Hello, I just got the keys for Mozart and now planning to do some renovation.

Just internal renovations, no extension or changes to outer walls. What I plan to do is seal up the internal "yard" with roofing and extend master bedroom, kitchen and laundry room.

According to my ID and contractors, no requirement to get approval from Majlis Perbandaran Sepang since no outer walls will be changed/extended.

Is this true?
*
Check with management office. Our title/rules ain't allowing to change outer look/design of the house until approved by JMB committee...

Hi!

Got a question regarding renovation. Can I just submit a renovation quotation instead of a plan drawing? My contractor is just a simple guy who can't draw up plans. Maybe just a rough sketch.

Anybody with any info regarding this? I've been trying to call Management but no one answering. Ringing but no answers
*
If you ain't going to alter exteriors - that will be enough. At least we didn't submit any sketches/drawings

For those who were not satisfied /w food @ Opera House. Good news: they have new chef there and he's changing the menu completely. Yesterday we had meals testing session there. What I can say - THIS WAS FANTASTIC. All the dishes were of perfect quality and taste balance. Far, far beyond of what you can get in an average restaurant. Not sure yet, how reasonably it will get priced, but I'm sure will patronize them smile.gif

New menu is not launched yet. For now we have those tasting sessions by invitation. I think they will start serving it (and breakfast as well) in May. Dunno exact date yet.

Ross - How's the food variety and quality in Opera House?
Have they changed to the new menu already? Worth to have a poolside big b'fast with coffee on weekend?
*
Oh yes, new menu is already actual smile.gif Though they didn't implement all the dishes we tried and liked, but overall its a HUGE improvement. Price-wise it's okay (considering the 20% discount for members) and quality is no comparison to what they had before smile.gif So, welcome to try it out on any weekend biggrin.gif

Sejati cheap because their maintenance fees included club house which is around 300 while symphony hills is rm525 haven't include club house which is around rm200 per months. But of course SH security is much more better
*
Clubhouse membership is 150/mo for 4p family. Not only the security better @SH, but landscaping is better as well, more facilities and overall it feels much classier than Sejati.
But yeah.... maintenance fees are a bit steep smile.gif

+1

beautiful place, needs tender loving care.

But make sure JMB is strong to ensure funds are properly utilized and no hanky panky re: award of tenders and so on.

are all SH precinct strata titled devt?
*
Yup, all strata. And JMBs are formed already for at least 2 blocks (Beethoven and Schubert)

To the owners here, how do you feel living in the area so far?
*
Well, i'm quite happy living there (SH/Beethoven) smile.gif Though have to kick MO to get some small issues resolved, overall impression is good. As for clubhouse, UEM plans some improvements there, cause as it is now it doesn't attract members

Thanks Loen.. The water is definitely connected. Just the electricity the PHD recommended me to connect only after ready to move in or start reno. I am still checking for defects. I will share in the forum soon 😉
*
Don't worry too much smile.gif PHD rectifies defects quite fast and without any extra pushing on them. At least I never had problems with that. Just accumulated some discovered issues, prepared the list, sent to Radzuan via email... voila... In 2 days workers came and fixed smile.gif
