Well, I have to say I was not fully involved with their plans and discussions so I just share here what I can gather from the page. Apparently the news got into Malay Mail today. Can check the issue for today's Malay Mail paper.
I do agree with you on thinking thoroughly before doing something. Emotional decisions always end up badly one.
The water & electricity supply part is based on my friend's info. He said worse case he experienced before was 6 months until supply came in. As a first time owner I also feel shocked leh. Just sharing ya bro. Not here to make assumptions sweat.gif

Hmm.. In summary from all this is "emotional decision making". Everyone expect 100% perfect / minimal defect unit because of the high price they will be paying for maintenance (~RM400+ per month minimum). Better if your friend go speak to the group to have more clarity. I just want to get my keys and see what this is all about.

High maintenance fee is due to large build up. Ownner should know this when they purchased, why want to complain now?
Afaik, the confusing part is the inclussion of accessory parcel into maintenance fee, which owners shall clarify further from all resources.

just bring over a thick masking tape and a red marker pen, paste a masking tape near the defect and just write something like "uneven", "rough", "leak", "crack" etc etc.

it's also easier for the workers to identify the exact point you want them to fix.

yup. I did the masking tape and marker pen labeling process. some defects I wrote a short description on the tape. lol. and I labeled the defect tapes so the manager in charge of the defects can locate the defects easier. the concern is if they will really fix the defect "properly"

Thanks for sharing your experience. I would like to supervise the rectification work as well but I can't leave my office so easily and they finish work at 5pm. The guy at the Project Management office said it will take at least 30 days to complete the work.

Did you or your friend check when they will start their repair work? Like which day they will be working on your friend's unit or a schedule or sorts. If I decide to do a surprise check and ended up seeing no one would be a waste of time and effort.

I don't mind chatting up with the workers. Would bring them drinks too if I know they will be there.

i believe I took 3 weeks. But only got time during weekends to go over and check. I tend to notice minor things more than major once. Lol. I almost overlook a dented tile on the floor sweat.gif

I have asked the other owners about their defect rectification timeline as well. They said around 30 days as well.

I think still got the bigger units left for sale. Those in block B (1700-2000 sqft) house the bigger units.

Mine is facing Atmosfera too. According to my phone compass it is facing South East. Not much wind during the afternoon.

Someone shared Type R unit measurement in the FB closed group. I also made my own measuring manually sweat.gif

Will head over later after work to see if any repair work has started.

The hollow tiles checking can be a bit tricky.

Search for "Zefer Hill Residence". You have to PM the group admin (Wee Liem) to be a member, it's a closed group. You will need to send a screenshot of your S&P as well, to prove you are the owner of the unit.

They are doing that to avoid agents or the developer themselves to join the group. About 211 members as of now.

I believe it was 13 May (two Wednesdays ago). The fella in the Project Management office said around 30 days can kawtim.
If they can finish in another 2-3 weeks then good lor. But so many units also got defect. I visited some units that have already started reno.
The contractor said the defect team fix very slow and some abandon halfway. Don't know when they will fix mine also sweat.gif
