at Bt 11 TOLL and the existing JUSCO in Bdr Mahkota Cheras. So, with these factors, I can see the potential value appreciation of this condo is very attractive.

Been there.. Not walking distant to both utar and mrt, if you enjoy nice golf view scene or sg long night scene, perhaps can consider.. Investment wise.. No comment.. Own stay.. should be nice if you are mahkota kia or sg long kia:)

Yes, as the SA told me before.. Certain unit facing golf view.. which mostly been taken up..

Sadly the traffic condition never improve but deteriorate.. The traffic congestion not just happen during peak hour.. Especially Mahkota exit point to grand saga highway.. Anyway, there will be a new highway connect from Sg Long Silk to ampang duke.. Expected will be built very soon.. namely KLORR..

Well, normally those nice scene unit will b very fast let ppl sapu.

Well, been to the sales office yesterday, seems like this project was 80% sold. And the current offer was 5% discount for the common units, 10% for the penthouse units. Traffic in this area is congested but with the amenities and the UTAR, I personally think that this place still have the investment value of its own. Any bro here mind to share more opinions or any pros and cons bout this iresidence condominium.

New utar block is on the way , Chinese school is ready by next year hopefully. Klorr highway is under construction , got two connection to klorr highway at Sg long silk highway and another one at bmc. I think near section 5 and section 4 .

The heart of puchong no more land already right ? Unless the very deep puchong under sepang daerah . Those place not convenient and far away from commercial .. In connaunght ijm can crazy greedy launch rm800k min condo , now rm400k condo cheap cheap la

Own stay better don't choose next to cemetery. That site very close to the cemetery. Next time your far relative come and look for you . Then you give direction . Tha landmark there is cementery . Dusty and noise another reason not to buy. When you sleeping at night suddenly if you awake by loud exploded sound. Don't panic because there might be lorry tyre puncture down there.

lowest price available is 1022sf 350k about 343psf but of course larger unit will have lower psf.

Huh... Few month ago I went to sales office the salesman also told me the smallest unit left two unit which the buyer loan rejected . Then the two unit released with no discount already

Better be fast, their official launch is just a compliance to authority requirement on Bumi Lot and quota thing. They have soft launched since May 2012 with 5% 0r 10% discount. Limited unit as my last visit to their gallery office last 2 weeks. After rebate work around rm320psft but depend on which floor. Now they are starting their foundation work for their shop office in front.

As always, making investment in newly launched property always in risk. poor workmanship, abandoned, wrong investment. There are no guarantee profit in market. You can choose those completed sub sale unit with great surrounding and environment but price tag will be high.

Yes, there might be set back choosing for cheras hong soong development project, but pro for investment is near to future MRT and in a matured area.

BTW, oxidation ponds are getting replaced or upgraded to mechanical treatment plant which is odorless and land coverage. Thats why you can noticed a lot new housing are building on oxidation pond.

This is another typical developer marketing gimmicks to park all the units by themselves to claimed that it's almost sold off and later release progressively without any discount. Seriously, you want to pay close to $400/sqft for that location? This is future price!

Dino kor, depends on rebate given. I did check with the SA, if those early buyer with 10% disc drop out from loan, can i take over the 10% rebate, he say no. Dayum, i dunwan 5% oni. But if u dont mind the slight increase, kind a fantastic condo to own as they offers sky lounge.

You can walk about 700m and developer also provide bicycle ride to nearby shop. Stay near by jusco may not good . Why ? Cos now suka suka go jusco lepak and buy something use or unused ! Damn convenient ! Pocket broke 😭

i think the developer already hit the break even sales point for the project, from 10% to 5% now to 3% rebate only. More like aiming for last minute premium buyers now.

Actually they start to sell it on May, during lauching just left few unit only. Many buyer buy it for own stay, chinese area, all the chinese hawker stalls and mamak within walking distance, and Jusco is just around the corner.

I didn't take any pics of the condo construction lol. The crane that you can see in the picture is for the condo construction i think. I went around and saw construction of the basement carpark just behind this row of shophouses (i think la). Can see 1-2 stories already if I'm not mistaken.

Have you received a letter from the bank to pay progressive payment? I received a letter from the developer to the bank (cc'ed to me) to pay them the first progressive payment. I haven't received any letter from the bank to pay them though.

yeah, with the positive sales, the progress should have reach level 5 by now. But surprise to see this. even the sales office also gone, right? or maybe they closed on weekend nowaday?

Sales office gone ??? I have no idea about this....

By the way, some of the structural already completed partially up to level 4 or 5 if not mistaken. I guess, they are aware of the delayed and trying to play catch up by constructing from side to side rather than from bottom to up.

Hopefully the progress will be getting better by the end of the year.

any idea who the contractor is ?

Went to the site yesterday. Well, i believe they are doing casting of ground floor now. 3 levels of basement already completed.

The shop lot in front of this project looks nice.

I'm a owner of type C also I did the website for this project, no worry on the developer, we are focusing on few more projects to be launch this year, but not in BMC.

If anyone of you have opportunity to grab one, better go for it because the price will raise to RM 4++psf soon. in fact I'm keen to buy the duplex if the loan approve.

Smaller units are no longer available, limited units for duplex, I guess only left 2 after I selected 1 unit.

I compare many properties nearby, below RM 350 psf is a great buy, so I never think much and confirmed it for loan application now.

Not exactly danielisme, as a owner and to protect the interest of the property, something you need to understand before you have such comment.

From the architect:
"The one we are using is not ordinary ALC block. It is a very expensive and high quality brick design by CSR from Australia."

The benefits are :

I think by using ALC block, all those crackline on wall can be reduce. In addition to that, the construction period will be much more faster. However, the benefits of ALC block can only be proven few months later. We will wait and see.

Been paying interest almost every month....but is ok...i think VP will be very soon looking at the stage of construction now. selling RM 600 per sq.ft now.

Sure can , they desperate to complete asap as construction works until 3am ! Many existing residents make complaint to mpkj/developer but no action taken
. This type of developer I think the Worksmanship will be big issue for owner later..

Yes, at this moment the jam is bad however by 2017 when MRT and SR C Sg Long is open the jam will be much more better, when EKVE is completed by 2018/2019 BMC's traffic will be alright I suppose, keep my finger cross.

When SR C Sg Long, traffic along main access road to KL should be better, currently parents send their kid to SR C Batu 11, Batu 9 or Balakong, make the road packed with cars. If the school open, these cars will not be there thumbup.gif

Currently the jam started at 6-7am
Maybe 20% car is send their children to bt 11 Chinese school after that straight go to work .
If sg long chinese school open and parents can send the children to school maybe at 6:45am then go to work
Meaning the jam might start later at 7am ?
Personally I think if MRT started operated doesn't improved the traffic cars going out cos the MRT station not in bmc / sg long
They still have to drive car all the way to nearby station
Unless they take bus
Hopefully ekve smoothly completed

What I notice whenever school holiday, the traffic will be much more smoother, based on this I presume traffic toward KL is better, no?

Jus took keys last Friday, regret to say tis is another rush job developer with no concern for the buyer's welfare except to finish job fast n collect their money. Those who had collected their keys will understand what I mean.

Don talk about my unit, even the common area is not ready, work still being done on lobby, access card not ready, d so called 'sky lounge' is not ready, swimming pool is not ready.. No water or electrical supply to our units.. I wonder how much d architects got paid to certify 'fit for delivery of vacant possesion'..

Actually, settling all d outstanding charges in their sales office then only went to condo management office to collect the keys. After collecting the keys, went to our condo then only we're informed no water n electricity yet..

According to my contractor, they can temporary connect the water supply and electricity free of charge for renovation use since there is no meter install yet.

Regarding the defects, well...as long as they repair and repaint i am ok. They came to do defects repair on my unit on saturday early morning.

Workmanship, ya la...actually can improved one. But it is too late to complaint, just get them to do the unit asap.

Got agent approach me already. One of the info i got is rent to TAR student. RM 380 per head. Partly furnished can rent out RM 1500 to RM 1700.

no, the developer can hand over the unit without the TNB or syabas meter. Liability not with them. SNP allow the developer to do so.

Just that you wont normally seeing such nowaday but if developer insist to do so, it will affect the reputation

Cover the toilet floor trap then flood the toilet. Leave it 2 night there. Check floor below the soffit slab got water mark not

use a plastic bag, put on top the floor trap, then another hard board cover on top, lastly flood the whole toilet. mark the level at wall, come back check after 2 days.

For them to reduce the price to 400k. i think it's highly impossible. they have only 10 units more or so left only..

If for investment, I will choose Sg Long. More guarantee on the rental.

If BMC, why not go for landed instead of high rise?
Besides, if die die must high rise within BMC, why not choose mahkota residense?

I hardly see the buying point for investment, unless there is a big discount or for own stay.

I think Sg Long/Mahkota Cheras got a lot Pak Hitam some of them is ok. Last time I stay in Sg Long- GA Park also got Pak Hitam I think is 2-3 family stay in same block. They talk nicely, very polite and they don’t make noisy.
