Alam Impian is a safe bet. Both TTDI and I&P hv their's own selling point. Dun forget, the West Coast Expressway has kicked start, "GO WEST" development is inevitable, Klang - Shah Alam has large potential to growth. IMO. the potential to invest WEST (Shah Alam - Klang) is better than SOUTH (Cyberjaya-Putrajaya-Kajang-Semenyih) & NORTH (Sg Buloh - Rawang - Bkt Beruntung).

I think we hv posted quite substantial comments in this thread, IMO, this thread is "less meaningful" if we only discuss Pentas itself, after all there is no new launching (Pentas III) at this moment yet, the purpose I sidetrack this discussion for TTDI launching is bcoz TTDI launching will direct or indirectly reflect the future response of I&P launching, I know I&P management is watching this thread. It is obviously that TTDI knows wat her close competitor (I&P) is doing, right product features with right pricing strategy makes every launching a success.
I wonder how will I&P do if she is in TTDI's position? flex.gif

Nolah, there are 2 types of build up
a) Gross b/up - including porch area (covered) and patio (end lot / corner) - Normally applied in KV like Pentas 1,2,3
b) Nett b/up - excluding Porch & Patio - common in Penang

If you take Pentas 1 as exmaple : the intermediate total b/up is 3152sf
Building length is 18,285mm = 59.97 feet
Building width = 7,650mm = 25 feet
so the estimated gross build up (excluding porch) is 60'x25'x2 = 3000sf
Pentas 1 has a void area of 10'x7' (70 sf)
so the estimated gross build up after void area = 3000sf - 70 sf = 2930sf

So I estimate the additional b/up of 222sf (3,152sf - 2,930sf) comes fr porch area.

Look at Pentas 3, the indicative b/up = 3,273sf
I assume if there is no void area inside the house, then the nett b/up (without porch area) for Pentas 3 is roughly = 3,273sf - 222sf (porch) = 3,051 sf
with 3,051sf nett build up, I think the building length is (3,051 /2 / 25) = 61.02 feet only.
Additional land is 24 feet still.

I&P new launching in Temasya Glenmarie @ Shah Alam coming soon...
2- sty - 28' x 70' - bu 2881sf - Indicative price RM1.0 mil
2 sty - 28' x 120' - bu 4800sf - Indicative price 1.6mil-1.7 mil
2 sty - SD - 50' x 90' bu 4,383 sf- Indicative price 2.3 mil-2.4 mil
3 - sty - 52' x 56' (with lift) - bu 4.389sf - Indicative price 1.8 mil

Design for link hses change back to typical I&P design.

Build up of living hall, no answer of course. My old memory recall both Pentas 1 & 2 is 99% same space, I know Pentas 1 is 34.5 ft (nett bout 33.8'). Gross living 858sf, Nett living area for A3 = +-685sf (- staircase, foyer, store) or 26' 'x 26'!
Imagine if yr current house is 22'x75' (side staircase 4ft), then the clean living area is 18' x 38'!!

Pentas 2 master room is 12.5% larger than Pentas 1, very nice indeed!! smile.gif

Drop by LBS D'Island (Puchong) corner show house and see, you will know how big is yr future house. The show house (3-storey) layout, grd flr + 1st floor design is 90% similar to Pentas, building line is same. very impressive!
