Find it hard to accept a 1 room duplex SOHO at RM500k even though next to MRT. The duplex upstairs cannot possibly create another room due to space available. Understand that for the duplex downstairs, there is no shower piping available at the bathroom downstaris
Even Ascendia studio at prime location at Taman Tun MRT with 500 sf selling at RM1000psf is also RM500k
Both are freehold, both near a vibrant commercial center (Taman Segar and Taman Tun commercial area.
You can argue from Ekocheras can take MRT to KLCC in few stations but Ascendia also can reach One Utama and the Curve in few station
Even the resident and tenant profile of the 2 areas also very different if u know what I mean
If you accept the argument that both are 1 room and one 762 sf and one 500 sf, if you want to get RM2000 or more rental per month, which one easier?
