If that is the case, I believe price tag of RM727 psf should be doable or even more....as I bought a studio unit (549 sqft) at You Vista at the price around RM752 psf...

When I signed the spa, it included therein allocation for parking lot but it did not specify the exact location or at which level it is located....that's why I think the carpark allocation process is done through ballot process before vp of the purchased units

Urghh, probably like when is PJD planning to launch Atria Mall...or perhaps are they making any change to their original plan for You City development such as they might even scrap the plan to build the mall and replace it with something else...anything at all...?

OMG! That's not so nice to hear.... sad.gif 2 full lists of defects, it must quite bad...hope they can fix it in no time.. Does this mean PJD is not really a reputable developer after all???

Do u understand how they did the calculation? Can u share with us how they calculated roughly based on progressive loan disbursement as compared to actual interest imposed by the bank? I thought they will reimburse in full in the begining but subject the maximum capping of certain percentage from the total purchase price of the property....

Yes Sir Kochin, the merger deal was called off but instead of promoting atria mall under the combined entity, PJD can always collaborate with OSK to develop the mall on JV basis I suppose...atria at DJ may not seem to be doing spectacularly well mainly due to its close proximity to other bigger malls like OU, The Curve, Paradigm Mall etc..but this area is an untested market within its vicinity for such a brand new mall and shopping experience plus residents/dwellers of You City could also provide a readily available market catchment for the mall to succeed...(haha biased opinion from a person who has vested interest in the development of the project)

How much is the rental yield if 900 unfurnished ...? I think probably hardly more than 4%...hurmm, probably by the time when mrt complete by mid 2017, the rental is going to be higher. Besides, You Residence is the furthest block to mrt station...

If they haven't already completed building those unsold large units, they should redesign them and make it smaller so that the price can be lower and more affordable for investors. Then problem solved!

Large units are often intended for own stay....and for own stay, I don't think the location and price of You Vista are appealing to purchasers.. It's just my two cents tongue.gif

As for You Residence, perhaps those You Residence purchasers may comment about its current occupancy.... I saw there are a lot of empty units as well....
