![]() The above statistic taken from The Edge Kota Kemuning house price, Kota Kemuning is a good benchmark due to its closed vicinity and some imigrants from KK migrate to AI. The Semi D price is around RM518psf. Assuming Alam Impian's price in 2015 can match Kota Kemuning price in 2012, then the fair price for Citrina will be 3700sqft x RM518 = RM1,916,600 around RM1.9mil, in 2015. |

QUOTE(WL6016 @ Oct 22 2012, 10:39 PM) Yeaap, today just told my young fren to buy The Edge ( weekly ) for the top developers awards and related news of development hotspot. Good advice. The graph also showing Semi D, in general, has higher appreciation rate, probably due to the limited supply. The chart for semi dee price is steeper, which is self-explanatory. Open for discussion though. This post has been edited by cheahcw2003: Oct 22 2012, 11:26 PM |

QUOTE(venven81 @ Oct 24 2012, 08:36 AM) sorry to go off topic a bit. since everyone is buying and buying new prop for own stay or investment, anyone of you is interested in installing solar PV system to increase the value of your prop and at the same time to make some $ from TNB? please contact me if you are keen to explore this How much is the installation of solar PV system? how much can make per month from TNB? and how long it takes the profit from selling the electricity can break even compared to the cost of instalation? |

QUOTE(venven81 @ Oct 24 2012, 01:39 PM) the cost estimation of a typical 3.84kWp system is RM47k. at the current FiT tariff (which is the highest since inception), 1kWh of electricity could be sold to TNB at RM1.49 and this tariff will reduce from year to year. once you have signed the contract with TNB say in year 2012, you will lock in the tariff of RM1.49 for the next 21 years. if you are signing the contract next year, the tariff will drop to RM1.3708 per unit. a very conservative calculation on breakeven point will take 8 years (in most cases it could be sooner than that). i think now you could do your own calculation on the rate of ROI. i was told there will be 2 meters in the hse, 1 is our electric usage, 1 is the generated electric that sell to TNB.we cant use what the solar generated, to offset our usage right? 8 years to breakeven...Emn...more suitable for own stayers, even those opt for own stay, will u be sure that u will live in the same place for > 8 years? |
