Called Sales ppl at 1pm just now. As at 1pm, 25% sold.
For those west facing units, price starts from 1.45mil.

i like the ground flooor layout, 3 side open for the living and dining room. More day lights into the house. Only the kitchen are connected wall by wall to the neighbour unit.

The 1st floor layout only 1 back room's wall is connectted to the neighbour.
Plus the double volume on the living room. Look more spacious.

U are right, based on the pyramid of income in Malaysia. Those who can afford > RM1mil is much lesser than those who can afford RM500K

Since i am not familiar in Alam Impian, u may help to clarify the followings:-
a) for INP side, i know Ukiran/ Canting or Pentas series are all link houses. b) for Naza TTDI side, all existing launches are link houses.

So will this Citrine, the only semi D in Alam Impian, stands out from the crowds?

Bro, this is the price for link hse not semi dee. From the we link u give, it is stated link hse. The TTDI staff just cut and paste from other link hse project. Hehe

i think around 20 units sold.
The earlier invitation email mentioned price from RM1.6mil, in fact the price is from RM1.45mil, the sales has changed the price in the new email.

This question is posted to the existing investors of naza TTDI. Do u forsee the floods happens in the development as it is at the lower ground compared to the INP side, and closer to the river.

The SA explain that they hv 2 retention ponds to avoid this issues. Is that good enuf?

Good Choice. I agree with UFO taikor, this Citrina looks like a Zero Lot Bungalow instead of Semi D, because it is 4 sides open. ( or i should say 3.75 side open)

On the Ground floor, only the kitchen is wall to wall with the neighbour.
On the 1st floor, only the 4th rooms and toilet is connecting with the neighbour.

Citrina at preview stage, 20 units sold. Heard price will be increased by 10% when official launched in Oct.
Vanela Bungalow will be launched next year only, indicative price RM2.8mil

IMO, Citrina is investable due to the following existing link hse in the market:-

INP Ukiran - 100 units
INP Canting - 100 units
INP Pentas 1, 2, 3 - 300 units
Naza Viola - 100 units
Naza Spira - 100 units
Naza Sephira - 100 units
Naza Aquina - 100 units
Naza Zircona - 100 units

we assume each launching has 100 units in average, meaning 10 projects = 1000 units of link and superlinks. This 1000 units already/will be available in the market in 2 years time vs Citrina only 50+ units. Being the first Semi D launched in Naza Alam Impian. Let say, out the 1000 units of residence, 5% want to upgrades to Semi D, Citrina will be the only choice in the vicinity.

If we further assume the profile of Citrina purchasers are 50:50 between own stayers and investors. means only 25 units available in the subsales market after 2 years, so just need 2.5% of the existing AI residences upgraders to absorb the units.

Other Assumptions are
i) competition from Tinta Semi D, which is smaller in BU, and by the time Citrina VP, Tinta already 6 years old.
ii) we did not take into consideration of the demand from outside the Alam Impian, like Kemuning, USJ, Subang, Klang....If we add on this potential demand, Citrina will be in better demand.
iii) Citrina priced reasonably, i notice that the corner unit of Zicrona/ Pentas 3 super link already priced higher than Citrina.

My RM0.02, open for discussion.

Thanks for your unbiased feedback, oh u r talking about the piece of land in the east of Citrina? The developer has changed their plan to build townhouse instead of highrise.
It will be mixture of Townhse and the low rise condo 5 storey with lift.
Abt the htc, it will be blocked by the low rise condo/ Townhse.

Out of 56 units, 28 sold. Means 50%
Good response considered Naza TTDI hasn't officially launched. Still hasn't obtained AP yet.
