QUOTE(JamesT7273 @ Nov 16 2012, 04:15 PM) Hi Guys, I've received my first Invoice (around RM45K) from Developer around mid of Oct 2012, and they send me a 2nd reminder by end of Oct 2012 requesting for payments, with the due dates by 1st week of Nov 2012. I'm kind of surprised on this, as both the S&P and Bank Loan Agreements are signed at the Sales office by early of Oct 2012, and the person from Solicitor told me that they will need 1 month for S&P, and 3 Months for bank loan agreement on the stamping and etc... If LA and SPA signed early Oct, the stamping should be ready roughly 3 months time. U should still be able to meet the deadline since grace period is 90 days. Nop? Bank will take few days to disburse the loan. This is what I experienced in another property.I tried to check with the developer on this, but they told me to ignore it. When I try to contact the person in charge at Akisama office, he told me that we are only given 90 days of grace period for interest-free (from the first day we make the booking), and the buyer will need to pay for the late-payment charges after the grace period(10% p.a. based on the Invoice). I did explained to them that both the S&P and Bank Loan Agreements are not even ready yet by the solicitor (which is the panel from developer), and it's kind of unfair for them to bill me the invoice at this stage. I've also tried to contact the bank, and they told me that they can't arrange for payment as the Bank Loan Agreement is not ready yet. The answer that I get from the developer is that I can either arrange to make payment by myself, and then later request for refund after the payment is settle by bank, or I will have to chase the Solicitor to speed-up the agreements. Guess what is the answer that I get after I contacted the Solicitor... They told me that there is a process to follow, which is 3 months time, and it's impossible for them to prepare the Bank Loan Agreements in 1 to 2 months time, due to the slow process in govern... and also the Public Holidays by year end. I found that this is completely not acceptable at all!!! The conclusion now is Developer tried to say that it's not their fault as there is a process in their system to follow on the invoice and payments, and lawyer firm told me that they also have their own process to follow on the stamping and preparation of agreements. From my point of view, it seems to me that the developer might already have some sort of agreement with the Lawyer firm (which is their panel) to take time on preparing the Agreements. The funny part here is that why other lawyer firm with Sime Darby can settle all the agreements within 1 month time, but not the Laywer firm with this developer? During my previous purchase with Sime Darby, their panel solicitor can prepare everthing for me in 1 month time. Does anyone encounter the same issue with me? Anyone knows where we can address this issue? I can't seem to find the correct category to address my issue with kpdnkk via the e-aduan. Now I feel like I'm a ping pong ball between the developer & solicitor, and it seems like there is no way for me to escape from paying the interest for late-charges. Haiz... |

QUOTE(JamesT7273 @ Nov 17 2012, 08:55 AM) As far as i concern, the interest for late payments will be calculated by their system automatically, and we will know the exact amount during the time when they are handling over the complete unit to us. Although they did told me that we can write-in to them on the request to waive for the late payment charges, but i doubt it that later they might be giving us tons of reason that they cannot waive it for us. I've emailed both the developer & solicitor few times, and so far there is only a short reply from developer, yet no reply at all from the solicitor. If you call them, they will explain their process to you, but there is nothing much that they can do to help us, and they are reluctant to reply our email. Not sure whether they have the concern that we will use the email as black & white at the later days. I'm just curious. Are you buying the loan rejected units from phase 1 (block E) & 2 (block D)? So far the loan disbursed is only 10% (phase 3 block B/C) and the current units sold comes with DIBS.Added on November 17, 2012, 9:11 am Their panel is SheahTan&Rahman. Yah, I told them that we are using the solicitor which is their panel, and this is completely out of our control. The only answer that i get from them is to call up the solicitor more frequently, and the Invoice for payment will still continue. Haiz... Kepala pun pusing. Now I'm kind of Curious as it seems like I'm the only person who encontered such issue with the purchase of Service Apartment at Parklane OUG? Anyone else having the same problem? Perhaps we can write-in as a group to log a complaint? Hehe. Thanks for the FB Link. Added on November 17, 2012, 9:19 am But the developer told me that the grace period starts from the first day i make my booking, which is early of Sept 2012. So they will start to charge me the late payments from Dec 2012 onwards, and solicitor said that bank loan agreement will be out in 3 months time, which is mid or end Jan 2012. As per my last experience with another developer, the grace period will start from the day when we sign the S&P, but this developer's grace period start from date when booking fee is paid. |

Too bad right now all car parks are sold out. My concern right now is the parking. 1 car park definitely not enough... |

QUOTE(ibwo @ Dec 30 2012, 01:24 PM) They cant finish selling.. Coming up with incentives but seems like agents are driving away customers. I saw from the construction photos and it seems red bricks are used - maybe only to strengthen the concrete beams?Went there 2 months ago and experienced the same. The security guards were super corteous but the agents could not careless if you were there. The untrained big house agents are really spoiling the market. Akisama own staffs are good. One caution to all... Sand brick is specified on the spa. Not clay brick. This is not good for our warm weather but seems like developer is cutting cost. Added on December 30, 2012, 1:40 pm QUOTE(sheanhung @ Dec 30 2012, 02:14 AM) I went to their sales office today. I saw 3 developer staffs were chatting and laughing upside down, at that time, there were actually a few visitors around but they were so enjoying their own gossips and forgot that they are actually working! Of course, they were not servicing us as well. In fact, this time is our second visit and we were ready to pay our deposit. However, my gf and I walked here and there for more than 30 mins but non of them approach us! NVM, I called one of them, and ask whether we can withdrawal EPF for downpayment and related issues. FXCK MAN, this fxcking developer staff looked at me like an alien and said: "You don't have 8K to settle for downpayment?" I corrected him that I am asking can they wait us to withdraw EPF for downpayment after signing S&P, but you are not answering my question? Too bad indeed. But those in the sales office are BigHouse staff, not Akisama. In the end, he didn't answer my question and didn't even care to entertain me anymore, walked away and continue chatting with his friends and colleagues. WTF? I walked away and say GOODBYE TO PARKLANE OUG. This post has been edited by 1282009: Dec 30 2012, 01:40 PM |

QUOTE(charlieboy61 @ Jan 1 2013, 02:22 PM) Developer offering additional incentives, does it mean that sales are slow? Anybody know the latest sales status. Definitely slowing down - 4225 units in total is not a small number. Will take time to digest but they will have 2 years to go before phase 1 is VP. I think 70% sold overall. |

QUOTE(yunalesca @ Jan 3 2013, 05:59 PM) Sales Status I was told no photos can be taken in the sales office. U managed to capture it [attachmentid=3241520][attachmentid=3241530][attachmentid=3241531][attachmentid=3241546][attachmentid=3241534][attachmentid=3241536] By the way, how about block A1, the final block? With this I think this developer can complete selling all the units by mid this year. Amazing indeed! This post has been edited by 1282009: Jan 3 2013, 07:11 PM |

QUOTE(ipohfly @ Jan 6 2013, 10:11 AM) Hi all, something regarding the penalty to ask about.. Why not deal with bankers directly to speed up the loan approval? I recently got my loan offer approved in another project in 3 working days (conditions, all documentations - ic, latest 3 month payslip, epf, fd, 3 months bank statements, booking form, EA, tenancy agreement if any, etc are all intact).I hand in my documents for bank loan application on 25th Dec. But until now no banker called me yet. So i called up the sales office on last friday 4th Jan to check the status. The agent telling me that the bankers from RHB just collected my document that day, while UOB and AmBank haven't. So likely i'll wait another week before I get any loan offer. Question is i'm not sure this will make me late for the SPA or not. I asked the agent and she mentioned that the date is calculated from the banker's collection date, which is what i'm not sure of. Based on the original submission date, next Tuesday will be the 2 weeks dateline, i'm kinda worried that i'll be charge for late penalty. Anyone can shed a light on this? Thanks This post has been edited by 1282009: Jan 6 2013, 10:25 AM |

QUOTE(ipohfly @ Jan 6 2013, 10:22 AM) I don't know how to deal with bankers directly since my document is still not collected yet. I can simply called to the bank and ask? or i need to give specific names? Each project has a list of panel banks and few banker contacts for each panel. U can get this info in sales office or the sales advisors there. |

80% sold out of 4225 units as of Dec 2012. Quite amazing I would say.

QUOTE(cookwithjamie @ Jan 19 2013, 12:21 PM) 2 years to release Phase 1, 2 and 3. Phase 3 was just launched late last year. Congratulations. Just a correction - phase 3 block B1/2 was launched mid 2011. By that time, phase1 and 2 are already fully booked (except those reopened loan rejected units or cancelled, bumi units maybe). In a separate note, I'm signing S&P today for phase 3, developer just called yesterday and ask to come over |

Block B1/2/C1/2/A1/2 are all belonged to phase 3. Phase 1 is block E1/2/3 and phase 2 is block D1/2.He did not lie to you. Block A2 is launched late last year but phase 3 is started with block B1/2 in mid-2011. |

QUOTE(ronn77 @ Jan 19 2013, 09:16 PM) There's once I'm from Old Klang heading back to Puchong via Jalan Puchong around 5.45pm and think that it wont be so bad and it turn out to be one of my worst nightmare as from the interchange of OKR to reach Puchong Jaya takes me nearly 1 hour! The jam seems happened once you turn into Jalan Puchong fm OKR and the traffic crawl or most of the time not even moving all the way to Bandar Puchong Jaya. And I couldn't imagine how that area will become once Parklane is ready which is exactly the hotspot where the jam is stuck and causing the heavy traffic all the way in Jalan Puchong. And Akisama happily busying counting money building 4,000 units at this vicinity without caring the public staying at this area. +1 .. the road needs to be upgraded and perhaps an interchange to Kesas is also needed. |

Many already know they are incompetent. I still can remember the big house staff is a lady, and she don't know how to answer him, just said: Well, we cannot control about Jalan Puchong. Big House staffs not able to answer this question? How did they sell so many units? |
