Just found out. No studio unit. Size from 1300-1900sft. Leasehold.
Should be good for own stay.

Btw is the developer reliable?? What happen with Oasis??

Oh! Confirm is leasehold? Coz when I saw TS post at myrealestate it was mentioned as freehold.

No its guaranteed Leasehold according to their agent in Penang. Will be launching in KL next month. Price not finalized yet.

IMHO another condo at Kuchai Lama is one too many. The place is already congested especially the main road. It is a 'wong' (prosperous) area, but too 'wong' is also not good.

However, having said that, I somehow have the feeling that this condo will be a sellout, if the price is right. Like Parklane, eventhough many people bising-bising that 4000 units is too crowded, but still sold like hot cakes.

Hai ... leasehold. G residence, freehold.

Every half year I look back seems like I miss this good project and that good project .. the quick rise in price is really making me paranoid .. lol

I know hw u feel but we should not feel bad if keep missing the boat as really good ones will most of the time sapued by insiders. So not easy to get even if launching tomorrow. If got spill over also there will be crazy que and no guarantee can get good units.. If its urs its urs..

location - good kl
access - not so good cos congest
conveniences - good cos walk to makan
reliability - no good cos risky developer

Dunno why some other forum people still saying its freehold??? The SA spend 3 mins explaining to me how leasehold now not much different from freehold and now goverment will approve automatic renewal before expiry etc etc...So i am very very sure its Leasehold.. Confuse nw la...

Auto renewal, in placed and in forced?

What about premiums to be paid? How is it same with freehold if we have to pay premiums.
And I can imagine residential units will ask for discount on premiums and gov should approve on compassion grounds .. how will all these work with auto renewal hmm.gif

Somehow I still have doubts leh ..

So far, if i m not wrong, only 4 new condos launched in Kuchai Lama recently in the followings sequence:
1. Residensi Desa (Above Rm280psf) launched in June 2010 - freehold
2. Gembira Residence (above RM300psf) launched in July 2010 -freehold
3. SHC Condo (above RM500psf) launched in Jan 2011 - freehold
4. Latest launching : Art-E (RM400psf) - leasehold?

Condos 1 and 2 already sold out. SHC condo still available.
Which condo do you think is the best buy and has the highest capital appreciation once completed? For me, i ll vote for Residensi Desa due to lowest entry price and low density. Any sifu has any comments?
