Bro, I am Bromelian and a first time house buyer.
My S&P was signed on 13 May 2011. Is it consider a LD already?
If yes, how should I proceed to claim the interest from them?
Please advise me. Thanks
*
No one can advise you cry.gif
I also never experience as none of us expected KLK will delay hand-over the house.
Maybe give them another 1 month if still no signal of it I think Bromelia and Duranta owner's have to group up go to KLK office to demand some explanation.
Maybe another way is seek your S&P lawyer advise lah!
Hope by the time Oleander will not face this same problem.
If can get those interest claim drool.gif 300K property a month delay is almost 192x4=768 better that rent out the house rclxms.gif

Dear all future BSC Residents.
Visit site yesterday. Have an opportunity to talk with a wireman who doing installing for Duranta house. The TNB meter box 1.7m from ground which we all saw was actually TNB standard request so during the meter reading they can easily use a special tools to read our meter usage.
Disadvantage sad.gif the meter box so low is so easy for anyone to remove the coil fuse protection.
Meet with a uncle also Bromelia buyer. He collecting his key this week too.
In our discussion we notice BSC did not provide any Guard before or after during process handover key. So what I see is once you taken your keys is your own risk sad.gif Outsider can easily drive in to do what they want.
The issue now Bromelia & Duranta is totally no one guarding your property after you have accept handover. Actually my Oleander complete on later part only but we will have the same situation.
Look like RA only solution here. Duranta, Bromelia & Oleander owner's must work together to solve this problem.

Perhaps, out of goodwill, KLK will provide security for Bromelia, Duranta/Oleander for a reasonable length of
time. Hopefully by then an R.A. would have been formed to take over. And do we dare hope that KLK will
extend this kind gesture and build the 'guard houses' too? KLK will want to maintain a good corporate image
by fulfilling their social responsibilities as a good and responsible corporate citizen.

The proposed security layout plan (not to scale) is specially for Duranta/Oleander. Plan B  requires the widening
of the entrance, right to the edge of an existing fence (indicated by dotted lines). Currently this is for discussion
and input only. Approval from the relevant Local Authorities (L.A) and the consent of up to 85% (subjective?) of
the residents of Duranta/Oleander is required. Above all that, the L.A. will only deal with the R.A.  rclxub.gif

prozak I like your idea rclxms.gif I think is time for us to come together to look into what we can do? Depending on KLK whistling.gif . why no we just kick start set a date & time (Weekend) to meet-up at BSC. Others are welcome.

I wish to thank KLK for providing security personels starting this afternoon, this make me feel the RM450 that we paid somewhat worth it. rclxms.gif

[attachmentid=3489121]

[attachmentid=3489131]

This temporary security arrangement will act as buffer before RA is formed. I also wish KLK to take the lead to help the owners in forming the RA for BSC as they are in the better position in terms of contacts and experience to do this.
Every housing development nowadays emphasise security as a big part of its selling point; to boost its on-going development in BSC, KLK shall
perhaps subsidise RA in the construction of the permanent guard houses for phases in accordance to the Guarded Community requirements.

We all know how weak chain-link fencing is, here is the example. I believe KLK can do better than this ....come on KLK...just sacrifice very small percentage of your BSC profits to enhance your image and make hundreds of your current or thousands of your future customers happy and proud... wink.gif

Bro. It is Bandar Parklands by WCT, a freehold Gated & Guarded developement. If not mistaken, the maintenance
fee is RM130/mth. BSCalex should be able to confirm this. But then I may be wrong.
*
Yup rclxms.gif Prozak you got it correct on the place & developer.
This housing is start & completed almost same timing as ours BSC. What I want to highlight here is not about the guard house design or how much need to pay but the type of fencing provide by they developer. Thier fence is almost 10~12ft and it look so solid not like current BSC provide us 5ft and can cut easily using playar even without playar I can also climb in easy vmad.gif so what is the point of security here mad.gif
KLK have a lot to learn in housing developing from others

anybody know if BSC has unifi coverage? i saw an advertisement in one of the bromelia house that day with unifi banner....and how about telekom service too???

Normally TM will only set-up port if the area has more that 60% occupant.
You need to use those Mobile broadband service until more and more ppl moved and only we may can group-up request TM/Unifi service.
klk infrastructure is only ready to connect from the box at our backyard. doh.gif

Haiz, nowadays all property developers employed foreigner to construct the houses, of coz this is based on luck to see whether they assign a good worker to construct your house lor...
*
I disagree with your bad workmanship bocoz of klk employed foreigner worker . All project is monitoring by the appointed a local site contractor company.
Banyan, Bromelia & Hibiscus by Sunshine Construction S/B.
Duranta & Oleander & Banyan 2 by Kitacon S/B.
Arcea by CNH Construction (M) S/B
They should are specialist ppl in this section. I visited site during progress period all bathroom is tested by fill-up with 1-2" inch water to confirm no leaking before the done up the floor & wall tiles. So if during now handover still leaking it should be the joining pip problem which they did not monitor or check properly. Or maybe the design problem! vmad.gif
My Oleander is also almost complete and I been there last Sunday during raining time, all units is locked and just by looking from outside we can see many parts of the roof join facing leaking problem mad.gif
The design like unable to support if heavy rain. Will complain them during handover.
Advice all buyer go check your house during raining day.
The design for some Duranta & Oleander on the mailbox is a problem too! How come it design to a side which postman using motorbike unable to reach vmad.gif They should lever the road to mailbox so postman can reach it easily. Also some TNB ting like want to fall down.
Overall klk have a lot to learn from this few projects.
We as phase 1 buyer been waiting 2 years of our house to complete and now those problems we just can highlight them and hopefully they will do some quick improvement.
