Why so rush for loan application since there are quite some details are yet to be finalize yet?

Prior to your purchase, buyers should have been informed by Mah Sing's SA that this current phase is pending AP & DL which will takes few months time, SA said at least 4-5 months. But I foresee much longer.

The current land is agriculture land which status is pending approval from Land Office for the land status to convert into Residential Land. It takes months and I have no idea when Mah Sing submitted the application, but based on Mah Sing's reputation, it can be done within 2-3 months.

Most of the banks EF are yet to be finalize, yet, actually they are in no rush unless Mah Sing able to convert the current agriculture land to residential land with land title premium paid, then developer only able to apply for AP & DL, ( in between banks will proceed for final EF ) which takes 1-2 months and after obtained the approval, then only they can officially launch it and let buyers sign the S&P.

I think estimated, it takes about 5-6 months from now. Depends on how aggressive Mah Sing is going to develop it and launching the next rows or phases. If they slowly and not keen, it might be takes 7-8 months.

Understand there will be land allocated for Hypermarket. But know  J.Jusco is not far away.

Can we think of something creative / innovative beside to build Hypermarket.

Perhaps it is good to propose to Mah Sing if we had good idea here.

I am sure our property price will goes up faster is we have successful hypermarket or our proposed "innovative"  plan.

Example :-

1) Electronic / Electrical center  like Low Yat to serve northern area

2) Automobile hub to display various type of show room cars /spare parts

3) Giant furniture  center like ikea

Both A1 n A2 still have plenty of units left. Went there today.

OMG OMG.. I am the Phase 1 buyer of MR1.. I referred my friend to buy the MR 1 as well. The problem is my friend paid the booking (without me) and after that only we filled the referral form (As the Sales Advosir) said is "OKAY". Now the referral bonus was unsuccessfully. WHAT THE F*CK...

Is this a proper way of doing such business? Anyone facing the same issue?
As the referral only can claim (or can confirmed got or not) after my friend paid the money full amount (10% include rebate) and second withdrawal from the bank. By that time only can know whether the referral bonus is successfully or not. Buyer, please be careful next time. !!!!!!!!!!!!!!!!!!

SA told me BGB cant reimburse due to the process incorrect & rejected by management.
Anyone still facing this issue?

Alamak, all local banks? Tarak foreign banks wanna do Rawang area maybe.

With the list of above banks, I can foresee a lot of buyers cannot get their desired loan ( especially 3rd party loan or die die must 90% loan )

Spoken to a mortgage staff from HSBC, she told me her bank recently downgraded Mah Sing's projects. But they are ok with Guocoland, Hong Bee Land and Glomac, the other developers in Rawang.

I think it is not about the developer grading but the EF category based on selective Rawang area where Daerah for Kundang and Kota Puteri are consider negative area for most banks, esp foreign banks.

AP & DL had obtained or obtain soon?

What I heard was it had been approved and will be obtain the hardcopy by June, therefore solicitor can prepare the works for S&P signing, which normally takes a month or two so later.

Better faster sign S&P. haha.
