Yup. Because D is facing A while C is no block by any.

And Blk D is facing east (pool view)

You are right. I notice this too when I captured and compared the price chart between block A and B last time but I don't have an answer for that too. Have u tried to ask SA? The price for higher flrs in Block B (25th flr and above) is almost same as block A for the same flr because there's no more 20k difference between level 23A and 25th and also L&G has narrowed down the price difference btw each flr in block B by 3-4k instead of 5-6k in block A.

Depending on facing, not all units can see PJ/Mutiara views. I guess block A units with pool view will see Damansara Rafflesia/KD instead of PJ/Mutiara view and block A units facing the forests will probably see DPC (if not block by future phase)? With that, probably only block B/C units with pool view will see PJ/Mutiara view. Anyway, the common root top areas will be able to see all above views.

what mean is DPC...?

i also feel that the difference in 23A and 25 level @ Block A shd not be with RM20K increment, because the 23A floor and above will be facing the afternoon sun, at least the lower floor of Block A are partially blocked by Block D.

Agree!

Thanks for sharing. can post the new brochure on this site?
I feel that the price jump is bit steep. Eg mid floor smallest units after disc is >720k.

did u know why Maybank and CIMB pulled out....?

I am having the same question too in my mind on item 1 above. It's already 14 days after making the booking but still no SNP signed. I thought we only entitle to 10% discount if we sign SNP within 14 days after booking. Can anyone help to confirm?

Yes, project is under DIBS and so we only pay after 42 months. I was told completion is end 2015. Monthly maintenance is 0.25.
*
As i know SNP developer is not ready yet, bcos they still waiting the Blk C & Blk D respond, and the 10% rebate , will included your 10k booking fees & 1.5k admin fees, total u need to pay 11,500 and until completed. ; )

The offer letter I received also did not specifically state the DIBS period. I guess it will be included in the final loan agreement.

For the 1st 36mth, Bank will send interst notice to developer, after 36mth (Contract is full), Bank will send interst notice to u, i think u take this notice to claim L&G...???

anyone knows how the 10% rebates work? say the SNP price is RM600K, and we paid 10K as booking fee, meaning the credit note will carry the amount of RM50K? (RM600K x 10% = RM60K, RM60K - RM10K that we have paid)???
*
Hi Cheah, I just received a letter fr L&G for S&P signing, 10k deposit is not refundable and need to pay $1440 for SPA & loan disbursement, total amount is 11,440.

Any of you looking at offers from Standard Chartered? Was wondering what you think of the package. They are offered me a conventional term loan instead of MortgageOne. Reason for that is I can save on the monthly maintenance fees of RM10 during the construction period. To then switch over to MortgageOne after VP for a supposed fee of RM200 only.
*
Hi, I just received S.C Bank, my loan package is team loan, no maintenance fees is because this is not fully flexi loan, if u pay advance payment , is totally cannot withdraw when u need it. what is your rating..? BLR - ? %.........?

Just signed SPA today. No DIBS things was mentioned in the SPA, the SPA just follow the standard format. The lawyer said no need to worry on the DIBS issue as long as developer not turning into insolvency within this period. Seems like perchasers are not covered perfectly. Anyone can share you opinion/comment on this?

I noticed that my car park location was mentioned in the SPA. It is front and back and blocked by another unit's two car parks. in another words, four car parks in one row!! Most of the unit's car parks was also designed in such a way!! I asked the Developer's staff on this arrangement, they just replied the simple answer which is "due to lot of units' car parks need to be designed in six level, so the car parks need to be designed front and back and close to each other." I replied that this is not an low cost condo and such design will lead to inconveniences. The designer should know at the first place and should design more level of car park! That person just replied that "no no, the car park already was design in such a way and cannot be changed anymore!" Really dissappointed on the design of the car park. Any can share your experience on this issue?

The lawyer said no need to worry on the DIBS issue as long as developer not turning into insolvency within this period, if developer pay late or they don't pay the interst, what action u (purchaser) can take....?! We need to understand law how can protect our benefit ..Right...?! not only protect developer! I must asking developer issue a DIBS letter for signing!
