those units mmg dah lama tak org beli...with citrina lagi lah susah mau jual coz ppl will go for citrina...if the difference is marginal
*
Some corner units of Superlink Aquina/ Zicrona have odd size land, so those units' price are only in marginal difference compared to standard unit of Citrina. But i think Aquina/ Zicrona are still good value for money.

Like Jeghui said, different ppl have different budget constraints. Those have lower budget can pick Aquina/ Zicrona.

Wanna asked, how much penalty need to pay if wanna upgrade to Citrina?. Penalty based on SNP agreement or loan amount? icon_question.gif
*
shd be based on SNP, SNP is the documents in between you and developer, loan is in between you and the bank.
By right u shd pay the 1% - 2% for cancelation, but u can negotiate to only pay RM500 or some documentation fees, since u r not cancel and leave, but cancel and upgrade. Dont quote me if i am wrong, pls check with the sales.

Penalty by law is the amount you paid at SnP. 10% for Non-Bumi, 3% Bumi (because of bumi discounts).

But of course, its all about budi bicara.
*
checked back the S&P, the 1% penalty is in case u have signed the S&P and can't secured a loan, then u shd pay the 1% of the S&P value, but it does not indicate whether we should prove to the developer the decline letter from the bank. This S&P is in accordance to the HDA rules and regulation, so i guess the rate shd be quite standard.

I see, if the loan has been partially disbursed, are we still eligible to increase our amount loan based on new SNP or we need to cancel and apply new loan? hmm.gif
*
if loan already disbursed then call it a day....

Investors planning to buy a property in Malaysia should eye the long-term capital gains and avoid ‘flipping' homes for the sake of the country's real estate market, said the Real Estate and Housing Developers Association of Malaysia (REHDA).
*

We are in a capitalist market, free market, willing buyer willing seller.
Unless we are back to the communist scene, where we wait for the government to allocate houses for us, beside allocate the rice, vegetables and other necessities.

REHDA's chairman was the CEO of Sunrise Bhd, the core developer in Mont Kiara. In his previous position, he needed both investors/ flippers and own stayers to support his Company sales. I would say he sold to more flippers than own stayers, as we can see many empty units in MK now.

Have checked for my fren, 24x75, build up 2414 type E at RM 645K, I remember some 1 post the launched prices of all TTDI  link houses before, should be around RM 550K for the size of 24x75, smallest 20x70 is ard RM 430K for Spira I think.

So, 24x75, RM 645K, any comment?
*
if bot for 430K and now selling above 600K, it would be considered good, bearing in my the whole AI is still under infant stage.

2 days promotion during the carnival 2% discount offer。even they have increased the price by 5% for Citrina but give 2% discount, so net increase is 3% then.

I see I think he just submitted the cheque but will subject to the 5% price increase tomorrow. Is he buying intermediate or corner unit?

He told me that he will not be subjected to 5% tomorrow. he was interested in corner as he wanted to stay there.
*
Like that? Then it will be very unfair for those who wanted to book but cannot book and need to wait till tomorrow

Good for him, he buy for own stay not investment, means i hv less competition to sell after 2 years. Keke....

I heard one contractor bought 2 units in Citrina Becoz they are happy with the quality delivered by naza ttdi based on the earlier phases' deliveries. And he bought these 2 units in CASH term, very " keng chow"

You are as pursuasive as your colleague. You managed to pursuade him to buy Citrina but not Tinta and then he is firm with his decision and then pursuade the sales to let him book without the 5% increase.
Well done
