To share here:-

I just called to Developer , indicative price RM550-RM650.
-480 units of Service apartments
-shopping mall and commercial buildings
-launch around August

***i can felt it similar like S.Velocity.... blush.gif


The property development in USJ, Subang, Selangor Darul Ehsan is a mixed commercial & residential freehold development jointly undertaken by Revenue Concept Sdn Bhd (as the Land Owner) and Equine Park Country Resort Sdn Bhd, a subsidiary of Equine Group (as the Developer). The proposed development consists of 480 units of service apartments in 2 building blocks, 68 units of 5 to 6-storey shop-offices and a 6-storey retail mall which will have outlets catering for a wide range of interests covering F&B, beauty & fashion, travel, IT & technology, leisure, Asian gourmet village and entertainment.

Sprawl over a land acreage of 8.98 which is strategically located beside the intersection of Persiaran Kewajipan with Persiaran Subang Permai, the project is surrounded by established landmarks such as Summit USJ, Giant Supermarket, Mydin Shopping centre, Subang Hi-Tech and Subang Furniture mall.

With its location in USJ, the project is also within proximity of established education centres such as Segi College, Taylors College, Metropolitan College, Inti College, Monash University and Sunway University.

The project’s site is easily accessible via a network of highways such as KESAS Highway, Federal Highway, Lebuhraya Damansara Puchong (LDP), North Klang Valley Expressway (NKVE), ELITE Highway, New Pantai Expressway (NPE). An LRT Station which has been proposed in the surrounding of the site will, upon its completion, complement the present public transportation in the vicinity.

Y need bridge? It is just 2 hops from summit hotel.

Heck b/4 they cordon off the place, stingy ppl used to park there and walk over into Summit via carpark entrance tongue.gif

According to the sources...

They said built on existing Giant warehouse? ... should be "A"

i afraid this will be another S.Velocity pattern...

now said indicative price RM550-650psf,,, then drag till next year said start RM700-750psf due to Market Trend...

the concept a bit like S.Velocity... but i more like Velocity design... but this one also not bad lah...

According to the SA...No SOHO at the moment and concept go to Studio, 1+1, 2+1 rooms....

It is 'A' - Warehouse infront and food court cum furniture shop, later bankrupt (lack of parking + jam) replaced by futsal. 'B' is abandon commercial centre slated to be parking lot for Summit LRT station

Even now with RM550 - 650 psf the pricing is expensive, if rise to RM700 psf then you can expect 'A' to share the same faith as 'B' rclxms.gif

This cannot compare with Velocity or even Empire Subang due to accessibility, summore since when Equine pull off successful shopping mall? If they replicate Serdang mall (low end mass market) concept in USJ then they will have a tough fight with Summit. Unless they pull an Empire (boutique malls targeted at middle market) concept they cannot command too much of a premium

B/4 Badawi factor, Equine used to be slightly better then Talam, maybe same quality as MK - build cheap landed & apartments in Serdang

Yes, but now developer where care too much....

as usual tactic...they will put on for registration or set up booth during property fair then see the response... if Good and hot response...

they will just launch at the price (as high as possible) that they want.. and ppl stil BBB and sapu...

check it out for Z-res...

Dont think got approval by gov yet. Apparently authority still trying to analyze the consequences of the project and hopefully will plan out something to ease the crazy jam there
