Is a -ve cashflow investment but the rent collected is enough to cover its loan interest portion. I prefer to quickly secure a tenant rather than letting my unit empty for mths just for a higher rent of one two hundreds extra.

Says 1mth no tenant = lost 1mth in collecting rent (for my case RM1400)
2mth no tenant = lost 2mths in collecting rent (another RM1400; total lost incurred RM2800)

I might be lucky to get a tenant after the next 2mths who is willing to pay RM1600. With this extra rent of RM200 x10mths = RM2000; I'm still incurring a loss of RM400 for the first year.

As for the following year, I wound have the option to adjust the rent higher OR times of few mths before the expiry of the tenancy agreement looking for new tenant.

I can't remember exactly, should b 3weeks but confirmed less than a mth from the day I engaged the agent.

Noticed also my rear apron slab (for a Viola unit) has sunken abit (really not severe); wondering will the Naza repair for me? Anyway I'll not asking them to repair tht for me unless the condition get worst.
As for your case of having some wall cracks, if just a hairline plaster cracks, i don't think they ll bother it. But u must call them immediately if the crack width is more than 1~2mm

since the cracks found on wall, I believe those are plaster cracks which is just as normal as some other wear and tear since Spira completed more than 2yrs ago
