According to SA, it's about 50% for block C mostly the higher floor.

A small erosion would not do the destroy.

From the photo, it looks to me that the rocks are mere 4m from the surface of the soil.

And if the towers are planted into these massive rocks below, do not think any heavy rain could move it.

of course these comments are merely superficial without knowing the actual rock profile, soil info and foundation concept.

What Accetera says would be very clear if it is illustrated by drawing. The development is indeed sitting on the excavated/blasted portion of the hill and seated on rock. The softer surface soil has been removed and foundation is nailed onto the rock.

yes, from the model, the project is sitting on a flat land......

This is because it is part of the plan to flatten the land before building the car park.

I seriously do not believe there is suddenly a flat land originally at that area.

We can also be scared everything and eventually miss all opportunity and miss the life as well.

Whenever there is any risk whether a safety risk or whatever, a risk analysis would need to be carried out.

In this case, I would conclude that the risk is lower than taking an aircraft.

For the uninitiated, the risk would be higher.

However, it is common to place higher risk when you are unsure about the subject.

One thing good that make Damansara Foresta different from other development is the full height glass window.

Firstly, it looks nicer outwardly

Secondly, it provides better view for the tenant.

Thirdly, it does not require repainting unlike concrete structure that requires a large sum of money for the repainting works.

Fourthly, it looks more elegance than concrete.

Fifthly, it provides natural lighting

Sixth, it looks nicer from inside.

which direction you are choosing.

Which type of layout you are choosing.

One example is 98x,xxx, 1610 sqft unit, level 23A

But then you will also have DIBS, discount, Free legals fees and etc.

If we were to compare one 11th storeys single block, without podium, 3 levels U/G car park with

One 35 storeys 4 blocks high rise with integrated podium, multiple lift cores and multilevel car parks; the duration committed to complete the project is almost the same.

Therefore, the latter needs to rush to complete the project.

moreover, in residential development the faster the buildings complete the faster the money will go into developer's account.

The podium design is quite appealing to me. So if your unit is facing the podium, there is already one good view.

And if your unit is facing the hills, imagine the whole green tress infront of your unit when you are standing at the balcony.

and when forest trails are lighted up, there should be another additional view; lights within tress, the view should be good.

So, in conclusion there would be 3 layers of scenes if your unit is facing the hills.

I heard different info. And from my own calculation, based on height of hill from google earth, 3m+ per floor; it's going to be penthouse and not the lower floors.

If you think seeing other at balcony carries a negative connotation

Seriously it is totally different from my point of view.

Obviously everybody would be putting up nice and beautiful curtain when they need their privacy.

They will also open up their unit broadly to others when they want to show off beautiful decoration that they have done for their own unit.

And for those who like joyous and happening occasion, they would enjoy watching the energetic atmosphere at the podium floor during a Chinese new year celebration or even during the normal holiday. It's like watching a movie from your dedicated seat at your elevated unit.

I have visited an oversea development where the designer has designed the two blocks of high rise service apartment facing each other with the balcony facing the common shipyard and the view is marvelous. People would bring out their lazy chair sitting at the balcony watching the sun set together. Wonderful!

By the way, sitting alone at the balcony is pretty boring at times. For me.

This is the first time I bought a DIBS property.

What effect it has on us when the developer is sending the bill?
