Once received the letter of offer.. I will let you guys know..

Will check the following
-if there is any facility fees
-is mrta optional or mandatory
-if there is any prepayment fee for partial settlement
-lock in period
-penalty for early settlement
-availability period for loan
-must we service interest for the first 3 years if we choose to include legal fees and mrta in the loan. Was told by someone that if we choose to include, bank will charge interest on the total legal fee and mrta amount
-are we allowed to choose which legal firm to handle the loan documentation. Was told that we can only appoint sng & co

anything else?

Bro. Don't get it wrong. The RM 9,200 is FEC or Finance Entry Cost, which means they put in the amount first including Loan Doc Legal Fee, Stamp duty and Valuation Fee.

Since KR2 is under construction, no VR fee is involve, hence you may get a quotation from Sng & Co for their billing fee. Ex if the billing fee is RM 7,200 so the extra RM 2,000 would deducted from your origin RM 425k principal.

For discount, you may request fr Sng & Co and they have to rebate u.

Hope it clarifies.

What a relief to see your post.. Will check with sng & co...

Ryei, you received your letter of offer today?

guys..the legal and disbursement fees are also under DIBS... only MRTA is not under DIBS.. which means when the property is under construction, there will be no interest servicing if MRTA is not taken up..

As long as the loan agreement is yet to sign. No problem.

But why Maybank bro? Any better terms and condition? Conventional or flexi loan?
