This Trefoil not sold out yet. In other forum, reported only 60% booked after yesterday's ballot.

Today visited the show office, the units facing mall, almost finished and those who bot below 300K, stand to enjoy the best value in Setia Alam. With such min outlay, those buyers take the top cream being nearest to Setia Mall. Either used as office, retail operating office for those retail units in Mall, staff quarters and home stay, SOVOs provide the cheapest entry. Those lower end units in SA might enjoy some upside but do not pose any threat at all to the sovos. Cox, these people can walk to the mall. Not even required driving. The value preposition is too tempting.

visited the sales office yesterday, facing south block A 95% sold out, still some bigger size units available, while facing north still quite a lot left, i think about 60% is available. facing north also facing cemetry

Block B will reserve for staff and contractor, block C will open for public soon. it is hot, but not fully boiled la...

The upcoming Mall seems to have attracted some good tenants! Seems like an up class mall with brands like guess, mng, zara, g2000, rip curl, hush puppies, starbux, timberland, tgif, chatime, sasa, dragon-i, maxis, digi and more . Not forgetting the anchor parkson grand and GSC. this SOFO would be intesting! rclxms.gif

there is one more block besides the two. "tre"(foil) = 3.
from the master model, looks like there are allocations for a few more further away, maybe in 10 yrs time...?

The building looks so cheap. Looks like govt bldg 20 yrs ago. V surprised coz Setia design usually alright.

i think abit pricey for a studio 448sqft - approx 249k depending on the levels, but then again in setia alam it might be "cheap" in years or months to come! note that it is under commercial title so utilities are more expensive but good thing is the 70% criteria doesn't apply here.

pretty much agree with you.

thought the smallest unit is 485sqft? still, rm500psf doesn't look the best bet for now.
which is probably the general view since it's not fully sold after a few months.
perhaps we will see which direction it will go after the mall opens next month.
if the mall do well, bosses and mgrs might want to live/office there.
if the mall fails, trefoil will fail with it.

in the bigger area, besides trefoil there are also similar choices in i-city, suria jelutong, etc. no shortage!

Will the Klang people ready to stay in service suite? I believe over 90% people who buy this units are meant to flip and not for own stay as they rather opt for landed at Setia Alam. People from KL and PJ are not going to move to stay here and you can forget about expatriates moving here too. If that's the case, will you see a good appreciation considering close to $500/sqft?

sorry my bad, it's 485sqft looking at the brochure. if you were to go visit the showhouse, it does look much bigger in actual. anyone can verify is the showhouse build-up is actual or they tipu-tipu cari makan sikit?

i guessed everyone has the same thought as you AVFAN, waiting for the mall to open and see how that area "develops" into. in fact i'm also waiting but my misses prefer to get the older phases since it's more value-for-money rclxub.gif according to her
