reference from google earth

The highest peak for the mountain behind damansara foresta is about Elevation 320m

Let say we take elevation 180m as the starting ground for level 1.

The height difference between is about 140m

Let say we assume that per floor is 3.5m height.

it takes 140/3.5m = 40 storeys



Let say the construction starts at elevation 200m

the height difference would be 120m (320m-200m=120m)

It takes 120m/3.5m = 34 storeys


If we are talking about the highest peak, it could be the penthouse level.

If we are talking lower peaks, other floors still got chance.

Government-linked development company - equity share price will be affected if existing government lose in GE but the property price.

Do not think that property price will drop unless there is a worry about the country economic especially in the near future.

Even if there is a drop, it would be temporary.

If the new government is able to show good planning and leadership, property will rise further.

G-pile is only the foundation contractor,

There should be another Civil contractor to complete the job from foundation onward.

It should been better organised especially on the buffet dinner.

I would look at it as a "chicken and egg" situation.

People like damansara area because it is convenience, modern and popular. It becomes the magnet that attract the high density development surrounding this golden piece of land.

The point is, when a land is designed to be high density, much more consideration has to be taken into account so that tenant living in the development will ENJOY and not SUFFER.

It makes sense because block C is the last block to be launched. The hand over date to the buyer also later.

Nope. There are time laps between the launching of the blocks. and hence the VP are also different.

that could be the case. I will confirm my VP date tomorrow since it is already stated in the S&P i remember. then others especially those from block A & B can let us know if it is the same.

Have a quick browsing yesterday night.

The contract states that if you wish to make any amendment, you have to inform the developer and the developer will charge you according to what you need to change if there is any extra cost. However, it is subjected to the approved building plan.

I have also checked my VP condition. Contract signed on Feb 2013. VP would be 42 months from the contract signing date which means the developer handing over date would be Aug 2016. This is according to Contract. However, I believe they should be able to handover earlier than this date.

It all depending on the performance of the contractor.

Based on the contract with the buyer, they need to put priority in all of the contractual items. The podium construction could be a critical item to be completed for block A and when it is completed it could be cordoned off so that works at block C could be continue. By that time, works at block C should be completed substantially leaving maybe the touching up, minor installation testing & commissioning and etc.

Looks higher than phase I which I believe it should not be the case.

And happy to know that they are launching in year 2014.
