QUOTE(viper88 @ Mar 13 2014, 08:36 PM) PV condo price already increased a lot recently for mid lvl condo. Price dpds on market demands... if the selling price very high, theres more much better choices nearby like Saville or 3 Residen. Although PVs price have increased significantly, the psft price is still very low compared to those mentioned development (saville,3 residents, etc). PV units come with bigger build-up compared to neighbouring condos, with matured shoplots nearby for residents convenience.

QUOTE(viper88 @ Apr 2 2014, 03:49 PM) Its totally different class type of condo.. cant compare psft like that among the condo at that area. For buyer with reasonable good pocket looking for better condo or slightly higher than mid lvl type, they will rather pay premium for newer design condo, low density and better quality living environment. Thats contradict your earlier statement that price depends on market demand. I think PVs is not for those good pocket buyers of course. It might cater for the masses middle-income pocket buyer.

QUOTE(viper88 @ Apr 2 2014, 09:57 PM) Price dpds on market demand but if price already too high, theres more other better quality choices around to buy instead. Just like stock market.. if the stock price appreciate fast and over-value, not many ppl will buy and price will consolidate, wont go up unless have ppl willing take higher risk. They might look for other better stock abt same value price but still haven't appreciate much yet.. U can try chk PV2 Melati price abt 590k - 750kK+/-. Not cheap for mass middle income pocket... but if for good pocket buyers..tat price range they have more other better choices condo to buy. I couldn't agree more. But how do we define over-value for similar class property development? PV2 1500k market price around 650k, PV6 1300sft 500k, Saville 1200sft priced at 600k, 3residence 1200sft around 800k. Of course Veo is way higher of the league around 1.1mil for 1400sft. Definitely different-type of pocket buyer have choices for condos around the area depending on their requirement. And thats where price psft come into picture~

QUOTE(viper88 @ May 12 2014, 04:11 PM) Rule no. 1 is alwys dpds on the buyer what they want/feel is the best 4 them coz its their money and they are the one that going to live there. Psft price is just no. & figures... its not living lifestyle & quality overall ppl looking at when making main decision in buying property. Never heard of such Rule... No. 1 somemore. Well you tend to contradict on your own Rule. 1 though in many of your post as you often talk about psft for other property ::::> Veo MelawatiVeo MelawatiM-Suites Jalan Ampanglulz...anyway what are they constructing next to Veo there Viper88?

Quite stress to be waiting at the intersection sometimes to go out. But the good thing is, going to Pavi only takes me 20 min when the road is clear After this Duke 3 SPE complete even much easier to go KLCC / Midvalley. Drive straight no traffic light no nothing, just be ready to pay the toll

Area wise Wangsa Maju Seksyen 10 is also more sought after compare to Taman Melati. QUOTE(warface @ Nov 26 2018, 11:20 PM) diff bro, more sought after.. they upgraded there..
