Why still have owner want to 'throw' price at 380k?

Dropped by developer's office recently to make payment. Remembered seeing the lowest price as RM476k though, all the way up until RM499k. This pricing has been there for quite some time already, a few months since middle of the year.

By right, when there is a delay in VP, when the developer gives VP, it should be accompanied by a Letter saying how much LAD is payable and the LAD is supposed to be payable immediately.

But in practice, some developers may omit to pay so, Buyers must then send a Registered Letter showing

SPA Price and Date

Last day to deliver VP
Actual Date of VP

Number of Days

LAD = SPA Price * 10% / 365 days * number of days late

Note that many buyers would have entered into side agreement with developer to say that any penalty payable by the Developer will be the SPA price less any rebates and freebies given

huh i am not an investor oh oug parklane, but i think phase 1 buyer got their gains d, most rental will command surrounding 1k especially for new unit as market has not been digested in , i have fren renting his denai alam 2.5 storey for 1.2k lol, coz he says its pointless for people to promise u high rental but in the end default payment.....i guess 1 k rental is many wut people can rent whether your property is worth 200k, 300k, 400k, 500k etc, after vp selling competition is high, hence is probably a bad time to sell your unit.... haha people with low holding power mah exit 1st with some minimal gain lor, after all investment game always the one got more money has better advantage
