My decision was based on distance to parents place, amenities and a place I'm roughly familiar and comfortable with.

Everything excluding furniture, built-in cabinets, air-conditioning and other non-priority items.

From the looks of things though, I'll bust my budget at the rate I'm going and for some other non-priority features.

Here's a list of things I underestimated:

1) Electrical wiring - by about 100% (from 7k to 15k, inc 3 air con installation)
2) Tiles - by about 40% (from 10k to 14k)
3) Doors - by about 150% (from 2k to 5k)
4) Alarm and autogate - I didn't even budget this in. laugh.gif (5k)
5) Windows - went for some better windows upstairs in the rooms (extra 6k)
6) Bathroom wares - almost doubled (from 4k to 8k)
7) Door locks - 1k

Already 31k there I didn't budget for. laugh.gif

Yup... It's always the case of just a little bit more to get something better. And before you know it you have a mountain extra to pay.

Someone was telling me that a couple of years back to get your entire house renovated for RM150k was doable. But nowadays it's nothing shy of RM250k, either ways i'm feeling the super hard pinch now.

I think you need to neutralized the concrete before can put fish. I am waiting for my mini pond to be neutralized too.

Design is planned between myself and a friend. No rendered drawings just the technical stuff that was sent for approval.
