For commercial shop offuce they will sell floor by floor. Indicative price for ground floor is RM1mil.

Amint brother, Semi D and and link house is different class lah. If i may use airline as a methophor.
Link Hse= Economy class, Semi D= Business Class, Bungalow = First Class Cabin.

A corner unit of link house cannot be equavalent to Semi D, similarly
A corner unit of Semi D cannot be equavalent to a Bungalow, even the Semi D land size is as big as a Bungalow.

A corner unit of link house is like the Emergency Exit row in Economy class, you have more leg rooms as Biz Class, but the width of the economy class is still the same. (Pentas's BU width maybe 28 ft against Citrina's 35 ft???)

An exit row in Economy class is still an Economy Class.....not a Business Class.

Disclaimer: I am not against Link hse/ Ecnomy class, i travel economy class most of the time, and i invest in link houses more. rclxm9.gif

Don't angry huh Bro Amint. Another comparison.

Heard Pentas is not GnG, if they do fence up the development, it will be Pentas 1 + 2 + 3 sharing the same entrance? So it would be like 250 units sharing the single entrance. Compared to Citrina only 56 units, more exclusive.

But to be fair, we shd not compare in between AI Pentas 1, and Citrina. As Pentas1, will be VP next March, and Citrina only VP in end of 2014. Both ready on different time frame, thus target different subsales groups.

Naza TTDI Land is relatively small (only 300 acres) compared to INP side, 5 times bigger. To make AI a success township, INP plays much more important role in AI development especially the commercial.

IMO, INP & NAZA TTDI, they are both complimenting each other rather than competing with each other.

Superlink is an improved version of link house.

Now, airline also offer "Premium economy class", on top of the normal economy class, as a product differentiation.
Premium Economy offer better leg rooms and space. But the on board meal are the same, also sharing the same toilet...hehe...

So Superlink should be classified as Premium Economy Class then....hehe....

1st 6 months no drawdown.
2nd 6 months 25% draw down - RM1280 interest pm
3rd 6 months 60% draw down - RM2800 interest pm
4th 6 months 75% draw down - RM3840 interest pm.

Fully drawdown instalment - RM6750 pm, based on 30 years loan, BLR -2.4%

By the way, was told the 1.4x mil units all sold out already, now available units starts from 1.5x mil

Update on the sales of Citrina.
30 units sold. Remaining 26 units. Considered good for Preview b4 official launch. Heard 10-15% price increase next week

this is not the main issues, the main issue is the criminal case.
i heard Valencia in Sungai Buluh, the highend GnG, some owners rent to pak hitam, and thereafter there are some break-ins within the GnG community, after investigation they found out it is done by the pak hitam tenants. And they have been caught and chased out.

TTDI NAZA MasterPlan

Based on the master plan the "light blue" color is Semi D precient. After Citrina there will be another precient. But i heard they will launch the Vanella first, the "purple color" precient that opposite of Citrina.

I like the hilly and circle type of development compared to the row by row North-South orientation type.
The circle garden types look more elegant, cozy than row by row types look boring and low cost cheap.
My pick in Citrina is door facing Northwest, more to West, but with the RM150k below those north/south facing unit. I think it is quite value for money.

Plus the side (the biggest open area) is facing south so shd made up for it. Some door facing South but the side open area facing West, also useless. You get the most sunlight and heat into your hse. Well, the above apply to semi d

You can call and check. I only know 10% price increase during official launch. Limited RM1.55mil units left a number of > RM1.6 mil units.

They also hv few phase of bungalow with rm3mil price tag soon. Compared to the next 4 phases of semi d and bungalows, Citrina is the cheapest offer.
