Citrina at preview stage, 20 units sold. Heard price will be increased by 10% when official launched in Oct.
Vanela Bungalow will be launched next year only, indicative price RM2.8mil
IMO, Citrina is investable due to the following existing link hse in the market:-
INP Ukiran - 100 units
INP Canting - 100 units
INP Pentas 1, 2, 3 - 300 units
Naza Viola - 100 units
Naza Spira - 100 units
Naza Sephira - 100 units
Naza Aquina - 100 units
Naza Zircona - 100 units
we assume each launching has 100 units in average, meaning 10 projects = 1000 units of link and superlinks. This 1000 units already/will be available in the market in 2 years time vs Citrina only 50+ units. Being the first Semi D launched in Naza Alam Impian. Let say, out the 1000 units of residence, 5% want to upgrades to Semi D, Citrina will be the only choice in the vicinity.
If we further assume the profile of Citrina purchasers are 50:50 between own stayers and investors. means only 25 units available in the subsales market after 2 years, so just need 2.5% of the existing AI residences upgraders to absorb the units.
Other Assumptions are
i) competition from Tinta Semi D, which is smaller in BU, and by the time Citrina VP, Tinta already 6 years old.
ii) we did not take into consideration of the demand from outside the Alam Impian, like Kemuning, USJ, Subang, Klang....If we add on this potential demand, Citrina will be in better demand.
iii) Citrina priced reasonably, i notice that the corner unit of Zicrona/ Pentas 3 super link already priced higher than Citrina.
