Obviously TMS is trying to cut corner. Hopefully it's only on these visible thing not underneath the structure.

What's your disbursement status? Mine still at 70-75%

TMS really s*cks.

Did you guys manage to check the 3 storeys workmanship as well as I believe TMS is using a different sub con for 3 storeys/Semi D and Bungalow.

Was there on Saturday. Almost all the units 7788 done. Spoke to the SA and he told me it should be ready by May 2012. The facade for upgraded is really very nice

Well... I can only say the non upgrade unit will regret not taking the option to upgrade.

Of course there will be complaint about the alcheapo front gate and the backyard railing (MH getting brick while MS getting steel rail), I don't think that will be a big issue as normally people tend to change the original gate to others. Anyway I am really looking forward to my new house!

I was informed that the bank just disbursed another 10% for road and drain.
The next milestone is delivery of key (after electricity and water supplied)

Happy to hear that.
My only concern is the workmanship since MS rushed to complete the house within the pre-agreed SPA (with MH). MS only took around 1 year to complete what should have been 2.

I/We, as the owner(s) of the above Property, hereby unconditionally and irrevocably agree to participate and support the establishment of a Guarded Neighbourhood Scheme for the above Project as and when it is deemed fit to be implemented.

In this connection, I/We further consent for all such necessary acts or things to be taken or done by the Developer or the Resident Association in relation to the said Guarded Neighbourhood Scheme, including but not limited to the construction of a guarded house, boom gate and any other fitting, fixtures and structures necessary for the control and restriction of traffic and access in and out of the said Project as well as the effective operation of the Guarded Neighbourhood Scheme.

As for mine, the late payment charge from construction stage 2a to 2h, cost me RM6400. My financer is HLB. Will call Li Ping today to understand and sort out this issue.

I called Li Ping just now as well. What she told me is consistent to what you mentioned. Like what you said, high chances to get waiver but maybe not 100%. I wonder if we can claim from the bank for the delay caused by them.
