easy fix.....just a small portion of the house is painted blue...if you dont like it, perhaps, RM30 of white paint can fix it.

depends how many guards per shift .... if 1 shift is 5 guards, then you need 10 guards per day, plus EPF, SOCSO, uniform, etc RM20k is not a surprising number. Do take note than this is a full outsource deal, which mean, in case of one guard resign, the company will immediately replace with a new guard.

Why nowadays everywhere got sinking problem, Setia Alam, Puchong puteri, Nusaputra, etc.
By the way, for those not experience what is sinking...it is important to take photo and get the right expert to validate. It is very common to have soil settlement....sometimes, it will happen slowly over years....so, it depends on the level of soil settlement. Some might slight damage the joint or so .... Also, sometimes, it is not sinking but rather the way the platform had been constructred. normally it has to be adjoning on the vertical wall instead of laying just a flat piece of flooring... |

demand and supply ..... without a doubt Alam impian by I&P offers a couple of advantages against ALam Impian TTDI.
- nicer road layout and walkway material (including car porch as well) - closer proximity to access or to the lake - Bigger house (dollar per sq ft wise) So, TTDI need to step up the development especially the access road. Visited a couple of months back when Zirconia was launched, all the water pond, tall grass, rubbish, lack of landscape along the road leading to AI TTDI doesnt help. They should start to widen the road to 2 lane per direction, start planting tree along the way, enlarge the roundabouts, etc. BUt recently the price for new launch in AI TTDI is returning to more reasonable pricing....while I&P is gearing up their pricing ... At the end , it is back to individual preference, but one thing for sure, the G&G will be a very very important criteria in the come years...as crime rate is ever increasing ...unless you believe the data by the police Added on April 24, 2012, 12:45 pmalso, within the same period of time, actually there were more launches within AI TTDI than AI I&P. ...4MB streamyx and 5MB unifi shouldnt be much difference...the key difference why you are experiencing is mainly due to the backhaul capacity of the network as well as density of usage.....Streamyx has been around for years, if everyone around your area subscribe to it, you may have 4mb between you modem and the telekom node. but from that point onwards, it will be congested.
Streamyx or unifi ....they are both expensive.... |

Actually, I personally think that Naza could have done a better job by allocating a piece of land for kindy which is required but out of any of the gated area. They are well aware of that fact that they are selling G&G (practically, although not technically) and it is not suitable for kindy to be operating within G&G area. It will compromise the security or make it very difficult for the operator of the kindy because parents need to go through all the hassle to send or to pick up.

Apparently i was wrong as according to zenquix, there is a plot fo land allocated for that purpuse. But if it is just land without buidling then, no many kindy operator can afford it .... and also, some kindy dont want to overcommit their cash flow in property purchase especially when they are new into this business.

hi all, as much as everyone wanted a perfect neighbourhood....some of those things are really out of control.....some owners might accidentally or purposely renting their property to whoever just because of the moeny...can we blame them for not responsible for renting out to weird behaving people ? Not really....how to do a background check on everyone ? Well, some are decent people, but they might behave very different than most of us.....what to do? As much as we like our neighbour to be sharing the same lifestyle and behaviours...other might expect us to do the same.....this is community living ....
That is why for those super rich, they just dont bother, they can afford a big piece of land and virtually choose their neighbourhood .... if not they just move.....for normal people, this is not possible |

Every house should be given 1 vote. If you own 100 houses, then you have 100 votes. Like it or not this is valid.
Investor or residence, no difference, as long as you are the house owner, you have the right to vote. about those african, Very simple, .should you see any issue, then make a complain or report....it is not fair to chase out people before hand....there are some good one also .....but i agree that unfortunately till now, they are somehow associated with sinister act.....i pity those good guy...If i am the owner, i wont take risk. |

I visited Viola and Spira over the weekend....
SPira is nicely turned into a ncie neighbourhood. I guess more will move in soon. Viola is still new, roughly about 10 or so moved in...some under renovation, 30% + for sales (judging from the sales banner only). Understand the subsales price is quite reasonable too .... i guess many dont realize that after sephira and the subsequent phases completed, Viola will be considered cheap with current subsale price...as i dont think investors who bought sephira or the other phases would be able to sell 20x80 at 600k+ or 22x80 at 650k.....despite having slightly bigger built up on the new phases, i guess it will not be easy for the investor to make big buck in short term. |

Jeghui, i dont understand what you mean ... What i stated was that I dont think any Sephira and Aquina buyer will be selling less than their purchase price (which you already mentioned)...in that case, Viola and Spira remaining units at current subsale price is consider reasonable despite slightly smaller built up. Thinking to get one too. |
