Condo can only fetch RM400psf. Anything over this is overprice. Since some of the project is reaching RM600psf, 33% discount should be a norm this year.

QUOTE(adrianjc @ Mar 2 2012, 08:18 AM)
I've seen some friends who had bought properties much earlier than me refinance their existing properties, take a small loan to buy another house and still have balance left over in their account to cover 5 years worth of monthly repayment for their props. So they're just sitting back and relaxing.

Property prices drop? Ain't gonna affect them much. They'll just sit on their properties and get some incremental income from rent even if it may be insufficient to cover repayment. But honestly, they don't care... it'll just help stretch the 5 years of repayment they already have covered.

But how many people out there do you think are like this? Very few and far between. Changes to the interest rates, etc... may not affect these fellas but it will definitely pummel those who've over leveraged their investment positions and those who budgeted ngam-ngam for each month without leaving aside some room to move and adjust to changes.

Which i would think at this point in time would maybe consist of about 20% of purchasers (if that iproperty report can be believed and accurate). Potentially 1/5 of buyers have over leveraged their position. Which doesn't seem much but could cause some ripples in the market if they go bust.

Bubble burst, i don't think so.
Ppl burst, definitely more likely and would look to most like a bubble.

i would say there's only price correction for the highend, if you're aiming the bigger unit 2000sf and above in mont kiara, you might get one with 15% cheaper than market value, but usually those people waiting for bubble are not looking for this price range, size & MK location.

for those 1st time buyer with minimum cash on hand, can consider the new launch with developer discount 7-8%, otherwise can consider 100-200k apartment in klang valley, there still have plenty of units.

i think now is the best time to buy klcc condo. Price hv been flat for the past few years.  outside klcc is booming, soon will turn to klcc. that is why many foreigner r aiming at klcc now.

if more klcc office r going to occupy by MNCs (which is happening now) , the condo price will up soon.

Dun worry, LYN property forum members are constitute a small portion of the total buyer population only, even 100% of the posts saying mkt will crash (or vice versa), do you think mkt will react accordingly? No it won't give much impact at all..Look at Summer Suites, Kinrara Residence and Temasya Glenmarie launching, so many negative comments prior to the launch, but the actual response is overwhelming, I estimate 95% of the house buyers in the mkt never use or heard bout Lowyat forum, our comment dun hv much influence to the mkt movement.
Buyer decides to buy was due to :-
1. Personal needs
2. Investment purpose / long term passive income or short term appreciation gain
3. Effective A&P by developers I.e sales campaign, show house and sales incentives
4. Influence by friends, property talk, seminars or forum like LYN
5. Hedge against inflation / currency depreciation
6. Replacement as Insurance protection (instead of buying insurance policy, some choose to make installment to buy a property)
7. Corporate decision like business expansion acquiring land or factories
8. Special programme MM2H, or torism industry programme, many investors also switch to buy agricultural land for food cultivation
9..Wealth creation - Chinese has tendency to accumulate wealth by way of acquiring lands, property or tangible goods to pass it down to the next generation. Chinese has the character to show off how rich they are, this is bad indeed! doh.gif
