Yup 28k but its the corner unit. Actually I prefer Taipan USJ but those shops look too old. So hopefully in the next few yrs USJ 1 can replace Taipan as the commercial focus for those living nearby.

For Damen, its still pretty unknown for the rental yield. Just hope it can perform at 10psf for grd flr n bout 6 for 1st flr then everage out to b at least 8psf. Fyi, I bot 2-storey shop, not the 5-6 storey. Its not too risky I suppose.

Anythg more than 650psf ll b a risk for Damen resi. 1st hand buyers ll enjoy gd return upon VP IF all units r sold out n SAP signed. But s I hav been told by SA, not many gotten price below 600psf except for repeat buyers or shop buyers. Not sure if its true la.

Anyway, s a purchaser for Damen, I cant comment too much s my view could b bias too. Just hope it ll turn out to b gd s the competition for Damen is stiff with Remix and You One USJ coming up almost at the same time.

I think more flippers than investors in Block A. Not many shop owners took up the offer but mainly reserved for insiders. So I assume insiders should b those bulk purchasers whose intention is to flip gua.

Damen oledi has indicative price of 1kpsf for shops back in end of 2010. Insider booking in early 2011. Signing spa on feb 2012. So 1.1kpsf is not sthg to b proud of. 1 thg gd. The management honour their words so far. Guess LAD is the way if they dun race against time. Gd oso. Late vp n let lrt runs first. If lrt ever complete on time la.

For commi, 1kpsf in 2012 spa. Isit competitive??? My answer is yes. How much does 1 need to pay for the pav2, link2, arcadia, dsara sentral shops n etc etc??? Its much more due to inflation. And even if its sold at 1.1k subsales, my advise, grab it if wan a usj address for shop. Furthermore with lrt.

Do u prefer damen usj or youcity cheras??? Vely subjective. It applies to the roi as well. Vely subjective. But if puchong can hit 2kpsf for subsales in SW, its just a matter of time for usj. No prediction here. How soon??? Depend on how gd tis lrt ll perform. In long run, its stil gd to keep shops regardless of indi title or strata title or freehold or leasehold. Flipoing is diff games here.
