access road no problem since i have shops here .. but going out into the kuchai lama traffic intersection during peak hours need some patience ..

ini location manyak good jalan kaki makan apa, beli apa, banking apa pun boleh sampai.

jialat neighbor central different lor. sibeh trap in the island. almost 360 degree sibeh surrounded by highway and too near to highway. buka window wewangwang sound come all around. everything far far away. every time come out need to drive or tumpang taxi/bus.

Aquata location too kampung? fresh air, fresh chicken poo. but jalan kaki maybe can cari makan kampung macam nasi kukus, nasi lemak at tepi jalan. but for other amenities cannot jalan kaki sampai right?

u talking Fatt Mok Yong Ta Foo or yummy pxrk.

I thought exsim are giving double glass window?

there unit facing bukit jalil. the only good is accesible and near to KL.

can use Besraya or Sg Besi or Smart tunnel to reach kl.

Take 15-20min to reach KL during morning peak period.

heard abacus yam noodle biji also very good over there. stay at leafz can just jalan kaki pigi makan

err... i mean jialat Central Residence location.

I didnt buy....the time i was scouting for property. instate i buy subsale because cheaper compare new prop.

...i stay there before at salak south garden. the time i can see KLCC view and fireworks.

The Leaft has block the view. Weekend morning have mine breakfast opposite fatt mok.

How soon? Can VP before 1 April?
if cant, who will bear the 6% GST on the freebies?

But freebies, 6% standard rate GST.

Assume the freebies worth RM50k, and your total purchase price for the unit RM500k

RM450k - residential property - GST exempted
RM50k - freebies - 6% GST.


either
Developer bear (Price deemed GST inclusive)
RM50k x 6/106 = RM2830

or

House buyer bear
RM50k x 6% = RM3000

Anyone mind to share it will take how long from the leafz to klcc area if depart around 7.30am during week days?

45 minutes at least, better depart before 7am it shall not take more than 30 minutes.

just went there to visit, the problem is on its entrance, too near to the shoplots, the rubbish need to clear...

Anyone has any idea how much is 1025 sqft unit upon vp?
