where can u get RM300K++ condo (fairly new) in Damansara or DPC area? compared to older condos such as Medan Putra and even Menara Manjalara, PMP is actually quite new and ok...and young people are always complaining house prices beyond their reach...they want to buy new undercon selling at 100-1200psf chic condos instead...they want flashy Rm100k CARS AND LATEST RM2-3K smartphones, and spend like crazy swipe credit card go holidays ONE SWIIPE rm10k++...and they wonder why their loan applications not approved...this is real case..one thing i've learned is that most youngsters only complain

I personally think that PMP price is considered very low right now and should be going up when DPC new mall is opened.

Dev oledi done liao lo. Shops r kept by dev ma. They lcly dun wanna sell ma. Then now sindili cali tenant lo. sleep.gif

Eventhough the development sucks , but still make me earn 100% in return . Recently sold the unit , really can't tahan the environment

Hi guys, I'm considering purchasing a unit in this condo.
Specs are:
918 sqft
Avelon tower
3+1 bedrooms 2 bathrooms
on 12th floor
at a price of 410k

Would this price be around market price?

Need the opinion of you pros here.

Urgent! I am considering to purchase a unit at PMP, Avelon Tower 2, 918 sf at RM407K, fully furnished, but the items are not in good condition. Initial price is RM418K, but the owner is willing to reduce another 11K as we will repair everything at our expense, so do you think it is worth it?

r u seriuos?? 800sf units bank valuation RM400K for BASIC ...i would say its a good buy for RM407K

Check out who are your neighbours. I see a lot of "expats" staying there. Location wise PMP is good, condition wise really so so and tenant mix, I think is not so good. If you like to stay around the DPC area, u may want to check out plaza menjalara, menara menjalara, Menjalara 18. I think they are much better for that range. Just my 20 sen view. All the best!

Thanks for your suggestion. I have checked out the neighbours, 95% are Chinese, there is a Japanese family living at the same floor as mine. PMP has 2 towers, Avelon (older) and Beverly (newer). According to all the agents, Avelon is catering mostly families, while most investors bought Beverly and rented out to those "expats" you mentioned. I am renting at Beverly for almost 2 years so I did noticed that.

For the 3 places you mentioned, the most cheapest would be Menara Menjalara, others like ceveori mentioned are much more expensive, asking price starts from RM500K.

Freehold. Kl. Easy access to kl pj and outskirts (sg buluh). strategic location.

Come new year, first class view fire works if the unit is facing dpc. Of course the price is traffic on such occasions is crazy. But hey if u r staying in thats not too much a prob, aye?

Basic amenities. How often one goes to the pool n hits the gym? Or u can jog your way to dpc, grab a burger and burn your access fat on your way back.

There is a subway n minimart and walking distance to the bank so one will not be starved to death. Convenient. Very convenient.

Got Children? No worries. There are srk, sjkc, sm, private school also got.

Maintenance fee. OK reasonable... if u compare w others, they r pricier

A lot of Thai girls at Beverly. Black less. N I reckon thai skimpy dressing ladies r more of an eyesore the bangla ! The blacks don't come in groups but these uselessladies come in groups. There is a black family w young children. Bangla n other national r security guards. Some station at Tesco. Or some work as kitchen helper at kiss burger DPC. These ppl who PROPER JOBS r OK.

Conclusion. Its a goodbuy at Beverly.majority owner tenants r Chinese

Just curious why you don't take Menara Menjalara... Similar price of range and better than PMP...
