balloting does not necessarily mean expecting to sell out. it cuts off runner and agents trying to q and sell bookings. it allows a fair chance for all to pick the choicest units. common after ballot, 50% remain for anyone to buy anytime. of course, no guarantee the super-privileged won't get reserved bookings and discounts.

newbie here in low yat... i got to know that the Setiacity mall is due for completion 2012 but already 75% tenanted out with major tenants include gsc and parkson
Since this sofo completed only in 2015 begining, Setia Alam should be in full development by then.
I would estimate that the price would be double the selling price (i.e. 500K upwards) taking into consideration inflation and the development by 2015 in setia alam.
Does anyone know if there were any other parts of the commercial center that were launched prior to this or is this the first?

setia alam was helped by the property boom. Earlier no body ever want to look at it or it just another like bandar bkt puchong by sp. Those houses design in the early stage was old design. Their sales not as hot as what we see now if compare that time with others developers. But one advantage for setia alam is their township. They able to get it bcoz of the township. If they just develop single taman like, Aman perdana in somewhere klang or shah alam do you think it can be so well. Many developer are building within the township. But this Sp their build the whole township, just like UEP. Putra Height is similar as setia alam, but not as suceesful as setia alam.

Seems like an up class mall with brands like guess, mng, zara, g2000, rip curl, hush puppies, starbux, timberland, tgif, chatime, sasa, dragon-i, maxis, digi and more . Will the Klang people ready to stay in service suite? I believe over 90% people who buy this units are meant to flip and not for own stay as they rather opt for landed at Setia Alam. People from KL and PJ are not going to move to stay here and you can forget about expatriates moving here too. If that's the case, will you see a good appreciation considering close to $500/sqft?

Yeah.. Many including me waiting to see how the mall turns out! Hopefully it open soon and not delay anymore. I've vested 1 unit last year into this... Now just waiting 3.5yrs and see how things goes.
My consideration for investing is for the long term development plan of the developer. Base on the master plan, the place would be fully develop into a commercial hub and I believe SP Setia has the capability and strings to make things happen. I always prefer to invest in a planned township controlled by 1 developer. This gives them control over its success.
Added on April 11, 2012, 10:38 amTo me personally I think this part of the town needs a decent mall and Setia Mall may just pull it off as a success.
The next decent mall around is Jusco Bkt Tinggi which is a different township. Empire and subang parade also in different township. Jusco Bkt Raja and Klang Parade is an old mall. Shah Alam got no decent mall around yet.
So maybe, just maybe this could the possible factor that convinced SP Setia to open a mall here.

Bro, Trefoil where got so cheaper....... I remember it started from 245k for the smallest unit. Below is an old article about Trefoil after its launch.
PETALING JAYA: S P Setia Bhd launched its Trefoil SoFo (small office flexible office) project in its Setia Alam township in Shah Alam last Saturday, July 23.
About 1,000 interested buyers were at the launch which saw over 60% of the 1,020 units that were open for sale, sold via balloting.
Trefoil SoFo comprises three towers housing a total of 1,500 office units. The developer launched Blocks A (35-storey) and B (36-storey) over the weekend and hopes to launch Block C (35-storey) tentatively by 4Q11.
The units have built-ups ranging from 485 to 790 sq ft and tagged from RM245,000 to RM450,000. The RM450 million development is located within Setia City, the commercial precinct of Setia Alam just five minutes' walk on ground or via a covered elevated walkway from Setia Mall.
Bandar Setia Alam Sdn Bhd divisional general manager Tan Hon Lim told The Edge Financial Daily that the SoFo units are without internal partitions and therefore allow the owners or occupants the flexibility to customise or to fit-out the units to their requirements.
"Owners can opt to buy two units side-by-side and erect an internal connection. One of the unique selling points is that it offers buyers greater flexibility to create a property of their choice — be it for residential or office use," he added.
Bandar Setia Alam is a subsdiary of S P Setia and developer of the 4,000-acre Setia Alam township.
Among facilities available are a 50m lap pool, pebble stream, jacuzzi, wading pool, fitness station, multipurpose hall, reflexology garden, yoga deck, sundeck, jogging track and grand lawn. The developer is also offering a 20:80 developer interest-bearing scheme.
Tan explained that Trefoil is the name given to the clover shape of the project as seen from the top. Tre is Italian for three.
"We chose this name as it reflects the aerial pattern that the project's three tower blocks make. It also has a contemporary feel to it in line with the concept of small office home office (SoHo)/SoFo."
Tan said most buyers over the launch weekend were investors. "Most of them are repeat buyers from Setia Alam and Setia Eco Park. There was also a large number of buyers who purchased units for their own use," he said.
Launched last October, the RM5 billion Setia City integrated green commercial hub will include 40 corporate towers and serviced apartments spanning 240 acres. The developer is constructing its own corporate building at Setia City comprising a nine-storey block with a four-storey annexed building, which is connected to the mall via a bridge.
Meanwhile, about 80% of its much-anticipated Setia Mall's net lettable area has been leased and the mall is slated to officially open next year.
The four-storey mall's anchor tenants include Parkson, Golden Screen Cinemas, Urbanfresh supermarket, Harvey Norman, Fitness First, Courts and Wangsa Bowl.
Tan said the next launch at Setia City will be in 2Q12. "It will comprise serviced apartments with built-ups from 750 sq ft. There will be no other SoFo developments here in the immediate future," he added.

i am planing to rent a unit soho as my office....i am freelance IT technical...basically i am alone in working...and maybe sometime my kids and wife come find me...i just need a place for working..(repairing customer pc) and normally will stay at customer place more than at office...(Just at office when need fixing customer pc)
is that safe to rent there now?
i going few time and seem now still no much people rent there...
regarding their security site,as i saw..we need a card to access to lift and each card we own can only going to each floor....is that safe for that??so is that any other way like using that stair to walking to next floor?

My unit available for rent, i renovate fully furnish with 2+1 room and 2 bathroom.. Rent about RM2300... PM me if u interested.

Sofo, Soho and Sovo type memang slow sales one. Not only here but other developer and location as well.
But if u buy for own stay/bachelor pad/freelance office no issue just buy.
Anyway my wife colleague some of them renting here and the rent is quite low less than 1k iinm. Maybe the studio unit type
