Here's a list of things I underestimated:
1) Electrical wiring - by about 100% (from 7k to 15k, inc 3 air con installation) 2) Tiles - by about 40% (from 10k to 14k) 3) Doors - by about 150% (from 2k to 5k) 4) Alarm and autogate - I didn't even budget this in. 5) Windows - went for some better windows upstairs in the rooms (extra 6k) 6) Bathroom wares - almost doubled (from 4k to 8k) 7) Door locks - 1k Already 31k there I didn't budget for.
