Wah! unit listing price is 729K before developer discount. Those who buy property before 2009 sure strike lottery now. Dunno is there any reason or way for the property price fall.
*
Hah...same goes for is there any way for the gold price to fall back to 2009 level...I doubt not....

OD? U mean late payment fees. It's normal. For first few months, I also received late payment penalty. L&G has been settling the fees.
However, lately, they never late in paying the interest. Probably kena too many complains from buyers.
The late interest payment might impact our CCRIS. So far mine is still all showing 0 though.
*
How come? No late for your case?
How to check for CCRIS? Is there a kiosk at bank negara ?

To add on, u can check once in every 3 month.
*
Thanks both! Will check mine soon.
Btw, is it really that Foresta height will be higher than the transmission tower?
This means you would be able to see it as far as from BU or even Mont Kiara..
In another sense, it will become a landmark due to it height higher than the hill!!

What u mean? Developer sent u letter to charge u for late payment, is it not under DIBS? Any delay is due to developer n not us...
*
Bank first drawdown is late ~2months. But i did check with the lawyer at that time, they said the delay is due to developer late process for the S&P....and now developer want to claim late interest on me ..what's the logic??

Write a letter showing the dates of all the events which happened and ask for the interest to be waived
*
Yes, will request a chronology of event from bank side. No one receive similar letter? Anyone from early Block A purchaser? Loan from HSBC?

Developer late process for the S&P is not an issue where the stamping date is the actual date of the schedule running.

Bank first release could be late due to the bank itself ( slow ) , borrower himself ex. MRTA got problem or account not yet opened, lawyer takes longer time to execute the odcumentation or advise bank for release or bank send the notice late to solicitor hence solicitor sent it late to the bank.

Late 2 months would be serious issue if you sign the S&P on the week you sign the loan Letter Offer.
*
Partly is due to late loan solicitor assign by developer. Wasted quite of time there.

Still got lower floor unit for sale? I call the office n they say mostly higher floor and starting from 900k...

Besides the penthouse which is rather expensive, there are 4 more units at 7th floor which may come with private garden area (according to SA)...not sure they already start to sell those or not...

Hi - been looking for a place for own stay. Saw this and started reading the tread. Seems like a good location and psf is not too bad (Average Price per sqft : 550 psf - 610 psf). Any persons just bought over the last few months. Comments/advice? Also, which units might be best to look to purchase.

Get to know that block C got 2units available for forest View while few units for city view. All available is high floor from 2x floor~.

Heard from one of the SA:

Ground level at 180m above sea level is equivalent to 60 floors above sea level (per floor 3 m so about 10 feet). If you unit is at 20th floor, that is equivalent to 80 floors above sea level  flex.gif

Only units above 3xth floor will be higher than the mountain but because of the height will be looking down at Ikea and the Curve view  rclxms.gif

The strongest wind blow towards DF from the North West direction so Block C and D facing outside (not forest) and will receive the strongest wind. The wind will then circulate in the swimming pool area and get out at the corner of Block D Type D 1610 sf ft units facing forest

Block A and B facing forest will not be able to see the telekom tower but block C and D facing forest may. The telekom tower is at the far left of block A if you stand facing the forest. In fact, he said the telekom tower is facing phase 2

Phase 2 will be launch after June 2014
*
Thanks for the info. 3xth floor which will be higher than the mountain is referring to block A right? Any latest photos of construction progress?

Those units are gone... I love everything I saw and the potential capital gain but doubt the rental play. Nevertheless... I bought Block D (pool view) today. No choice but limited options available only and I don't like the Block D west view... not sure I'm in the right mind but I believe the probability of success is high on capital gain though not the rental... Yumm..... Seng.....

Is it? So fast taken already? May I know which SA attend to you? Glad that you love the place, welcome to Foresta family.

Referring to all 4 blocks actually.

Block B and C are 37 storeys and Block A and D are 35 storeys

Phase 2 facing direct to tower? From this photo, it seems very near to block A though.
