Just to update on my defect rectification 'progress'. Currently no repairs done laugh.gif
I always "double-lock" my door but on Saturday, the door is only locked once and the door to the yard was unlocked. I believe they came over to inspect the defects only. Hopefully they start something this week.

I will be engaging a contractor who is renovating a lot of the units in Zefer and has a good connection with the Project Manager. According to him, he is able to get the defects crew to go fix my unit before renovation begins. We shall see about that hmm.gif

Also to add, the property agents that contacted me has been offering 600k for 1356sf units. Only 60k increase from original selling price sweat.gif

I wouldn't be surprised. Still got plenty of work to beautify the landscape. The brick facade in the common areas are kinda 'cheap' looking. Just my opinion.

many ways they can buy our contacts. either from developer themselves or bank. someone posted a WTS thread in this forum selling property owners' contacts. A few hundred ringgit and you can sit on your butt and call up unsuspecting owners sleep.gif

anyways... anyone knows where I can get a good deal for ceiling fans?

Thanks for the tip. Been reading about Deka's fan feedback. Quite a lot of negative ones. Recommended brands are still KDK and Panasonic sweat.gif

I had to 'Najib' (FFK) the meeting at the last minute because I thought the meeting was at 10AM but it was actually at 2.30PM. Already got other appointment that time. So paiseh with the organizers. From the update of the FB page it seems they already formed a committee and will be helping the owners to voice their concern to VM or management in a proper manner. Full list of committee will be up on the notice board at common area.

my reno haven't started, boss. just passed the keys to contractor last Saturday. as for the defects repair work, they only bring up the laminated floor panels and put on the floor. oh well, at least they are doing something rolleyes.gif

will share reno progress pics here once started smile.gif

Hello. Mine is on the 12th floor. The agents are getting annoying with their calls and SMS-es. I just delete them or a simple "no" when they call.

As for the car park, I did ask the lady in the management office about the car park allocation. She said first come first serve basis. Mine is in B2.

And to share with the rest, the defects crew is working on my unit now. Mostly doing cosmetic work on the walls and cracks at the edges. And they've fixed my cracked window, tight balcony sliding door and the window in the master bedroom can be closed now. Lol. Feeling good with my unit now smile.gif

Just paid the renovation deposit (2k) yesterday. Overheard the management office staff talking about an owner who is dissatisfied with the unit and kept complaining. Funny to see the frustration on the management office staff's face coz she is not from Villamas just a third party company managing the property. But as an owner myself, I understand the owner's feeling upon seeing your unit being built in poor quality. Hopefully that owner can "fix" his problem peacefully smile.gif

Went up to my unit to check on the defect work, no progress since last visit. And the bloody dent on ONE floor tile is still not fixed sleep.gif And the workers threw cigarettes around the place and left a food plastic container in the kitchen. Nice. I'll bring this up to the project management office soon.

Haha. Yup. Every owner will never be 100% satisfied with the property they buy until defects are fixed or reno is done.

My last visit before yesterday was last week's Tuesday and Saturday. I thought they will work on my unit's defects until completion before they move on to another unit. Seems like they are doing a half-assed job. I even left a box of bottled water for them but seems like none was taken till today. Try to be nice but buat tak kisah. Dirty my place lagi. Sigh..

Just came back from PG. Let me update you tomorrow after I drop by later after work wink.gif

And I bought my ceiling fans already. From a shop in Penang. Slightly cheaper than some shops in Puchong.

How is your renovation going? When are you moving in? Any idea if the internet service is available already?

UPDATE: Went to see my unit yesterday. Saw a bunch of workers in there but they're already off work.
Spoke to them for a bit and found out they are the Defects Crew laugh.gif good news is they have fixed my dented floor tile.
One of them said they need another 3 days to finish up the work. Finally! My renovation can finally start.
No pics to share at the moment as there is nothing to show except a messy pile of buckets.

I see. I checked the coverage list in TM Unifi website, Zefer is already listed. My current place in Pandan Indah is on 5mbps unifi. Am I able to transfer the account to Zefer? I know I should check with TM but just ask here if anyone done this before sweat.gif

I've tried Maxis before when I was still renting in Bandar Utama. Line is not as stable and there is a quota. Only the higher speed packages are the ones without quota I believe.

Was at my unit yesterday to meet up with my curtain salesman to measure the window dimension. Surprised to see the main door grille is up. Defects are "still" almost complete. They re-painted the balcony railing too as I complained of the rust thumbup.gif Hope to see more progress in the coming weeks smile.gif

someone said to keep the reno budget to below 10% of your buying price. mine is still below the 10% mark (not counting furniture & appliances)
