Daftlogic has another similar tool which allows one to check altitude. Last time I used it to the altitude of KR2 compared to Kesas highway.

Values verified with Google Earth, pretty consistent. Easy to use interface, thanks for share taikor.

what is the best period for own stay before flipping? 10 years while LH still left >80 years?
i am curious to know how much is the premium to renew the LH period of a condo? it's shared by all units right?
*
Like that you guys can own stay until completion of WCT mall at OUG then only flip, because it is launching 2014 and takes 8 years to complete. LOL.
*
If can hold, holding is good la. Say this project launching time 1 wave. 2nd phase 2nd wave, so on, till completion another feel good wave like setia mall ... hehe

May I know was it approved last week or sometime ago ?

Reason for asking is my loan application from Maybank no news. If they approve yours last week then I see no reason why they can't approve/reject mine yet.

May I know also how long ago was it approved ?
*
I think the banker told me that the quota was just increased and re-opened beginning last week, maybe that's why your's is late. (Quota closed but never inform you hence the delay?)
After that I got my approval within the same week, pleasantly surprised by MBB.

Same price? I was at KM1 showroom before putting my money in KR2 and apparently 1500 sqft is selling around $850k and you have option to choose either 5% discount or DIBS scheme. From the layout is nothing to shout about and the building design for me is a typical condo with boring outlook so it makes KR2 which is just across the road looks like a better buy.

anyone can confirm for the applicant who can apply up to 70% loan to margin, needs to pay the remaining 20% during the first(10%) and second(10%) schedules payment/progress which is 6 month away? not during signing of SPA ?
*

Bro, the first 10% already taken care of, this is your 3%(Deposit) and 7%(Developer discount). When construction reaches 20%, this is where you need to pay your 10% progressive payment, the balance 10% will only be payable when the construction reaches the level of your unit. Hope this helps with your financial planning if going for 70% loan. wink.gif

I've checked this with SA and banker because I'm taking 70% loan.
*
exactly, your explanation is more complete rclxms.gif

According to some people that stayed facing highway before, they claimed that the noise is more audible from higher floor but lesser if you staying on lower floor. Probably some pros here able to explained this theory for better understanding.
*
I think most likely lower floors has some obstacles in front to deflect some of the noise eg trees shubs walls etc kua

Else sound travels in straight line all over the place, it's hard to imagine longer distance has actually more sound leh

Fully agree.

So why Tower 1 & 2 type C lower floors low take up rate ?
*
On top of Ronn bro's, I think I will be quite wary of taking low floors coz of how the cars move in front of the ramp into the car park area ..
the noise I don't know how big an effect, and also since the master bedroom is facing front.

As well, lower floors type C is facing the cafeteria roof leh, take abit higher and the view - viola , entire facilities deck.

Okay perhaps not too low. According to Chris post yesterday, T1 still got 2,3, 3A, 5, 6, 7 and 13A, I thought floor 5,6,7 should be quite good. Pay less.

Btw, what's per floor price increase already ?
*
If not mistaken 1.2k.

Yea those floors were under my consideration too. Are you considering to switch?

My gf likes it high to look at the horizon, since we are paying so much already, she want to enjoy the breeze and not just look at the deck everyday wor. Btw did you see the video of Kiara Residence 2? Looks good to be at high floor biggrin.gif plus as you aptly asked, per floor increment isnt that high after all

sorry to ask but i'd like to know your view on the developer's portfolio... trustable?
*
hi, unfortunately the best person to ask is mr. chris again.

from what i saw from forums they are good experienced guys helming this new company. so i'm also kinda taking a leap of faith here too.

but from their visions of concept to their marketing, the assignment of view vs unit number vs orientation etc, I do think they have put alot of thoughts into it. likewise in their rimba project. so i'd like to think that they would like to be more than just an average joe.

You are absolutely right, per floor is 1.2k is not that bad. If it is like skypod, 3k per floor, I will switch right away. Kekeke.

Not sure got breeze or not, artist impression hard to say. Anyone knows which will be higher, KR2 or OG Heights ? Which floor onwards will clear the blockage of OG Heights ?

( Asking too many questions today ..... )
*
Got la, so high already. My apartment at 10th floor also quite breezy dy. hehe

OG heights is 20 storeys, but for T 2 and T 3, the facing is cleared of OG heights, not withstanding the land beside it, whatever future purpose it will serve. for Tower 1, I estimate half the tower will be facing OG heights directly but they will still have view sideways too.

Yes. But i can tell u the KLCC is not that big in your eye sight. Hehe.

You can see it clearly esp after rain. Or else, with the breeze and haze, you cant see much clearer.
*
Ya correct keke. It will be small like peanuts.

Something like this.
Attached Image

But generally still can see unless Indon start their haze again. Seringin hill is quite good to have a glimpse.

so i guess the view will be more or less the same from KR2! biggrin.gif
*
The fish? haha didnt know that, gonna try and spot it next time

QUOTE(Chris Chew @ Jun 7 2012, 11:32 AM)
Like i did mentioned in my previous old posts, i caught their mistake by selling the units of Type A B n C at same pricing per sq ft.

Investors or speculators would always opt for the smallest unit bcz 1,067 sq ft v 1,457 sq ft is close to 400 sq fts, which was anor 40% of the origin Type A additional spaces. Even I myself so temptef to get a Type A due to its price point of RM 400k++, which is so norm for a condo at such pricing with such concept.

The sales of Type C increased a lot once they re-open the Type A n B units for increased 20k, which translated anor 3-4% of origin purchase price. Most of the investors had ventured into Type A n B.

Now, its look more fair pricing since Type C buyer has more or little advantage of the freebies given such as sizes of the kitchen cabinet is bigger and extra 1 aur con compare to Type A. Hence RM 410 psf vs RM 430 psf is debatable and affordable to swallow.

And, they learnt this as it shown at RR, where bug units enjoy far greater price per sq ft against smallest unit.
*
You dont say, I also tempted for type A or B alot for investment if given a choice at original price now .. hehe

For the T1 n T2 No. 8, i would choose Tower 1 but surprised me more stickers on T2.

Looking at the balcony, there is a wall separated the Type C and Type A balcony. For T1, the wall on ur left side, so your view is Straight North curve to the KL/Pool view on ur right, which is East. For T2, the wall is on ur right, so direct North Pool view n curve to the left of OG Heights view or main entrance.

I didnt see a much blocking of the T3. The worst could be goes to T2 No. 5, which T3 block 45% of its KL view and Eastern morning sun. So, the unit is faded from the sun.
*
Good point.

The reason I chose T2 08 is because of the orientation of the entire development is slanting something like 20 degrees, so actually
the balcony is directly facing the city centre no matter which unit.

But T1 as you put it, for mid floor, view of pool is more comfortable, yes good choice.

Hehe, i am more tempted at Type B... More practical layout of 3+1 bedrooms and 3 baths. Offers exclusitivity as being n better or higher end condo ...
1,2xx sq ft ishh is a norm size for the future buyers... But too bad, Type B not much great facing n position.
Well me too. But I don't discount A, 1100sf thereabout will always be staple of the masses. So I think the developer by putting 50% type A, they are spot on on this. Nonetheless investors took a big chunk I suspect .. lol.

Type A only 1,067 sq ft ... Yes, very practical enough for mass market and IMHO, it is very doable to sell at RM 550 psf after VP ... At least, the master bedroom layout is quite spacious compare to other condo in the range of 1000-1100 ... Or even 1200 sq ft ...

Anyhow, there was a huge number of competition itself...

I thought BJ already has Unifi currently? No? Bcz last year i saw some booths promoting Unifi and told me
that the unifi will be available early this year.
*
very agree, especially the walk in wardrobe part right i feel... tongue.gif

i don't know leh, got already? bro, can ask you a loan question, how long does it take for loan applications to be updated in ccris, i mean those in process haven't even sign offer letter one, just applications

Loan application?

If the banker check ur ccris today, it will be updated immediately the same day.

If status of pending approval, approved loan or accept loan, it is depends on bank. Either weekly basis or twice a month by manually.

Accepted LO will be in the CCRIS the following month of maintenace at either 15th or 30th if the month.

You can ask the banker ( if they key in themselves ) key the cases on the same day and updated at the same day. Where Bank A kenot see u apply Bank B. Bank B kenot see u apply Bank A. But if u go to BNM, you can see urself apply for Bank A n B. Lol.
