I got my loan from Ambank because the quota from MBB was full already and I'm planning for own stay as I have also bought an additional car park so that I would have 2 parking space.

My unit was facing empire damansara and i do agree for those units facing EC would have better view at night.... smile.gif

Nice to hear you will use your unit for own stay bro. I'll be doing the same, but have to wait until april or may for VP because subsale process quite slow leh..

Your subsale unit is C1? Heard ppl in C2 asking like rm360-380k for the smallest bare unit. Nobody want to sell yet coz will kena RGPT and loan penalty... Yours seems like good deal.

Thanks bro. Yup the unit I purchased is in block C1 of course. Went to see around 10 units before making an offer (I also visited Empire, Ritze 2 and MSQ before deciding on neo). I purposely time my purchase towards the end of 2013 to fish out some sellers who are desperate... Bank valuation for my unit is 360k, so its not too bad,no? rclxms.gif rclxms.gif

Bank valuation 360k and you only got it at 335k. Good deal and you really good at bargaining!

Bank valuation at 360k and you only got it at 335k. You really good at bargaining!

The developer office has just contacted me and told that bank has released the final drawdown after a week of delay
Hence, made an appointment tomorrow to collect the keys and also to settle the outstanding expenses rclxms.gif

Quite a lot of defects...have filed the complaints to the developer...
Phase 2 corridor seems quite dark compared to phase 1
Hopefully the management would switch on the lights when more tenants have moved in..

I don't have the list with me now...the common ones which I'd still remember was:

1.) Workmanship quality of the walls (eg, dented, uneven, scratches)
2.) Door stopper was missing
3.) Windows cannot be closed smoothly
4.) Installation of the power sockets and switches are not horizontally aligned
5.) Low water pressure of both sink taps
6.) Power socket for the cooking hood was missing

Not sure if the developer contractor would be able to fix the problems on the walls since it is mainly due to workmanship quality.

Nope, the closest comparison is empire studio.. Try asking for empire studio 363 sqft high floor (above 25) price ;-)

Be safe, better complete the defects first before proceed for renovation... afraid the developer will not entertain any complaint after renovation...

nope..haven't got time to go and check if the defects have been rectified or not
most likely gonna look for renovation contractors after CNY and hopefully all defects are rectified by then
Bank has release the balance of the loan and hence I am starting my full installment this month

Hi n00b123, I advise you do not take the contractor introduced by the management or the contractor always appeared at the management floor... they are 'pakat' together and quote high... my friend ask a few quotes externally and they are more reasonable..

yeah..there was a chinese man & a chinese woman always lingering in the resting area next to the management office..
whenever they see new owner coming to the office to collect hse keys, they would quickly approach them and perform hard sales on their renovation services
spoke to them and didn't liked their service..kinda annoying and greedy as in they would never let go of every single potential customers they have approached during the keys collection
