QUOTE(luvox @ Feb 11 2012, 07:23 PM) Noise pollution initially I also worry, but when I sit inside my car at fortune court , also beside kesas highway, actually the noise barely heard wow...u r lucky man...I gt 10xx sf unit from d drop out due to loan problem. But it is a low level unit, lower than 10, face kesas Added on February 12, 2012, 8:09 am QUOTE(Chris Chew @ Feb 11 2012, 08:35 PM) Noise pollution shouldn't be big problem. i think instead of waiting agent to call u, better u call them to chase them...U got ur unit from drop out unit? Hmm, recently? I also looking one. Waiting agent call. This post has been edited by pjguy: Feb 12 2012, 08:11 AM |

QUOTE(tmc @ Feb 12 2012, 08:21 AM) According to some posts here, Z residence is said to have made provision for sound insulation by using double-glazed well-insulated windows and so on. Read these :- i think KR not equiped with double-glazed windows coz never heard any agent telling that...but maybe can confirm again with developer....http://www.propertywtf.com.my/south/kiara-...ce-t132-40.html http://forum.lowyat.net/topic/1526727/+1080 Question is whether the same has been done to KR1 and KR2. well said of EMYGHT: http://www.propertywtf.com.my/south/kiara-...ce-t132-40.html but the rental price EMYGHT mentioned is generally for the other condo in bj that not located walking distance to lrt. normally walking distance condo is renting at least rm500 higher. since savanna already renting for 2800pm, and even the zest is renting 2100pm without the lrt completion, kiara should rent at least 3000pm and above once lrt completed. QUOTE(puchongite @ Feb 12 2012, 01:01 PM) Not all students are capable of paying so much. You can try students in wangsa maju ( also walking distance to LRT ) to see how much they are willing to pay. They probably have RM1500 and cramp in 5 or more people lar. which walking distance condo u were refering that renting for 1500 in wangsa maju? r u refering to those flats? mind to share?even Putra Villa located so deep inside also renting fully furnish for rm2000 for 1100sqft: http://www.iproperty.com.my/propertylistin...ominium_ForRent there r more examples for the condo that located walking distance (especially within 300m radius) to existing lrt station that give more than rm2000pm rental, usually 2500pm if location is ok. QUOTE(Chris Chew @ Feb 12 2012, 02:18 PM) Too many units available for rent at that area. If rental goes RM 3,000 how much The Treez and KM1 going to fetch? Where are the population? Must take note that, more and more units available for rent in next 3 years and there is not one LRT only built next to Kiara but a lot of other places. Even Puchong has 4 new LRTs so everywhere almost become convenient. So, why pay more if the tenant is taking LRT to work? yes, it is more convenient after lrt extented, and lrt passenger also will increase once lrt extended. but only limited condo r located walking distance to lrt station. ppl willing to pay more in renting condo that is walking distance to lrt so that they can take lrt to work. this help them to save their car petro, car parking fees(especially kl), car maintenance fees, car rental fees(some those who not own a car) and time. many places getting more n more jam, jam consume more car petro n time... actually no need to guess, when u look at iproperty, u will find how much is the rental. |

QUOTE(Chris Chew @ Feb 13 2012, 12:08 AM) However, for rental, i would see easily RM 2,000 onwards ... if 3 years down the road, if the rental market is good, then RM 2,500 is possible since the currency is also smaller compare today ... |

QUOTE(ISSIS @ Feb 15 2012, 08:52 AM) The progress at site for KR1 is very slow! Do you know why so slow? KR1 only sign s&p 3rd quater last year, means dat they have another 2.5 year to build up the 13 floors condo. This is a mid rise condo, y need so rush?KR2 has not started anything yet at site , check on site actually the construction nearby are actually for LRT station . i have taken the photo for kiara 1 site progress in kiara 1 thread. piling is completed. 2.5 year to build up the condo is plenty of time. Added on February 15, 2012, 12:46 pm QUOTE(puchongite @ Feb 15 2012, 09:11 AM) It all depends on which angle you are coming from. I think the most valid concern is whether is the developer hit with some kind of difficulties. However I noticed that most of the buyers are not so keen to have the units too - because it's DIBS, they also don't want to have the units before the LRT and roads are constructed properly. according to their past record in building sierra, they will fully utilise all 3 years to contruct mid rise condo. dats y the progress is slower compared to high rise condo.KR1 is said to be 20% completed. Perhaps KR1 buyers can confirm if this is true. KR2 S&P is not even signed, so no rope is hanging on the neck of the developer yet. yes u might be right dat buyer dun mind they build as slow as possible since it come with full dibs This post has been edited by pjguy: Feb 15 2012, 12:46 PM |

QUOTE(123456789 @ Feb 19 2012, 09:01 PM) Guys.. Any idea on the material used? From the layout plan, I can see that all rooms are wood flooring.. What about the windows?? Will it get some tint? Hopefully the s&p will explain all these... kiara 1 video shows bedroom is wood flooring but in s&p stated is ceramics tile.for windows normally s&p would not state whether it is tinted or not (as far as i know) but i believe it should be tinted one. |

QUOTE(tmc @ Feb 20 2012, 03:42 PM) Exactly. This project is closer to the highway and LRT than other projects. If ZR can do it, I don't see why KR2 can't do it. agree. first time developer usually able to deliver what had promised or even better as good reference, if they plan to develop more projects in future.if not, black list them!! |

some good news/update info:
As reported in Metro (central) of The Star today (Wednesday February 15, 2012) "Developing land near LRT stations SYARIKAT Prasarana Negara Berhad (Prasarana) is looking at developing stations with land around it into a rail-plus-property model. The first on the list is the Dang Wangi station on the Kelana Jaya line near Wisma Denmark. Project development group director Zulkifli Mohd Yusoff, however, said the joint-venture project was still in the planning stage. “Plans are already in the pipeline for such a project similar to the Mass Transit Railway (MTR) scheme in Hong Kong. The areas surrounding the station would be developed for both commercial and residential purposes,” he said during a media briefing on the latest development of the LRT Line Extension Project (LEP). Zulkifli said the company was also looking for stations located along the new extension lines on the Ampang and Kelana Jaya lines. “We are now paying more attention to stations especially in areas with high traffic such as Ara Damansara near the old airport road, Subang Jaya KTM station and Awan Besar along the Kesas Highway. “These are areas we believe that have the potential for property development,” he added. Meanwhile, Putra Heights residents will enjoy the best of both the Ampang and Kelana Jaya extension lines when it is completed in 2014 as a common station (Station 13) is located in the area. Zulkifli said 20% of the work has already been completed on both the LRT Line Extension Project. The Kelana Jaya line costing RM2.5bil is scheduled to be completed by the end of 2014 and the Ampang line costing RM2bil, two months earlier. The LEP project commenced in 2010 and is part of a massive effort by the Government to transform the public transport services which includes the construction of the MyRapid Transit (MRT) and an integrated rail network." QUOTE(puchongite @ Feb 21 2012, 04:28 PM) Haha at least now there is another person who is also not so optimistic about the traffic. Somehow lots of investors of this area thinks that traffic will improve after 3 years, ie when jalan 4/155 is extended into jalan 1/155b after LRT is completed. I personally do not think so. The traffic will likely to be WORSE than today, due to increased volume of traffic. wonder y u feel so happy when ppl not so optimistic about the traffic.I also do not think the Kesas Awan Besar toll is the main culprit. In the morning from Kesas going to to MEX is bad, with the jam starting from the MEX itself. Awan besar toll removed ? Hehe maybe if there is a change of government ? extention road from jalan 4/155 into jalan 1/155b is very necessary (i would say is a MUST) for the convenience of the residence from ZR, KR, Rainz(future) and Bukit oug. lrt would reduce the jam problem in future. anyway, more jam cause more ppl take lrt then can rent higher |
i see the area is higher than kesas. if now kesas not flooded, kr would not have such problem.
The Bukit Jalil area is a place which I pass by every week. I do not think I am so blinded to not notice KR1/2 to be higher than Kesas. And I just came back from that area just now, I can specifically confirm that it is definitely not a case of KR1/2 being higher than Kesas. Well if you guys are still not convinced, try this tool :- http://www.daftlogic.com/sandbox-google-ma...nd-altitude.htm You will have to bring the map to the right place to check the altitude, or you can try entering "Bukit OUG" into the checkbox and click 'find'. Have fun with the tool.
i think u r from the btm level to look at the kr site level and claimed kr is lower which i think is not a proper way. u should see from higher level for example from bukit oug and look down at kr site to compared with kesas level. anyway, discuss something in future is no use, and if it is on lower lever than kesas also does not mean will have flood problem. after it complete build then we will know the answer clearly. |

QUOTE(Xccess @ Mar 17 2012, 04:13 PM) If they really provide 8 feet high doors then ceiling should be around 11 feet taking into consideration majority of us will be placing false ceiling, if not it will look pretty weird. I wonder when will developer reveal details of material use including brands of aircon, hob and hood, heater, bedroom flooring etc. 8 feet high doors won looks weird but looks grand to me... |
