dear fellow sifu,
after reading more than 90pages of pentas thread, i went to alam impian to check it out myself. Actually i went n see canting. Build quality pretty impresive!!! decided to buy pentas 2. Loan approve. Waiting to sign s&p. Hopefully my decision is right coz hse very expensive nowadays...hehe
By the way is pentas 2 fence n guarded, i mean with proper guard hse. Coz i see canting guard hse is like a box contena, damn ugly. Sa told me its guarded, not fence. Anyone can confirm.
Secondly since pentas 2 is under individual title, Does it mean everybody can change the exterior hse color. I worry coz Went n see spira n saw one unit kindergarden, painted like a rainbow.... Damn ugly!

Anyway, buy first n worry later lah..hehehe. I heard pentas 3 not doing so well leh. Only 30 unit kena sapu.. Last time pentas 1 people buy like mad.
Any idea what is the different between pentas 1 and 2? Built up almost same but facade n price per sq ft different rite? Those who buy pentas 1 untung, much cheaper.

hopefully they will cancel pangsapuri project. they shud replace it with highclass condo...hehe
By the way, is there a graveyard nearby. I didnt see it in the masterplan.

you mean they allocate a piece of land for graveyard or is already a graveyard.
Anyway, that low cost flat is a bit far from pentas. Shud be ok...i hope so.

hi ufo, u mean klang river? but i tot pentas sits on elevated land, i guess shud be ok. In fact the whole of alam impian is on elevated ground- one of their main selling point.

Why issit that you are sad. Ang Ang U want I&P to launch more units? by the way, what are the future launches after pentas 3.
I heard they are considering smaller unit 22x 80.. easy to sell kua. if only i&p can change to g&g, im sure the value will go up like mad.

Salute you lah. where do get all this information. Is pentas in precint 2?
judging from the sales of pentas 3, i dont think I&P will increase the price. as of now, i heard only 30 biji kena sapu. one thing i cannot understand. i&P office close on sat & sun- sometime how to do sales? ppl normally free weekend mah. furthermore, i dun see them advertise.
and for the future launches with smaller built up, price should be lower 600K++ I guess. any idea price per sq ft and build up. maybe have to wait a while more before pentas price can appreciate kau kau...

Am not sure anybody went to ttdi. Though their deisgn and facade looks moderns but their quality sucks. Heard complaints on viola and even some unit leaking during raining. You can see water stain on the wall itself.
Reason INP are not keen to sell becoz they have the financial muscle. according to maybank, they rate inp as top tier developer, in fact they rank Inp higher than SPS, IJM and Mah Sing.

we can argue until cow come home, agree to the disagree but at the end of the day, everyone deserve their own opinion. we can never find a perfect township or house. There are so many factor one will have to consider whether to invest or stay. Most importantly is what is right product for you.
You can have good location but not good built quality or vice versa. You can even have both, good hse quality at good location but you dont get good price . At the end of the day is about balancing like ying yang and how one prioritize their own preferences.
To me, AI is a very decent products. At the current landscape AI offer reasonable pricing considering the location and built quality. Not to forget AI is freehold. The upcoming canal city is lease house. At KK, you cant find anymore new project. Land is getting scarce
What you need is maybe another 3-5 years before the whole township takeoff.

thanks for the photo katesamsung. Was wandering when pentas 2 will be ready. Sa said may 2013 but in brochure is oct 2013.
im very confident that ai is a nice place to live. The full potential has yet to unleash. Its going to be a very green township. I was told they juz planted some trees at taman idaman.

wahhh..looks like AI will become very happenning. hopefully the international school is confirm. For sure it will increase township value. Goverment just lifted quota for local to send their kids to international school. I believe most of parents will seriously consider as our current national school system sucks.... By the way, is inp planning for any shopping mall+ cinema, like in SA? pentas 3 still got unit available. As of last week, only 30-40 unit kena sapu. Though the price is more expensive becoz of bigger buildup, price per sq is slight cheaper or same with pentas 2. value buy leh!!

Dear Them_Me_You - For pentas, I dont think they will give you promotion. its going to be same like pentas 2, second year dibs and 50% MOT. S&P borne by developer.
I&P marketing a bit susah lah. They are not so keen to sell, probably because their product is sellable. Unless you drop by their sales office n talk to them in person.
Anyway, you can just book a unit. No booking fees required until you confirm your loan with your bank within a week.

the legal fees can be absorb into the loan tenure. You only need to fork out the 10 percent downpayment + mot. Less than 90k can kau tim liao... Go go go bbb

i kinda agree, in fact, property market is softening now. Depending on location, appreciation should be mild for landed property.
Concern is more on high end condo. Cannot imagine, so many launches now and by 2014-2015 when all project complete, bubble may burst.

Landed is unlikely probably a small correction depending on area but i feel mid to long term appreciation are quite high.
In fact im quite optimistic with pentas/ai though some may feel property is heading south now. pentas is selling at MYR 250 per sq ft, mana mau cari leh... Also noticed that price gap per sq ft between condo and landed is getting wider. condo at puchong is already asking at least 400-500 per sq ft where as PJ prices are hitting record high 700 per sq ft to 1000 per sq ft. Either landed property are under value or condos are over price...
If you check out sub sales area like dpc, you will notice bank valuation is lower than seller asking price but for ai canting, bank is matching the seller asking price . At least in this context im comfortable that asking price for ai is still decent. juz my 2 cents

i agree and you are absolutely right when recessions hit, landed will not be spared too. in fact whole economy will be down not only property. ppl will be losing their job too, worse still interest rate will sky rocket.
however if you look at todays property context , if one were to compare between condo and landed, my bet is definitely landed as it will give you mid term return. of course location, township is very important but for matured areas like pj, the asking price is juzt too high. remember, if u buy old house not only you need to spend money renovating but u may ended up spending a bomb to repair it too.
Also please note that consumer behavior changes. last time ppl are happy when they get a plain house at good location but if you look at current buyer profile, ppl are asking for more. they want a township, greens , good amenities and all this are associated wif lifestyle concepts. One cant get this when you buy house at matured or old areas. this explains why ppl are willing to fork out 700k to 1 mio to buy hse here.
wif this money, you can easily buy else where at matured areas but you have to settle down wif a smaller hse n no lifestyle concept lor.
