 Subang Olives, Is this condo good for investment?

Hi Sifus

Pls provide an insight as to whether Subang Olives Residence is a condo worth investing. Understand that Vacant Possession took place in year 2010 but seems nobody has moved in there yet. Why is that so? Also cannot see any owner letting out the condo units in IProperty. Only sale units available. Is there anything wrong with this condo?

Owners do not have to pay monthly maintenance fee but they have to pay for the car park, of which the revenue collected will be used for maintenance of the property. Anyone knows what is the charge per car park lot?

Would appreciate your feedback.

What are the negative effects of a housing project having changed many developers? I heard the condo now is badly maintained. I supposed no one move in yet, so there is no car park fee collection which means no money for maintenance of the property. Think the developer made a mistake by using car park fee as revenue for maintenance. They hv to incur the maintenance cost at least for one year after vacant possession.

The problem is the pricing..Alot unit i believe is not sold yet. Because change hands 2 x, the cost also rise i think. Plus it is far off from amenities thus how to sell for same price like casa tiara, subang avenue, saujana residency etc.. Just dont make sense. Same like Amaya saujana.
I believe people would compromise on size and spend less ( meaning total price not price psft ) at better location than pay higher price for bigger units at further location.

The location is a bit far from amenities like subang parade, carrefour and etc. also the future lrt is not within walking distance which buyers have better choice than this one. i feel the price is a bit steep, for 1400 sqft they selling at 700k, probably 550k will be more justificable.

Yes, agreed with you. There are all selling 480 ~ 500psf.

The question here is if the price drop to 550k....would you to buy? brows.gif

The concept of this development is "Apartment within Apartment", whereby you can rent the unit to 2 different tenant because of have 2 separate entrance.

If not mistaken, 1 is in studio unit around 300++ ~ 400++sf, another 1 for big family around 1100++ ~ 1300++.

If for own stay, can buy Laffite apartments for 1/3rd the price or a landed property in Subang jaya which holds more value. Olive is not happening enough to sell at that price. Thats for me k. Not a fact.

I think you are mistaken. RM380 is for 2 carpark and still I think the maintenance is not that bad considering huge b/u of 1471 and above which comes about 0.25/sqft. I understand that there's still some developer units left, wonder if the price is still park at the old price or already revised?

Already revised to current market price...no more old price... sad.gif

The Aramah raya already bought over the developer, so they have strong holding power, so they will not sell below market value.

If you want the lower price, maybe u can wait 4 auction unit.....(maybe have)

Used to be called Janna Towers. Then dunno what happen it was empty for sooooo long. Recently saw a few (4-5) units with lights at night. Janna towers original price is RM300k+ only.

Last time i went to the sales gallery it was RM800k+ for 1400sf.

So 10++ units use all the facility...so syok....no one kacau... biggrin.gif


Now a lot of unit sells at 400 ~ 450psf (because the bank valuation around 390 ~ 410psf), if someone sell at 500psf and above......u better send them to "holand" lah. biggrin.gif

Repackage to sell balance unit , with partly furnish and also give rebate .. Low downpayment .
Totally agreed if 500 psf above is very pricy .
Mb if re touch up , no doubt location is not bad
400 plus psf is good buy .

According to the SA in the iproperty fair last weekend at Sunway, there are more than 40 units left (lower floor 2nd/3rd 14++sqft asking for around RM730K+, higher floor 8-11th 14++sqft asking for around 760K+).

Anyway, they were offering 8% rebate during the fair, not sure if it's still applicable now.

Subang Olives can be compare with it's neighbour Subang Parkhomes. Subang SoHo unable to compare bcz very small size which price per sq feet is higher and Olives sizes are consider big, there price per sq ft is lower.

And Isola, although it is just opposite, separated by main road exited to Federal Highway, It shouldn't be compare. Isola sells RM 690 psf onwards but located next to Subang most popular commercial hub, Empire and along the most popular high rise, Saujana.

Subang Olives should prices below RM 500 psf but given the reputable, finishing and big Built up, it should be around RM 450 psf.

Parkhomes faces slow responses from Subang Jaya folks and most of them prefer Saujana, Subang Avenue and Tiara. However, Parkhomes is better than Olives in terms of sales and responses.

Although for size of 1,469 sq ft is selling at 730k onwards, pricing is ok but at least with 730k just top up a bit can get Saujana or Isola.

Saujana has the best facade and design among all highrise in Subang hub currently. Most like by Subang residents.

Saujana completed few years only. Still ok.

In terms of facilities, I would say isola triumph, from the newly renovated and reallocated one way traffic, from Federal Highway, it reach Saujana then Empire then Isola. What makes me feel Isola triumphs due to it located next to Empire and the front government office had demolished for Empire 2.

That's the part of the reason I would prefer The Isola ( a condominium ) much better location. And if you travels from Persiaran Subang or SS 15,12,14,17 or 18, you found much easier way to reach The Isola rather than Saujana ( which is against the new one way traffic )

For Olives, sorry I can't compare it with Isola and Saujana in terms of accessibility, commercial hub, ammenitied and etc, bcz although it is just metres away from Isola or Empire, you need to take a big u turn to go any Subang Jaya. It's totally different class.

For spec, design and materials for own stay quality, sorry I have no comment bcz I never visit any unit if Olives and The Isola is not yet complete. Saujana so far so good but too many types. Isola show units were great but Sime, I expect better don't put extra hope bcz I rarely found their quality and workmanship is up to the price we paid.

Talks of the doom of property price started few years ago but seem like this sector holding up well especially prime location. A lot of people have ignore the key factor that interest rate had never adjust a lot since 97 financial crisis. This long period of low interest rate also 1 of the few factors that drive up the property price & not a lot of people realize that actually is our ringgit depreciating in the same time. Usd reserve not going any where but bank negara already printed so many notes in the market. We will follow us subprime foot step in the next 5 years when no more crude oil from our land & have 2 become an import country. Property sector Armageddon start when inflations in high gears. Today I just saw 2 western ladies walking on the road from Subang Olives to Empire Mall. Salute them.
Those who purchase units from Subang Olives and One Soho for investment really GG. 2 Years dy still got developer units. Recently property agent told me to ignore Subang Olives because unable to sell a single unit for half year there.
Nowdays I found out developer reserve / hide some units and claim all sold.

Its not developer reserve some units and claimed all sold. Its they totally not able to sell out previously. Maybe the feng shui issue or accessibility is quite bad. But I think it was due to it was part of the project being abandoned for a while bfore Amanah took over and sold it as twin suites.

Yes. A condo if left vacant too long would be not healthy in terms of every aspects.

Not sure the pricing but early year, it was close to RM 500 psf bfore heavy discount.

In fact, it was the cheapest pricing new condo at Subang area. Next door to it was luxury condo by SD, The Isola sold out at RM 650 psf, completed condo like Saujana, Subang Avenue all at RM 600- 650 psf circa. And Subang Parkhomes were sold at RM 550 psf 2 years ago.

As mentioned by bro Chris, Olives is the cheapest condo in Subang in terms of sft and the current price is below $500/sft which for me is truly a good price if you loves Subang Jaya and for own stay. Unfortunately this place has been abandoned before Amanah took over from the original developer so those that aware of this issue has been staying away from this condo. Moreover feng shui is not favouring this condo as it's located below the road level and people does not like this kind of place for own stay.

Sometimes, a risky situation can give handsome return. Wonder whether this one worth further research or not. I dont know much about Fengshui but judging from the access, it is not so convenient to get into this condo. Location wise is ideal as I would rather stay here (which is abit quieter) vs the other side of Empire Mall.

Ya. The convenience of access to the condo was quite bad. U need to go down a slope to enter and go out need to up the curvy slope n u turn to out. This is very dangerous although got bump from incoming cars. This condo entrance like without entrance. Lol.

It was surrounded by the highway and main roads, so, u cant escape the noise n dust here.

Anyhow, if can, choose other condos but if die die must Subang and maybe pricing issue, definitely Olives can be rely on bcz its abt RM 150-200 psf cheaper than Saujana, Subang Ave, Tiara series which flooded by Middle Easts and African and those SS12 leasehold and troublesome condos like Laman Baiduri and etc.

You are right, riskier investment sometimes do reward you handsomely if thing works out. However judge from this condo outlook and the facilities it seems that a bit outdated and aging despite only couple of years old so I doubt if entry price at 600k can provides good return despite cheaper psft but at the expense of big buildup. Anyway for own stay I think is one of the best options but for investment I hardly see it can goes up further unless if SJ properties is experiencing another round of booming.

Just bought a unit almost 1900 sq.feet, for just over RM 400.00 per sq.ft. Will move in latest Jan 2013. So far the units seem very airy and bright. High tension wires quite a distance away. Definitely among the cheapest condo in Subang area. Not too far or inconvenient from amenities.

Was supposed to move in mid Jan but encountered a few problems....
A very friendly neighbor advised us to do a "ponding" test to all the bathrooms. Apparently it's to check whether bathrooms have been properly water proofed.
The present developer has formed a team to address all defects and I think the warranty has been extended til end of this year.
So we had all the 4 bathrooms done (took 10 days).
We also informed the occupants on top of us and they have started. So far the result seems to be satisfactory. Quite professional team.
A lot of tenants have started renovation and security is good.
The walkways and hall areas are very spacious and the air is moving. No stifling effect.
Residents are a variety of races/age including foreigners.
Will continue posting once we've moved in.

Compare with the surroundings area.. Subang olives is the cheapest in subang jaya.. I think their balance unit sales will picking up.. Just imagine for less than 700k u can get a condo in subang jaya for 1500sf.. Psf price only less than 500psf.. I was the agent for subang olives.. So I know most of the story behind.. Haha...

The occupancy rate I think about 40% only.. A lot of units still under defects work.. I think for 1500sf partly furnish can go for 3k and fully furnished probably 3.5k-4k.. Depending on the furnished..

not only defect problem. this property, alongside with Subang Soho and Parkhomes have fengshui issue where it has got a u-turn/big curvy highway 'cutting' through. It's called "sha qi".

Im thinking to get a unit there, got an offer for the 1500sqf for only 680k. What im worry is the defect checking and all. Do i have enought time till warranty end? Else i may park my plan to an older condo in subang vicinity.

you go to the defect centre next to the sales office and look for encik Faizal.
He should be able to advice you about the "ponding". According to the person we bought the unit from, the warranty period is extended for another year.
Am not Chinese, so don't really understand much about "feng shui".
Agree that the entrance and exit is a bit weird, so we hope the current management will do some improvements.
So far still happy with the premises and surrounding areas.

If not mistaken, the brochure which I saw from developer back in 2010 consist of 3 blocks. 1 service residence, 1 soho and 1 hotel. Not sure if the plan still on. Almost bought the residence back then but decided to go for subang Parkhomes.

The news I heard is residential with the b/u from 1000 - 1400 sft and indicative price is $600/sft. Barriers already erected at the site which believe that some earthwork already undergoing.

Thumbs up for tye security. I would say the guards there are giving us visitors a hard time by demanding us to present them with iur licenses and stuffs. Also, they are very responsible, they call up the house owners to check on visitors.. thumbs up for this.

I promised to post after moving in and it's been almost 1 year living

in Olives.

1. Price.
Subang Olives is still among the less expensive condo's in PJ or

Subang Jaya. 20-30% less. Bear in mind though that it's gazetted under

commercial and not residential. Water, Cukai Tanah, Assessment will be

charged accordingly. Somehow electricity falls under residential.
I understand that 2 carparks are given per unit, but if you need more

they are available for rent at a reasonable price. There are miniscule

storerooms in front of most of the carparks for rent too.

2. Location.
Since it's located on the same road as KTM, Aeon Big, Subang Parade

and Empire, it's pretty much self contained and you need not battle

with the inner Subang Jaya traffic jam.
MRT is under construction and will pass next to Subang Parade and

Empire. Well within walking distance for the able.
Entry and exit is a bit weird though but one gets used to it somehow.

3. Security.
Security has been upgraded and access cards to elevators will soon be

implemented. Visitors have to register and given a visitor's car

sticker, otherwise cars will be clamped. 24 hour security guards. CCTV

on the lower parking levels will be operational.

4. Units.
Most of the units have floor to ceiling windows which gives us a

feeling of spaciousness and the ceilings are quite high. My unit faces

the Federal Highway and KTM runs directly beneath, but as I'm on mid

level the traffic noise is like a distant buzz. My balcony door is

contstantly open except late at night. We used to live in a very quiet

and residential area in old PJ.
Water pressure is very good. Make sure you check for bathroom leakage,

I had mine rectified before moving in by the developer.

5. Management and the residents committee.
Kudos to the above as a lot of issues are and have been addressed.

To sum it all up, we didn't regret our decision to move here. biggrin.gif

Suggest to go and have a look inside the unit before drawing conclusion. We have just purchased a unit there and the workmanship is nothing to complain about. Walls all even and straight, edges are smooth and clean, finishing also quite premium. 11' high spacious ceiling. Corridors and lobby outside unit spacious with plenty of natural light. Cleaners sweep mopped on few times we were there. Layout of space functional and squarish. We are old school prefer squares.

I have personally condemned this building from day one of completion...too ugly too cheap flat look from outside. Even the new repainting hardly a saving grace in my opinion. But I was blown away by the expansive and generous space the moment I exit the lift. I counted 3 lifts serving my side of the block already.

And we were told by the bank that our loan is the 3rd they have processed on Olives recent couple of weeks. I won't say much about how the overall building and facilities look like...still fugly I supposed. But we understand that a new JMB just taken over so we are seeing a lot of potential and possibilities for this residency.

According to our agent, 60% occupied. And personally kepoh checking out how others beautify the entrance to their unit and pleasant to find out so far those staying there are owners and families.

I went to see a unit last week with the agent and according to the guards, around 70% are already occupied.

I was exactly like you, condemning this place from last time but after looking at the amount of space, i'm having second thoughts. A lot of upgrading work are taking place too.

If it's any help to you, we had taken into consideration saujana, parkhomes (the low rise one). Tropicana Metropark was also considered coz near to where we stay. We were put off by the price vs space. At the equivalent price, we can get almost double the space. We appreciate space...old school. High dense, pigeonholes big put off. Olives was a very reluctant view, not even in the list. We are Subang Jayans. Well aware of its history and it sticks out like a bleeding sore thumb...for years.

Never say never.

Impressed by the gym. One of the best equipped. Mini Fitness First version. And that crazy amount of space, imagine if those can be turned into resort style landscaping. I heard the resident committee headed by an able Indian gentleman and I can foresee good things happening already.

Same here, those were in my consideration too with Ara Damansara and Tropicana as well. The price vs the space is an issue these days. I am a Subang Jayan too and i would just pass by that area without giving a second look. Subang SOHO somehow would stand out more but Olives looks better after the new paint.

Gym looks very new to me especially the bench, i wonder whether anyone uses it?

I'll be visiting the place again tomorrow to inspect every single thing. biggrin.gif

Yes, there was a dude using a cardio machine during my last visit. Since this is for own stay, I say, the less people buying here the better. So I don't have to fight with others to enjoy the facilities. Very meh 'infinity' pool. You should nick pick at this price point. I was advised by another agent (not the one I'm buying from), price is dead fixed for developer unit but if you are buying sub, squeeze til last drop from private owner. Do update if you did get a unit. I decided to buy mine on the spot by the time I finished viewing. Best of luck!!

Just go and have a look over tomorrow. Nick pick on everything and bully the agent. Most, if not all the agents are just plain unscrupulous and greedy and over inflate the price. Keep a cool head and an open heart.

Not sure whether that unit still available and if yes whether owner wise-up (prompted by agent) to increase price. Can't remember whether it's on 5th or 6th flr but confirmed lower flr. And it's facing Federal Highway. Not sure about the direction.

Bottomline is, DON'T pay more than necessary.

I have a feeling it's the same unit we are referring to but how long ago did you view it? Price wise i don't think it can be lowered much based on the other listings that i saw.

Still sticking to my original positive opinion on Subang Olives.

Painting works completed.
Access cards implemented for entrance and lifts.
New cafe opened, can eat.
Dobi and other services newly started.
Leakage at the parking area currently being repaired.
Strict entrance for visitors.

I think this is one of the cheapest properties around Subang. We got it at around RM 400 per sq.ft in 2012.

Positive :
1. Spacious units, very good air circulation
2. 16 stories, 4 towers, non high density
3. Not excellent but decent finnishing
4. 11 ft height ceiling.
5. Located in SS16 which is not as congested as the rest of Subang, You should not be subjected to the horrendous jam as the rest of the Subang population.
6. As it's situated in the commercial section, there has not been water/electricity cuts (not 100% sure though)
7. Repainted and security system has been upgraded. Cards for entrances and lifts
8. Astro IPTV for HD TV and high speed broadband. Not free.
9. Acceptable maintenance and sinking fund fees.
10. Extra car park can be leased at reasonable rates if you have more than 2 cars.
11. Storage rooms available for rent at reasonable prices.
12. In general the occupants seem to be decent people of all races.

Negative:
1. Because of the open concept, water can seep in which sometimes causes the lifts to malfunction, but the commitee is trying to rectify it. But there are ample lifts per floor so you can use other available ones.
2. The entry and exit points are not well defined.
3. Not too good finnishing outside and in car parks.
4. If you plan to buy please make sure they redo the water proofing in all the bathrooms. It could still be under developers obligation.
5. Gym very basic.
6. Tennis court not maintained.
7. Badminton court so so.
9. Chinese people seem not to like it being situated near a curve.

Our conclusion, after staying almost 2 years here, we're quite happy and content here despite all the minor discrepancies. Value should logically increase with MRT under construction and a new high end Condo almost completed next to Empire Subang.

I was told it's 50 to 60% occupied.

I think this is one of the cheapest properties around Subang. We got it at around RM 400 per sq.ft in 2012.

Positive :
1. Spacious units, very good air circulation
2. 16 stories, 4 towers, non high density
3. Not excellent but decent finnishing
4. 11 ft height ceiling.
5. Located in SS16 which is not as congested as the rest of Subang, You should not be subjected to the horrendous jam as the rest of the Subang population.
6. As it's situated in the commercial section, there has not been water/electricity cuts (not 100% sure though)
7. Repainted and security system has been upgraded. Cards for entrances and lifts
8. Astro IPTV for HD TV and high speed broadband. Not free.
9. Acceptable maintenance and sinking fund fees.
10. Extra car park can be leased at reasonable rates if you have more than 2 cars.
11. Storage rooms available for rent at reasonable prices.
12. In general the occupants seem to be decent people of all races.

Negative:
1. Because of the open concept, water can seep in which sometimes causes the lifts to malfunction, but the commitee is trying to rectify it. But there are ample lifts per floor so you can use other available ones.
2. The entry and exit points are not well defined.
3. Not too good finnishing outside and in car parks.
4. If you plan to buy please make sure they redo the water proofing in all the bathrooms. It could still be under developers obligation.
5. Gym very basic.
6. Tennis court not maintained.
7. Badminton court so so.
9. Chinese people seem not to like it being situated near a curve.

Our conclusion, after staying almost 2 years here, we're quite happy and content here despite all the minor discrepancies. Value should logically increase with MRT under construction and a new high end Condo almost completed next to Empire Subang.

I was told it's 50 to 60% occupied.

Hi, about the water proofing and checking the electric box, do i need to get the maintenance office/developers to check if the unit is recently purchased? I'm wondering if they will charge me for inspection or only if there are rectifications to be done.

Hi all,

I was at olive recently, the fresh paint was good.

I was looking to upgrade to a larger home, and was looking at usj and subang. Olive looked like a natural choice as it was freehold, but the feng shui which was a "barrier"to most Chinese became less of an issue in the face of lower price per sqft. Olive was the cheapest freehold condo in PJ/subang that I had seen - I still wanted to be around PJ.

Olive was a good location, near federal highway and empire/subang parade; near to catholic high school and lots of chinese school around.

But if you go to the floor with the cafe and swimming pool, there are some plaster ceiling that are broken off, abd some had stains. It was a sore point for me.

I saw some large units. Those units facing federal highway was not that noisy as I was expecting. One thing you would notice was that the quality was reasonably acceptable (is no cracks, minimum hairlinecrack) but if you look at some windows you will begin to see bloated paint at the bottom of windows(eg I have see this in several units).

There are some units still available from developers.

I finally decided against buying olive even though I was offered developer units because my kids prefer to be in the vicinity of Curve/1 Utama.

Kids have their own logic, and I was upgrading my home as they need more space and privacy; near my school, around our favorite malls, nice looking home. Freehold and Price per sqft is not in their equation.
