No regret if i were to pay higher price in the future

Property investment rule No. 1, Location x 3
Investment rule No.1, in order to make money 1st must make sure you don't loose money.

Too many investors in CBJ, those who purchase in CBJ are not those who staying in CBJ, no natural grow of population.
I can see Red Sea competition when all properties VP. The first challenge is in Mah Sing's GR, their prop just VPed, and the subsales is damn slow.

Out of topic, we shall back to DF.

Hi there! Well, I'm no expert myself... But I guess if you are buying the place for own stay and you could afford the monthly repayment, then no issues I guess... But if for investment then that remains to be seen as the price of Block C has increased about 15% from Block A... Just my 2 cent la...

Hi calvin, "Late bettet then absent" , don't forgot early of 2013 will launch phase 2, pricing will be increase on that time, phase 3. .... Phase 4, any way phase 1 still is most cheaper compay to others phase. Just my 2 cent ...

Interesting, I guess everyone has their own analysis... In my case for Block A, pool facing is West (sunset) and personally I prefer East (sunrise)... I bought Type D, which is corner unit, so have option of Unit 1 or 7 that faces East... Pool facing got Unit 2 and 8... Personally I don like Unit 2, cause the master bedroom will be facing the other unit directly, so means ur curtains will be closed most of the time and Unit 7 and 8, looks great cause next to forest/hill... however some say, it's very near to the telecommunication tower... So suffice to say i choose unit 1... But on the down side, Unit 1 may be blocked by Phase II, not too sure, looks like it wont la... smile.gif

It will be facing a lot of dust when phase 2 construction. ..

Fair enough
The worst developement i have ever seen is Charlis by Sunway @ Sunway Damansara or Kota Damansara. Fronting theTNB main station that supply the electricity to the entire MD, KD, and DP, and also HTC at side.

During the lauching i was hesitating and decided not to buy, and now regretted big time.

It's "better late than never", Steve.  I understand what you're saying but aren't you a little concerned about the cost and the current economic climate?  Anyway, your research results will tell you what drive people to invest in property, won't it?  I agree with fongozic that for own residential purpose, DF is great but as an investment, personally I feel RM800+k is a heart-dropping commitment.  Imagine upon VP, the selling price will be RM900+k to RM1+mil.  Who are the target buyer groups?
*
Hi Malaysian driver, u r right, when VP Price will be 900k to 1 million, but I hear now bank Negara going to discuss our country housing loan term can extend to longer or not....?!

what the happen If bank can extend to 50 or 60 yrs loan term, 1) Repayment will be lesser,
2) Property value continue increased
3) increase property industry transaction
4) investor continue earn the profits
5) Government continue earn there income (RPGT, Stamp
duty)
6) Owners can buy there house for own stay

This is a Win win solution. ....like Japan or Hong Kong

Just for my 2 cents. ...

A couple of months back, UOB in Singapore launched an innovative product "50 year loan". Kena whacked by SG's Housing Minister. Next thing MAS clamped down on the banks to offering this product by requiring lower Loan-to-value when housing loan > 30 years.

This is a relevant example because MAS and SG govt is concerned about the stubborn high property prices and this UOB gimmick is seen as a way for buyers to sidestep the restrictions currently imposed to cool the market. So I think Bank Negara would be crazy to allow 50 year loans while asking the banks to be prudent in loans.

This skim will launch on future, step together with wawasan 2020. ...

I can't help but to agree with you, what you've said totally made sense.  I made a booking for DF in Block C but went back to cancel the booking yesterday, reckon losing RM600 is better than being stuck with an over valued property even if it was for own stay.  I was still doubting my decision until i read your post, so thank you for offering your opinions.

May I know why u make a decision to bough Blk C on that time? For investment. ....? Or....?

What I did notice now most of the new projects are DIBS with discount. Actually it cut down a lot of administrative hastle of buyer. Now, one can pay a small down payment and that's it.. wait for a couple of years and start your monthly payment when VP or building completion!

Yah, we have enough time to reserve Bullard wait until VP, start installment after VP. ; )

Yes, but they have revised the price, plus it is 28th floor and above, so price not cheap though.

U know the open units floor? How much they revised the price? 20k? 30k? or higher. ..??
