Hi,

i juz bought a 10 years old condo. looking for inner renovation. whr and how shud i start? totally in the middle of nowhere now....

ready how much budget you had, and get some contractor, designer to quote your condo, ask them for some suggestion, then u will have more clear picture on what u want to do.

simply start by realising how much money you are allocating for it, time frame you'd like it do be done and what specifically you want done - to get the ball rolling.

I think 10 years condo need to have some uplift. of course the first thing you need to do is allocating your budget. alternatively ask ID contractor to quote for you on overall revamp of the condo. eg, painting, repair or replace tiling / wallpaper, kitchen cabinets, parquet flooring repair or change etc. then you can work out your budget from there. good luck ! but remember, you need to ask the condo management for renovation requirements. try not to do any hacking on your floors or walls which might affect the neighbours depending on which area.

I would go through room by room and decide what I want to change/improve. This is a nice to have list.

Assuming money is not unlimited, then u go through the list again, to identify what you can do without. Eg.. my BIL wants white tiles for his condo, so he wanna change it. But, if $ is a constraint, then why change sthg that is still decent?

Assuming all the stuff on the wish list is a must have, but u dont have enough $$ now, then u got to do the structural improvemnts first. The nice cabinets and RM10k mattress can always be added later...

Overall, budget is the most important factor.

Also, your plan for the condo also determine how far u intend to go with the facelift. If u are likely to upgrade in a few years, you may not want to splurge unnecessarily becuz the reno costs will not be fully reflected in the resale price or rental prospects in the future..

My step by step suggestion to TS,
1) Determine what budget do you have.
2) Determine which area you need to refurbish. (Due to the aging of your unit) Eg. You might need rewiring for safety purpose if the wiring is too old.
3) Determine which area you wanna do renovation. (Priority shall go from functionality to aesthetic appeal)
4) Do market survey on who are those good contractor.
5) Get quotation from them.
6) Select contractor and start work.
7) Monitor yourself on the progress of work until the works completed.

Additional note:
1) Can combine step 2 and 3 together if money is not an issue.
2) If money is an issue, consider doing wet works renovation/refurbishment 1st.
