I hope the launching price is RM 700 psf. Then my impian meridan condo (also located behind summit/giant) will appreciate even more!. LOL !

With interest rate rising and uncertainty in resale market market seem questionable. in usj, both current and future. Whst if the final selling prices of apt breaches rm700 psf and what if the whole concept fail? No key tenants, rentalvprices for shop fail to be in sustaining mode and apt rental yield fare badly? Equine is definitely have no track record to do such massive and high profile project yet alone managing it. Can they really makes us rich or really.

Their objective is to make money from the current BBB craze irregardless od how the projects fare. As long as they can sucessfully sell all their unit (to stupid buyers so caught up by the BBB craze and cannot see the real big picture) the developer couldn't give 2 hoots if the projects fail miserably. I totally agree with you. Developers are using us to create artificial demand. I am not surprised if some of the positive comments here purposely crafted and released by their staffs to excite us. I was told by equine sales staffs that milan doshi group booked more than 100 units. Come to think of it, isn't he is a real estate agent? I sensed conspiracy here. Why do equine need a real estate agent to bring large groups of people to booked the units and tell the whole world about it?

with rm700psf i better put my bets at Sentul Capers (YTL - around 4xxpsf) / future Sentul projects since the LRT already here and komuter also ....... why wanna pay more and get stucks in the traffics everyday? but that's different story if no choice if works there lah...... btw landed should be a better choice if really wanna stay there...... just my view icon_idea.gif

This development really is a good investment.The Persiaran Kewajipan will be added 6 lanes including 2 lanes turn to Persiaran Permai.Besides, developer is proposed do a link bridge to connect to Giant.The important thing is there will be a flyover at the junction there.MPSJ still collecting the contribution from others developers who having project at Subang.

I wander why most ppl r looking to flip properties n not keeping them. No doubt 1 can earn 100+k for a simple soho, but keeping property usually enjoy de appreciation in price overtime.

I prefer commercial n industrial. At least tenants r using for biz n ll take beta care of it.

And for tis Damen Usj, I really think de prices r too high, but genuine investor ll not let go with cheap rental. Therefore, there is a chance to elevate de Market value.

according to the latest info, the psf is $550, size starting from 710sf, 5% early bird rebate and got DIBS.

this will be investable if LRT station (with park & ride) next to Shell station will be ready about the same time with the completion of this project..... hmm.gif
