I'm not sure how this can be successful when Summit is such an eyesore next to it and USJ 19 City Mall is not doing that well too.

Even a rebrand i'm afraid will still fail. Kerinchi is suffering from a can see but cannot enter syndrome. It is not encouraging unless that whole patch of land gets redeveloped.

Agree with your analysis of Kerinchi. Do you think the USJ 1 will be similar to Kerinchi ?

USJ 1 has some colleges there right ? Will the MPSJ will improve the road in this area ?

Damen not bad la. At least can b a neighbourhood shopping ma. Worst is like Cheras leisure mall lo. Kenot compare kerinchi thingy la. It's not a shopping center to allow an apple to apple comparison. Maybe compare sthg like empire subang??? wink.gif

It is crushed by Summit on one end which should be right at home if it is in Kotaraya and Mydin/Giant on the other end. It is really hard to expect something like Empire Subang... but it will bring a lot of Monash/Sunway/Taylor's student population for sure.

Anyway, I seriously can't wait for free flow traffic in Summit...

Depends. Kelana main station, commi doing well?? Taipan no lrt no nothing doing ok whereas business centre just opposite of taipan not doing that good.

seems public transport such as LRT is not a great factor for commercial success.

Commercial success is probably these factors rather :-

1. Good road access.
2. Good anchor tenants.
3. Larger scale.

Amcorp Mall can do well. All existing tenant must get out first though. Refurbished interior. Bringing in major tenants. Got same problem like Subang Parade but Amcorp Mall is way worst. It is also quite common some cars that leaves Subang Parade will immediately enter Empire Subang.

Actually Taipan only one road doing very well. Don't have to guess where it is. The rest of the area is like half of the rental off that road unless is corner lot. Ironically, all shops are launched at same price. But Taipan is slowly dropping. So I am really puzzled is for such a big area like Subang and USJ combined yet this still can support commercial area?

I think can add one more thing. Non-stop car traffic, jam but still movable.

i don't think Taipan is over the hill. After so many years, this place still considered very happening if compare to SS2 , parking always a problem no matter it's day or night .
