i think you better check with your sales person on "what is the actual due date " for SPA signing before it is too late.

technically, you may sign your SPA upon loan approval from any bank. smile.gif

ya, legally, if follow spa, developer can charge late payment interest to purchaser, except:
1) stage not complete / no architeck certificate atteched;
2) no disclaimer letter from chargee bank;
3) Redemption not full yet;

having said so, it also depends on whether developer wanna charge or waive the interest as they know this is not buyer's fault.. see whether developer wanna give based on 'goodwill' or not.. my 2 cents

hi, i think you should choose your unit now and make the booking 1st .. and you will arrange to apply loan. sign SPA and balance 1st 10% will come in after that.

if developer is smart enough, the TNB account shall be registered under owner name directly. so, no refund from TNB.

TNB will only refund directly to the account owner, when the account is closed / changed name.

If you want to rent out fast, you need to make your unit attractive. Otherwise, your unit will be left empty for a few months. If you secure a tenant within first 3 months, you're always a winner.

Factors to consider are:
1)Price, RM1200 sounds like a good deal
2)Furnishing - Consider Fully Furnishing, or throwing in a TV or a Fridge or Washing machine or a wardrobe (Depending on your budget)

In my opinion, the easiest to rent out is
1)Cheaper Fully Furnished Units
2)Cheap Basic Units with lights & fan. You must have lights and fans...

Other Factors
1)Nice view
2)High Floor
3)Facing Morning Sun or not facing sun at all
